About the property

In total 4 bedrooms and 4 bathrooms, Sleeps 9 people

The Mill is a detached cottage, on the banks of the Tiber River, with a lovely garden in which there is an attractive free-form swimming pool 1,35 mt. deep.

In winter time we prefer to rent the house to no more than 6 people.

The situation is ideal, quiet, yet close to all amenities. The cottage is within 2 minutes drive distance of the village and less than ten minutes drive to the centre of two bustling market towns, Citta di Castello and Umbertide;

We are letting the Mill cottage with four bedrooms with attached bathrooms, living room with satellite TV and kitchen.

The cottage is also comfortably equipped with dishwasher, washing machine, microwave, cooker, electric oven and fridge/freezer. Has also direct and indipendent access to the garden and the pool, and gives the possibility to eat outside under the covered veranda, close to the pool and the BBQ

This property makes a wonderful base from which to explore some superb restaurants in the area. One of which offers fantastic cookery courses (in English). If you are interested please enquire and we can book you in.

Fishing and golf: You can fish from the garden, there are mostly roach and chub!

However a little further afield there is a lovely 18 hole parkland course, Santa Sabina at Ellera in Perugia.

Just 20 minutes away is the beautiful Robert Trent Jones Jr course of Antognolla.

In winter time heating costs are not included in the total price. We have pellet or earth gas heatings.

About Alessandro e Maurizia

After working eight years as a bank clerk and eighteen as a property manager I finally crowned my dream of moving away from the hustle and smog of the city and manage a tourists accomodation in the country. I grew up with my parents to the sea and my father was the owner of a small hotel, and so since my childhood I liked this work that for various reasons I could not continue. Now I live happy here with my wife in our little daughter Martina.

I also like to devote part of my free time as volunteer at the civil protection service

My wife Maurizia worked for more than twenty years in Rome as a social assistant and educator. She also needed to change completely her life Now she has time, like me, to follow our daughter's growth. She likes to prepare homemade differents breads, cakes and jams with the fruits of our trees.

Together and with love we do our best to keep our property a neat, clean and tidy place in order to make our guests feel at home.

Taken in 2011 the decision to change our lives, we started looking on internet a property that would fit our wants. Here was the first place we visited in a long line. But it was also the only one in which we immediately fell in love.The two separated houses, The location, the Tiber river alog the border , the quiet, and the clean air, we were immediately convinced that this was the place that made for us and for our needs. Now, wake up in the green with the birds singing has repaid our sacrifices. Over the years we have made many improvements, investing more money, but now has become a wonderful place where we really feel at home ..... despite the little time that we live here.

What makes this cottage unique

The rustic architecture, all the comforts, the accessories, the large pool, the garden and the BBq for guest exclusive use are just a few benefits of our property.

The new big covered Veranda in the garden with wooden furniture is ideal for eating or for relaxing.

The large stone walls, keeping it cool in summer avoid the need of air conditioning.

We live in the next door house, but we are very discreet and we go by the guests side just to carry out maintenance of the pool and the garden, but at the same time we are present for advice, tips, information, and for any needs our guests may have. In addition, we are just two kilometers from the highway so that the locations of interest are easy reachable.

From the warm,hospitable welcome of our hosts Alex, Maurizia and their delightful daughter Martina to their close by but unobtrusive advice and assistance whenever needed [plus,of course,the added benefit on occasion, of Maurizia's splendid cakes].

La Barca itself is everything it says in the description and is superb,well equipped oasis

of tranquillity in a wonderful setting but with easy access to so many places of nearby interest and all facilities.

We cannot recommend it highly enough and shall certainly return.

A lovely traditional house with great pool area

Overall we really enjoyed our stay. Plus points:

1. A traditional, cosy stone house, lovely large pool, great location in terms of restaurants (short drives away)

2. Adequately equipped kitchenette with dishwasher and gas hob. Decent sized fridge in adjoining pantry

3 all four bedrroms have their own bathroom, all but the twin are en suite. Bathroom for the twin room doubles as a laundry room, with a good quality washing machine.

4. Owner is very close by (more of that later!) and speaks good English in case of problems

On the downside:

1. Proximity to river meant lots of mosquitoes and so we had to keep windows closed at night. With no air conditioning this did make for some pretty uncomfortable nights! All bedrooms have small plug in fans but some nights this really wasnt enough. We understand it has been a particularly hot summer though!

