The house is located on a quiet yet not isolated road in a pretty village, just a short 5 minutes drive from the popular historical town of Uzès. It's a large and spacious 5 bedroom detached property on 2,025 sq/m of land. The house is less than 10 years old but has been built in the traditional French Bastide style, in local stone with authentic provençal shutters, reclaimed tiles and beams.
The layout is ideally set up for two families, with children or up to 4 or 5 couples.
For all year round comfort, underfloor heating is installed, as well as underfloor cooling for the warmer Summer months.
Rooms and layout:
On the ground floor is a large open plan living/dining area, with comfortable sofa's and seating area, a large 55 inch TV with complete Sky Package in English and French channels. The large dining table can seat 8-10 people comfortably. Access to an internal courtyard with artificial grass, provides a safe haven for little ones to play or a quiet spot to relax. The living area has 2 double French doors leading on to a large open terrace with comfortable outdoor sofas and seating, perfect for an aperitif or to relax and unwind.
The kitchen has all the modern conveniences such as a dishwasher, double oven, gas hobs, american fridge freezer (including a filtered water dispenser and ice machine), and a small TV with French channels. A separate utility room next to the kitchen, contains a washing machine, tumble dryer, dishwasher, microwave, and an all important Nespresso machine.
Also on the ground floor are 2 large double bedrooms, located at opposite ends of the house for added privacy. Both have ensuite bathrooms and double doors opening on to private terrace areas.
On the 1st floor are a further 3 double bedrooms. 2 of the bedrooms contain 2x single beds (or can be configured to include double beds if preferred), with the 3rd bedroom/office containing a sofa bed. The sofa bed would comfortably accommodate 2 children or one adult. All upstairs bedrooms have double doors and great views of the countryside and garden. On the 1st floor, there's a large bathroom, complete with 2 sinks and a bath with shower attachment. This bathroom has been designed with children in mind, with everything a little more accessible for them but equally as comfortable for adults.
The house looks out onto onto a large garden with oaks, olive trees and lavender.. The various terraces have a view of the garden, pool and beyond. Outside there are 3 large terraces, one off the back bedroom, one off the kitchen, and another off the living room, all accessible through large French doors. The covered terrace leading from the kitchen hosts a large outdoor dining table suitable for 8-10 people. This terrace is the perfect shady spot for outdoor dining day or night. It comes with a gas BBQ/Plancha. The rear terrace comes with sun loungers, a small table and great pool view. The terrace off the living room has outdoor sofa style seating for 5 people, and looks directly on to the main lawn. The lawn area is very large, and is a safe area for children and adults to have some fun. The lawn area is equipped with an outdoor table tennis table, a small football goal, as well as 2 swings and a slide. Other entertainment includes a dart board on the terrace and boules. Swimming inflatables and arm bands etc also available.
At the rear of the property is a large 5x10m swimming pool, complete with its own stone pool house with BBQ, fridge and sink. It comes with sun loungers and an outdoor dining table and chairs with parasol, should you wish to dine by the pool. The pool looks directly on to fields so you have a great view while swimming in the pool or catching the rays on a sun lounger. The pool and pool house and dining area can be lit up at night.
As a family with young children, safety is of the upmost importance to us. The pool is surrounded by a wall, and accessible only via a child proof gate. We have a large electric gate at the entrance to the property for added security with intercom.
We are lucky enough to live in one of the few villages with super fast broadband. Wifi is available throughout the entire property.
For those visiting from the UK, we have the complete Sky Package, as well as French TV.
We have Sonos speakers in the living room and kitchen. Instructions will be provided should you wish to use your devices to play music.
We also can provide cots, toddler beds, highchairs and toys if required and can set up the upstairs bedrooms to accommodate children, babies or adults.
Parking is available for at least 4 cars on the property, secured by an electric gate. We would recommend a car during your stay as there is much to see within a short drive. We have lived in the area for a number of years and would be more than happy to recommend or assist with reservations for restaurants, bars, sightseeing and tourist attractions in the area.
For cyclists, walkers and runners, there are many popular routes directly from the property which we can advise on. There are also bike rental and kayak rental places nearby. We can also recommend fun places in the region to visit with children.
The nearest airports to the house are Nîmes Garons - 40 mins, Montpellier - 1hr, and Marseille - 1hr 35.
TGV stations- The closest is Nîmes (35 mins), then Avignon (50 mins)
Nîmes is 35 mins drive, Avignon 45mins, and the beach near Montpellier is 1 hour away. The house is a short 5 minutes drive from Uzès, a bustling historic town with lots of great cafés and restaurants. Uzes is well known for its market in Place aux Herbes on Wednesday and Saturday mornings.
