About the property

A grade II listed spacious cottage located in East Rudham, north Norfolk. East Rudham is small village just 15 minutes from the north Norfolk coast where you can enjoy the superb sandy beaches of Wells Next the Sea, Holkham, and Brancaster to name but a few. The cottage is within walking distance of the local gastro pub, The Crown , which is occasionally frequented by the royals Kate and Will, along with the renowned Foyers tea room , local shop and post office. The beautiful village of Burnham Market is only 10 minutes drive where you can enjoy some great local boutique shops and enjoy a bite to eat in the great cafes and pubs.

Not a great stay

A cute cottage but not what advertised. It's definitely not child friendly and has a really busy and fast road right outside, the traffic was awful and noisy traffic and lights through the kids room all night. Also it says there was parking, there isn't any. Only parking was a the pub opposite which was busy. Not great when you have to carry all the kids bags etc to and from the cottage over a busy road. The oil heater in the kitchen smelt really strong so had to open windows all the time. The cottage is pretty but probably more for a couple. Also wifi is awful, she has a limit on it so we couldn't even access the news. Also no DVD player which is a must if you have kids! They also took more money for cleaning from us , which wasn't entirely justified but we couldn't be bothered arguing.

Owner's Response: Hi Kirsty Thank you for the review, In advance of your stay i did advise that such things like a child guard for the stairs might help make the property more child friendly however by being located next to a road i don't feel that this makes a property not child friendly, i think parents just need to be more vigilant as you do around any road. Our listing clearly state ''No parking at the cottage but just over the road around the green and in front of the pub '' so i am not sure where you find information stating there was parking included ? I have had not other guests find the parking situation an issue. Yes the property is heated by an Oil heater- as is the whole of the village and much of Norfolk as there is no gas supply, however the oil is located outside the property so I am not sure how on this occasion it was smelt inside the house - i have never experienced this and none of my other guests have ever mentioned this before. Yes i do limit the wifi as we hope that people come to stay to enjoy Norfolk and spend more time outdoors than in. This is made aware in advance. We dont have a DVD player no, something i will bear in mind for future however not something i feel is an essential item to enjoy your stay. And yes i did keep an additional £20 from your security deposit of £200 - a very small amount considering the state the house was left in. The state of the bathroom was totally unacceptable. I did feel that by keeping the £20 deposit and my private comments to you would have been enough and i chose not to review you as a guest however despite not flagging anything to me at the time with any issues you had , you have felt the need to leave this review and i can only hope my reply has now put the issue to bed.