2. We were bombarded with a LOT of 'rules', before our stay, on arrival and during our stay! The owner, Alex, and his wife and daughter, only live just a few metres away (NB driveway is shared, would be tight for more than two cars) and we never really felt completely relaxed because of this unfortunately.

3. We were told we had 1GB of free wifi a day, were warned that we woild be charged if we went over (we had taken this mean we would be updated each day). On our last afternoon, while relaxing by the pool, Alex confronted us to say that we had gone significantly over (a bit surprising as we had not downloaded any films or anything big) and we would be charged €97! Quite a shock. We did pay (it came out of the €150 deposit paid on arrival) but think we should have had more warning of how large the charge could be- so used to cheap wifi in the UK and with teenagers surfing youtube, Spotify etc its not normally something we have to think about!

4. I don't really think it should be down to guests to drive their organic/food rubbish to a public bin on the main road. Never encountered such a request before! We understand the bins aren't emptied regularly but if we stayed in a hotel or serviced apartment we would not expect to do this!

5. The communal lounge area is not condusive to relaxing in the evening. We were only a family of five, not sure how a bigger group would manage. There is just one small, 2/3 seater sofa. Yes you have the dining table, seating eight, but who wants to sit on hard chairs round a table all night?

6. The kitchen is really timy, again not sure how a bigger group would cope!

Owner's Response: Although we try to make our guests as comfortable as possible, we know perfectly that sometimes it is not so easy. Fortunatly the reviews that we already have shows how our guests are more than satisfied about us and our location. We suppose (and we are really sorry about) that your review was lead from an unaspected and expensive cost of internet. Fortunatly we explaned you at your arrival that you had only one GB free pro day, and that the surplus use was subject to payment. Normally one giga is more than enought, in two years that we have this system, never guests spent more than 6/7 euro in one week and we never charged this little amount! Unfortunately our location is sorrounded by trees and in summer is unpossible to take other kind of internet signal. It is possible that in the next future we will served by ADSL but not yet. Now I want to fastly reply about the other points: 1) Unfortunatly, this was the hottest summer in Italy in the last 180 years, normally the house is very cool with at list 10 degrees difference with outside. This exceptional heat has unfortunately created an umid climate with consequent increase of insects, but with a normal repellent the problem usually is solved !! 2) Bombarded with rules???!! I Think that it is a MUST to explane our guest the better way to use and enjoy the house some main rules and informations. Organic bin is 200 mt far and renting a house (this is not a Hotel) is your duty to bring it there. Who else??! How described in the website, we live in the next door house, but we are really discret, we live on the opposite side and we NEVER come on guest side, we clean the pool and garden before guest get up, we saw you 3 times, one at arrival one at market(!) how can you say that you didn’t feel completly relaxed ??! 3) On the parking area it is easy possible to park 3 cars, having a big turning area, actually there are 2 big cars plus our one that we can immediatly remove in case of needs! 5/6 We think that before booking you have red the description of the house and watch the pictures (Done from us) that shows exactly how the house is and the size of each room,usually in the last six years we rented the house to 6/9 people without problems. We are really sorry that you didn’t enjoy your stay.

Bellissima vacanza a Pretty Cottage

Questa è stata la prima casa ad attirare la mia attenzione e anche se ho continuato a cercare ritornavo sempre qui, sia per il piacere delle immagini sia per il rapporto prezzo –valore.

Avevo ragione!

Siamo stati benissimo in questa deliziosa casa di pietra, rinnovata nel rispetto delle tradizioni artigianali locali e anche delle esigenze del viaggiatore moderno.

E’ immersa in un giardino spazioso, armonioso e molto curato, con un lento fiume da un lato e bei campi agricoli da un altro, il tutto contornato e protetto da bellissimi alberi alti. La piscina è perfetta per una famiglia o gruppo di amici e il patio coperto ti permette di mangiare comodamente fuori - anche sotto la pioggia!

