This stunning, brand new Coach House renovation close to the Witterings beaches, Bosham, Goodwood, Chichester Festival Theatre and Fishbourne Roman Palace. The Coach House dates back to the 1800's when it served Old Fishbourne Bakery. It has glorious uninterrupted views over South Downs. Great for couples, families and pets.

The Old Coach House has beautiful oak beams coupled with many original features including an old roll top bath rescued from the Bakery cottages, oak leaded windows from the era, lights made from original cartwheels and a unique cast iron staircase to the mezzanine commissioned from a local blacksmith. No detail has been spared in this exquisite and very high spec renovation.

Guests will have use of the whole house and patio garden and off road parking space for 2 cars. Access is from a private road off Black Boy Lane..

We enjoy country living whilst having excellent connections to Chichester, Goodwood, Portsmouth, Southampton and the beautiful South Downs. We are only 2 miles from the sandy beaches of West Witterings. Immerse yourself in the history of Old Fishbourne with its Roman Palace and ancient Harbour, enjoy the beaches, the warm microclimate and the excellent sailing that Chichester and Bosham affords. Fishbourne is also dog walking heaven!

Goodwood

Goodwood House is a country house in 6 miles from Fishbourne. It is the seat of the Duke of Richmond and a Grade 2 listed building. The house and its grounds are the site of the annual Goodwood Festival of Speed, whilst elsewhere on the Estate the Goodwood Circuit Motorsport track hosts the annual Goodwood Revival, and Goodwood Racecourse hosts "Glorious Goodwood".

Fishbourne Roman Palace

Dating back to the 1st century, this is the largest Roman home in Britain. Stroll around the re-created Roman gardens- the earliest gardens found anywhere in the country - and enjoy the largest collection of mosaics in situ in the UK.

Chichester

Chichester is a cathedral city in West Sussex and its County town. It has a long history as a settlement from Roman times and was important in Anglo- Saxon times. It is the seat of a bishopric, with a 12th century cathedral and is home to some of the oldest churches and buildings in Great Britain. It's pedestrianised city centre adjacent to the ancient Market Cross affords excellent shopping and a weekly street market.

Theatre and Arts

The city holds an annual four-week arts and music festival in June and July each year. Chichester Festival Theatre is one of the UK's flagship producing and touring theatres, whose annual summer seasons attract actors, writers and directors from the West End theatre and the USA.

Pallant House Gallery, winner of the 2007 gallery of the year Gulbenkian Prize, has a major collection of chiefly modern British art.

The Otter Gallery is home to an extensive collection of art that includes work across all disciplines.

Beaches

Set in an area of outstanding natural beauty, West Wittering beach is a large and sandy beach located at the entrance to Chichester Harbour.

Proud holders of the Blue Flag award for cleanliness and safety when it is patrolled by lifeguards in the summer months, it's a wonderful area for a traditional bucket and spade day out or as a starting point for a winter walk around East Head.

West Dean Gardens

West Dean Gardens is one of the greatest Gardens open to the public in England. Creatively inspired by its rich heritage and South Downs setting, the gardens include a walled kitchen garden and 13 Victorian glasshouses, extensively and richly planted ground including a stunning 300ft Victorian pergola and the 50 acre St Roche's arboretum accessed by a beautiful 2 mile parkland walk.

Chichester can be reached by car in under 10 mins. A bus service serves the whole of the coast as far as Southampton, bus stop 2 mins walk from house and a railway halt 2 mins walk to the North with regular trains to Chichester/London (some direct to London) and to Portsmouth. There are many safe cycle routes and wonderful Harbour walks.

Excellent for a couple and a little one.

This lovely historical little cottage was in a very quiet location but with lots of lovely walks to near by attractions and beaches.

It was very easy to find and we loved to sit out the front in the evening and look across the field and enjoy the tranquil surroundings.

Superb renovation full of character and in a great position to enjoy the surrounding area

My wife and I stayed here for a short break. The property is beautiful and has been renovated to a high standard with high quality decor and furnishings in sympathy with its history. We only used the main bedroom but there is a mezzanine area with an extra sofa bed if needed. This is accessed via a circular ironwork stairway that is a great feature of the property.

There is a bus stop within 100 yards or so of the property that is useful for getting to Chichester and back within 10 minutes if you don't want to drive. Chichester, Bosham and Dell Quay are all just a couple of miles away. The Witterings, Bracklesham, Selsey and Arundel are within easy driving distance. There are a couple of pubs within walking distance.

We would definitely stay here again!!

The property is quiet, self contained and has good parking for two vehicles.

There were a couple of things for others to be aware of (though they didn't spoil our overall enjoyment).

1. We found the wifi internet connection to be very poor - we gave up and relied on our mobile connectivity which was ok.

2. There main door would benefit from curtains to its window to provide a bit more privacy.
