Why Jenni Simpkin chose Bath
We fell in love with Larkhall and this house in particular. It suited our needs as a rental property as it hasn't got a garden to maintain, plus it is right in the thick of the village, with Larkhall Square being a unique little spot with a special feel and a slightly French atmosphere, particularly on a Saturday when the village is a hive of activity! People meeting for coffee or shopping for their meat, cheese and veg. Please ask about our late deals. We can often offer a great late rate.
What makes this House unique
I think the most unique thing about the house is the location.Although Its hard to appreciate it fully until you're here, experiencing it. People from all over the world fall in love with Larkhall. It is also a great house, as although its not particularly big, it is deceptively spacious and groups of people happily co exist over the three floors without it feeling crowded. Having two bathrooms is also a great bonus. Add to that the free on street parking in and around the village and you have a recipe for a great holiday. Larkhall is an easy place from which to see the rest of the West County and even further afield with is easy access to the motorway network via the A46.

Most things you need can be found locally. The city is about a 20 minute walk.

A first class place near the centre of Bath
We had a wonderful short trip staying at the Lark Hall flat over Easter 2019.
The flat is very nicely decorated, the owner has excellent taste. 3 good bedrooms, lots of board games and CDs and a well stocked kitchen. It was spotless, cosy and felt like a home. There were plenty of goodies waiting for us, from bread and eggs to milk. Having cereal options was a real bonus and very thoughtful. These small touches don't cost much but make a big difference to our experience as guests.
The location is great as it is a small village under 10 minutes away from the centre of Bath via car. There is a lovely park nearby for kids. An even better park is Royal Victoria, which has one of the largest playgrounds we have ever seen.
Bath has lots of restaurants and pubs.
The owner Jenni recommended two nice pubs, one the Hare and Hounds with good views of the countryside. The food was fine, it was a little busy so the service was a bit lacking. The second was the Rose and Crown with excellent food, good value for money.
Overall, we would highly recommend this flat. There is a lot of attention to detail and love going into the service here to ensure guests have an excellent trip. Every detail is taken care of and Jenni was very responsive and helpful throughout.
The 5* rating is well deserved.
I am sure we will go back sometime. You won't be disappointed with this place.
Lovely home away from home
We've just come how from the best stay. We go to back every year to visit family but this has been our favourite house so far- it was cosy, well equipped and spotless. The location is great- Larkhall village is lovely and right across from a bus stop so easy access to town, though there was always parking outside too. The house came with LOADS of spare linen and towels and there were lovely touches like tea & coffee and a little welcome pack of food too. Jenni the owner was lovely to deal with and answered any queries within minutes- they really wanted to make sure we enjoyed our stay- thank you Jenni, we will be back!

A wonderful Stay
The stay was very nice and welcoming.It also has a nice homie feeling. I really enjoyed stay with family and best friend. I Hope to visit the beautiful city of bath again, and I definitely recommend this Superb house To stay in at any time of the year
A bonus is that there is a lovely little Gift shop across the road with really nice ladies that work there And Jenni the owner of the property is lovely , friendly and helpful.
Clean, bright and wonderful location!
Jenni was wonderful to work with and as we stayed for 5 weeks this was a huge bonus. I especially appreciated the fact that she had refrigerator/cupboard stocked with basics and wine when we arrived. The house was exceptionally clean and bright. There were 5 of us (myself, my husband and 3 daughters) and the house accommodated us all very well. We found the village location wonderful. It was nice to have the local feel of Larkhall with a great park, local artisanal shops and a CoOp within easy walking distance and the bus stop directly across the street was incredibly convenient. You can also access the canal footpath for great running and biking and walking into Bath is a level 20 minutes or so. The house was well stocked and the beds and linens we're very comfortable. Great experience in a wonderful city!
We had such a warm welcome from Jenni and lots of essentials were already provided in the house such as tea, coffee, milk and bread. Little touches and a well presented house made our stay very enjoyable. 7 of us stayed in the house very comfortably and we had a fantastic time. Great location, Larkhall was a lovely little village and near enough into the town that you can walk. Jenni gave lots of useful information for our stay and as a result we had a perfect weekend for a hen do. Our highlight was definitely the recommendation of Michel Lemoine from Bistro La Barrique who provided the most delicious 3 course meal with home made chocolates in the house.

The Kennet and Avon Canal and The River Avon are very close by and there is boating, outing and river boat cruising available. From the village you can walk and climb Solsbury Hill and access The Cotswold Way within a short drive. It is possible to access the open countryside from the house on foot. There are water meadows nearby. Great for bird watching and picnicking. It is possible to hire bikes and cycle along the canal towpath. It is a level one mile walk into the city centre from Larkhall.
Larkhall is a thriving village community within the eastern city limits. Just 1 Mile on the flat to walk into the city centre, but with all amenities right on the doorstep. Parking without the need of a permit is rare in Bath. A traditional butchers and a proper green grocer selling locally grown produce, a delicatessen, 2 lovely Cafés, A theatre and 3 Real English Pubs. With a lively atmosphere in the daytime, But peaceful at night, unlike some City central properties.
Regular Buses into the centre from the bus stop right opposite the house and it's a short taxi ride. But it is so easy to walk if the weather is dry.
