Newly converted barn conversion offering exceptional quality, modern holiday accommodation about 20 minutes by bus or car to York City Centre. Bus stop three minutes walk and local pub five minutes walk away. Ideal for family groups including the less mobile with access to a large twin or double bedroom and bathroom on the ground floor. Free Wifi with super fast broadband.

Large open plan sitting room, open to exposed beams and with woodburner, with a well equipped kitchen and dining room suitable for seating eight (extendable to ten). Stairs lead to hallway with access to mezzanine room overlooking the open plan sitting area with pool table and futons that can be laid to two beds. Upstairs hallway leads to: master bedroom with double bed and ensuite shower room; a further twin bedroom with two single beds; and a family bathroom with bath, power shower, basin and wc. Entrance Hall with ample coat and boot storage and access to laundry facilities.

Outside patio area for BBQs overlooking paddocks. Outdoor full size table tennis table. Access to 7 acre wood. Underfloor heating throughout provided by ground source heat pump.

Launde Barn is a unique, high quality barn conversion offering privacy and style just a short distance north of York. The village of Sutton on the Forest is charming, with a popular pub, The Rose and Crown, just 5 minutes walk away, a Georgian stately home, Sutton Park, a beautiful 19th century church, a soon to be opened whisky/gin distillery, a delicious Italian restaurant and a large recreation ground with play areas, boules, football pitch and table tennis table.

The village has easy access by bus into York (for attractions such as the famous York Minster, National Railway Museum, the Yorvik Viking Centre, the Yorkshire Chocolate Story, the City Walls and Racecourse) or the nearby Georgian town of Easingwold.

The barn is ideally situated for access to the beautiful North Yorkshire Moors and other attractions such as Castle Howard, Eden Camp, the Yorkshire Air Museum, Ampleforth Abbey and School and the seaside towns of Scarborough and Whitby. Village shops, both community owned, are located in the nearby villages of Huby and Stillington.

About Mrs Cyntra Hinde

Marcus and Cyntra Hinde. We have lived here for 8 years. We have two children at university, two cocker spaniels and an array of sheep and chickens and two Alpacas who are mother and son.

Why Mrs Cyntra Hinde chose York

We love the privacy and feeling of space we get around here and, whilst being rural, we are right on the edge of the village with the good village pub a short stroll away and easy access into York by bus or car.

We developed the barn in 2016/17 and it is located behind the main farm house. It is not overlooked in any way and looks over two paddocks containing all our rescue animals. The 7 acre wood was planted 15 years ago and is a great place to stroll in the morning or evening. You may even see one of the three deer, or a badger or owls that seem to like staying at night. You may also see buzzards in action.

What makes this cottage unique

The luxury of a new barn conversion in a rural setting, with the benefits of loads of space to view the wildlife and the birds. Launde Barn is very peaceful without feeling or being totally cut off.

Notes:
Overlooking two paddocks with sheep and goats and a beautiful english wood. There are deer, badgers and lots of owls in the wood. We have planted around 25 fruit trees to the front and side of the barn.

Great family holiday house

We booked a week here for all the family and had a great holiday. An ideal location to visit York and the surrounding attractions.

The barn has all the requirements for a well equipped relaxing holiday home. The animals were loved by our grandchildren and the space plus the quiet location makes for an ideal holiday.

Perfect

We had a family get together, four generations in fact. The barn was stunning clean and had everything you could need. The accomadation worked for all ages. There was so much to do in the area again catering for all age groups. Our first morning we woke up and went over to stroke the Alpaca's in our P.J's and had a family game of cricket before lunch. Where else could you do that ! We even had a delicious home made cake on arrival which was much appreciated. We would highly reccomend for a family reunion.

Thank you for a perfect stay we are planning another get together soon at the barn.

An AMAZING place to stay

We had a long weekend (Friday to Monday) at The Barn and we had a fantastic time. The Barn certainly has the WOW factor. It has been renovated with lots of love, care and attention and is a very sociable space. We had wonderful weather so we made use of the BBQ, sat outside lots and the kids (and men) enjoyed the freedom to run around with a football. My son fell in love with Ziwa, the family dog and was so upset to leave her. We visited the local pub, the Rose & Crown which so friendly. I can't praise this place enough, its tranquil, relaxing and pure luxury. From booking through to leaving the entire process was seamless. Cyntra and her family are just lovely. There wasn't anything we didn't we enjoy. The only negative was that we weren't there long enough and after 3 wonderful days we had to leave. Thank you for helping us make some wonderful memories in such wonderful surroundings. We will certainly back. Thanks again, take care xx

Modern finish immaculate barn conversion

Wonderful ! Cyntra and Marcus were super welcoming as were Molly and Ziwa their lovely dogs. Ideallic restful location with everything you could need for a break in immaculate and comfortable surroundings. We loved the welcome card and cake personalised noting the occasion we were celebrating. Looking forward to booking again.

Girls weekend away

Before our stay the owners were very helpful and flexible with any requests and questions we had and as soon as we arrived we were made to feel very welcome. We all arrived at different times and all of us commented how lovely and friendly the owners were. The barn was gorgeous and everything you want for a weekend away, lovely views and the perfect place for a girly weekend, many of us have said we will be back. Perfect location for peaceful weekend but close to York where we spent the Saturday. Upon arrival we were greeted with a lovely card and beautiful homemade cake from the owners. We had also arranged for Cynthia to make us a meal on the Friday evening and that was really lovely. The owners two dogs were very friendly too and spent sometime with the group. It really is a lovely place to stay and can not recommend it enough, as soon as I was looking at dates for another booking.
