About the property

Three double bedroom gem of a retreat, tucked away in the heart of Paul, less than a ten minute walk to the stunning Mousehole harbour and beach. Ash House is set in the scenic parish of Paul which covers the villages of Paul, Mousehole and parts of Newlyn. Within a stones throw of the 15th Century St Pol De Leon Church you will hear the soothing bells and enjoy the beautiful stained glass windows that are lit up every night. A two minute walk down the lane or through the church gardens will lead you to the Kings Arms Pub where you are guaranteed a warm welcome, traditional ales and good locally sourced home cooked meals.

Tucked away from the hustle and bustle with private parking for two cars, private garden and patio, yet less than ten minutes walk to the iconic Mousehole harbour, this new home oozes style and comfort. Designed by Studio West in 2013 this property boasts light and comfortable living with slate flooring, travertine walk-in wet room, family bathroom, snug ,open plan kitchen, dining room and garden room, underfloor heating and an award winning Yotul wood burner for those cosy nights in! Much thought and love has gone into making this the perfect holiday retreat from which to explore West Cornwall.

LIVING

Ash House is a beautiful property part clad in western red cedar with stylish wooden grey windows, bi-fold doors and a juliette balcony. Step inside and you’ll find yourself in a modern comfortable living space. To the left is a garden room with bi-fold doors that lead immediately onto the patio and garden, two three seater sofas and wood burner; this is a great family and social space. Should you want a relaxed night in then you could hunker down in the snug with its oak flooring, opulent grey sofa, locally handmade copper table, smart TV, DVD player and games cupboard. The whole of the downstairs has underfloor heating for that touch of luxury. Art work and unusual reclaimed items adorn the walls and shelves, while a variety of plants bring a bit of the outside in.

EATING

You’ll find the modern white kitchen with beautiful natural cream granite worktops glistening with natural amethysts along the width of the house, sleek cupboards well-stocked with ceramic and glassware. An electric hob and separate built in double oven offer an excellent opportunity to cook something fresh from the harbour. For coffee lovers there's the iconic stainless steel Gaggia coffee machine alongside Morphy Richards and Tefal toaster and kettle. In the utility room you will find a large fridge freezer, washing machine, tumble dryer, dry room for muddy boots and coats after those long coastal walks! For dining, there’s a fab pale grey Welsh dining table complimented with hand painted citrus coloured chairs both loving restored by the owners.

SLEEPING

Ash House has three double bedrooms, the master bedroom boasts a super king leather backed bed and John Lewis mattress to ensure a comfortable nights sleep, a Juliet balcony overlooking the beautiful countryside and views out over the sea. Habitat oak wardrobe, matching bedside tables and side lamps, lovingly restored rocking chair and a Habitat chest of drawers for storing your holiday nick nacks! This room is very spacious, comfortable, light and modern. The second bedroom has a standard double bed, bedside cabinet , bedside lamp, book shelf and built in wardrobe with fantastic views of the the village and surrounding countryside. The third bedroom has two single beds, although on request a double bed can be arrange, built in wardrobe, bedside table and lamp, Habitat mirror and quirky children's art work, with the same pleasing views as bedroom 2. All bedrooms have luxurious 400-thread Egyptian cotton bedding.

BATHING

On the ground floor you will find the Travertine walk in wet room with complimenting toilet and sink, Mira Amazon Rainforest shower and underfloor heating make for a luxurious showering experience! Upstairs is the family bathroom with a bath and Mira Amazon Rain Forest shower, complimenting sink and toilet and tastefully tiled in Travertine with ample storage provided by the white Habitat storage system. A chrome heated towel rail ensures the room is toasty warm. Bath towels are organically produced cotton and organic Pure Nuff Stuff toiletries are provided. There is an outdoor shower, perfect for rinsing off the sand after a warm day on the beach.

GARDEN & PATIO

Ash House is surrounded by a generous sized garden which has been thoughtfully landscaped using reclaimed sleepers and local materials. The garden provides an oasis of calm and a home for bees, butterflies and many local birds. You can often see foxes and badgers in the surrounding fields and a night enjoy bright stars untainted by light pollution keeping warm by the chimnea. A patio table and chairs are provided and please feel free to make use of the Webber BBQ. The garden boundary is made up of traditional Cornish stone hedging and Griselinia.

WiFi

Ash House has WiFi with broadband so if you feel the need to keep in touch with the outside world you can, as well as a T.V. and DVD.

HOLIDAY CONDITIONS

Holiday periods are for 7 days running from Saturday to Saturday. Ash House is a non-smoking property and does not accept dogs.

PARKING

There is private parking for two cars at the owners responsibility.

INTERACTION WITH GUESTS

Prior to arrival, you will be supplied with all the information you will need then left to enjoy your holiday; if there are any questions the owners can be contacted by mobile phone or landline.

GETTING AROUND

Rail - If you enjoy travelling by train, then why not take advantage of the Night Riviera Sleeper Service running from London Paddington, which gets you into Penzance just in time for breakfast by the sea, and fully rested so you can start enjoying your holiday. Alternatively, if you want to take in the views, there are regular services from Paddington, Bristol, Bath, the Cotswolds, Birmingham, The Midlands, South Wales and Edinburgh with First Great Western, Virgin and Cross Country Trains.

CAR HIRE - You can pick up a rental car at Penzance Railway Station or in Newquay if travelling from Newquay Airport.

AIR - Newquay Airport is less than an hour away and runs regular domestic and international flights. Fly from London Gatwick, Bristol, Leeds, Manchester, Newcastle, Edinburgh, Dublin, Cork and Belfast.

TAXIS - Paul & Mousehole are about a ten minute drive from Penzance. You can usually pick up a taxi from Penzance Train Station.

BUSES - buses at Penzance as well as local buses every 30 mins from Mousehole & Paul.

Stunning property in a beautiful location.

We had a wonderful holiday at this property. It is a stunning house and very homely with all you will need. Beautiful location and lovely garden. Very easy access by car (10 mins drive ) to all major supermarkets and town centre. Useful Booklet left in the property with all info about the house and area. I would highly recommend this place for a lovely holiday in Cornwall.

We enjoyed our stay in ash house which is well decorated and comfortable but did have a feeling that this was a relatively new enterprise and not quite there yet.

Self catering properties should provide equipment to facilitate the process.

Ash house was quite well equipped but there were a few items lacking. (I left a note for the owners)

Our main issue was with the parking which we feel should say 'room for two small cars only' as we had a problem getting our 4x4s in and had to use the pub car park for one of them.

We also thought the information pack could have contained a lot more useful

information i.e. Restaraunts etc. Also it would have been helpful to have had the instructions on how to operate the appliances as some of us aren't that au fait with different equipment. Also directions regarding rubbish collection recycling etc was confusing.

We loved the touches that enhanced child safety.

I booked the property primarily because I liked the master bedroom. Unfortunately it was the only bedroom large enough to accommodate the cot so my son and wife had that. We were consigned to a small bedroom which was claustrophobic. Our grand daughter loved 'arlos' room!

This property will probably be stunning eventually but it is work in progress.

Would be good if the window cleaner knocked before starting as my granddaughter had just got out the shower and walked into the sitting room to be confronted by him. She is13 and was quite upset. Also locks on the toilet doors would be good as that would prevent having to announce to other house members that you were going to the loo so don' t come in!

Sorry to have burbled on but having had a successful self catering and bed and breakfast in Dorset (and still have) I just thought it might be helpful.