La casa è mezzo nascosta in un piccolo bosco a forse 200 metri dalla strada, quindi molto tranquilla. Lì ci siamo sempre sentiti completamente al sicuro perché i proprietari Alessandro e Maurizia con la loro simpaticissima bambina vivono a pochi passi, sempre presenti in caso di bisogno o curiosità ma mai invadenti, come sottolineano quasi tutti i relatori di questa pagina. Una coppia che ha già viaggiato in tante parti del mondo, sono aperti, accoglienti, attenti alle esigenze dei loro ospiti e molto disponibili, generosi con il loro tempo e anche per i fortunati di settembre come noi – con i prodotti del loro favoloso albero di fichi!

All’interno l’atmosfera è familiare - calda, comoda e colorata. La cucina è piccola ma compatta e attrezzata. Le 3 camere matrimoniali sono spaziose e tutte le camere hanno una bella vista sul giardino. Ci sono spazi armoniosi, travi di legno, pavimenti di terracotta morbida o parquet e alcune porte antiche in legno massiccio che è un vero piacere aprire e chiudere, mobili semplici e naturali d’epoca scelte con gusto dai proprietari, come i quadri e alcuni oggetti artistici.

Proprio nessuna lamentela?

Béh, alcuni dei nostri eccellenti cuochi hanno dovuto chiedere un coperchio più grande e qualcuno dei nostri accaniti bevitori di tè avrebbero apprezzato cucchiaini in quantità maggiore!

Per il resto questo è stato l’ambiente perfetto per una riunione tra 8 vecchi amici provenienti da 3 continenti diversi, alcuni dei quali non si vedevano da 50 anni!

Charming cottage in an idyllic setting

We have just returned from spending two weeks in this idyllic setting with our two teenage daughters.

We could not fault the accommodation which is spacious, full of charm and was clean upon arrival. We lacked nothing.

Alex and Maurizia, along with their delightful daughter, Martina, made us welcome right from the beginning and were only too pleased to help in whatever way they could.

We have no hesitation in recommending La Barca to anyone who would like to explore the local area by car or further afield by train.

Beautiful countryside in Umbertide

We were a group of 7 adults and one child and had the pleasure to stay for 8 nights in this wonderful house.

No need to describe the house in details it was enough to accommodate all of us without any problem... But one can find detailed description above ;-)

What will not be described is the lovely couple who were our hosts!

We really appreciate our time with them!

Lovely renovated place at the banks of the Tiber

We (from Germany) and our friends from Michigan (USA) enjoyed the stay at the lovely renovated old water mill building at the backs of the Tiber River a lot! One week flew by in no time and our kinds (and we) did not want to leave at all.

The location is in a quite spot. However, still close to a small but well sorted supermarket/bakery and a nice affordable restaurant where we had dinner four out of seven times since our five kids (6 to 11 years old) loved the food and space to play outside. We did not mind since they had excellent wine too ;-)

The owners Alex and Maurizia were always helpful to support on any questions for sightseeing, shopping, wine tasting and even how to make the perfect spaghetti carbonara 

We did combined day trips to nearby places such as Assisi, Collepino, Cortona, Montone, Peruiag, Spello, Umbertide, and Largo Trasimeno. Wow, what beautiful places even our kids were impressed and loved running up and down the narrow streets.

Oh, I almost forgot to mention the beautiful nice maintained pool, we use it everyday (before and after our day trips) and the comfortable sun loungers helped to digest the impressions of the day and to relax after too much good food and wine.

Also to mention:

The listing description was accurate regarding the location, layout, facilities, etc.

The property was clean and well-maintained.

We already recommend this property to friends and relatives and hopeful are able to rent this place anytime soon again.

The cottage is within two minutes drive of the village and less than ten minutes drive to the centre of two bustling market towns, Citta di Castello and Umbertide; thirty minutes from Perugia airport and within easy day trip distance to Rome, Pisa, Florence, Siena, Assisi and Gubbio. If you are unable to arrive at Perugia airport, Rimini, Bologna, Ancona and Forli are within 2 hours drive.

Due to it’s accessible position this property is a perfect base from which to explore Umbria and Tuscany; enjoy superb food in excellent local restaurants and for the more active there are three golf courses not too far away, wonderful circular walks, horse riding, also windsurfing , kitesurfing and canoeing on Lake Trasimeno (40 minutes away) and of course, fishing in the garden! In winter time we prefer to rent the house to no more than 6 people.
