About Property Manager/Owner

Our family lives just outside of Orlando which is approximately 1.5 hours from Crystal River. We currently have three vacation rental locations in Crystal River with this location being our first private home.

We are all Florida natives; Pete grew up in Inverness which is the town next to our vacation home and why we chose Crystal River. We like the laid back sleepy little town feel and fell in love with the areas springs, specifically Three Sisters. What started as a weekend get a way has turned into a wonderful place we are happy to share.

We chose Crystal River because I grew up close to the springs and remember swimming in them as a kid. I enjoyed frequent field trips and summer camps to see the manatees and swim in the springs. My first scuba trip was in King Springs, around the corner from our place. We hope you enjoy the area as much as we have....

Crystal River is a quiet little town with plenty to offer. The springs are beautiful and Kings Springs is less than a 10 minute paddle from our dock. On any given morning you can see manatees and dolphin swim in the natural spring near our boathouse. From our back yard, you can boat or paddle to waterfront restaurants and enjoy the nature preserve in Kings Bay. A 7 mile scenic boat ride takes you to the Gulf of Mexico where there is fantastic fishing, nature viewing and in the summer, scallop harvesting. You will enjoy near by Homosassa Wildlife Park and Indian burial grounds which leave a lot to explore. Golf courses, bike/hiking trails close will allow for an active vacation if desired.

Why Property Manager/Owner chose Florida Central Gulf Coast

We really liked this home in particular because there is nature in front of us and nature behind us (including a natural spring). We also loved the layout of the house with a private master suite on the 3rd level which includes a private bathroom, large walk in shower and private balcony. The middle level offers a large screened in porch a step away from the kitchen for easy morning coffee or dinner outside. We like being on the water and close to nature with the luxuries of town close by which made this home the ideal place....

The house had plenty of room and it was comfortable Convienent to everything. We loved kayaking in the canal. My son fished everyday. We went on a fishing and scalloping trip that was fantastic! Great Trip But House Was Not What I Expected

  • 2 of 5

As stated the trip overall was awesome. I would definitely recommend Crystal River to anyone with a family that enjoys the outdoors. The house was located in a great spot, fairly easy to access the river and all of the surrounding visitor sites but it was not the house we saw in the advertised pics.

The pics make the deck/patio/dock look like new and clean but it was far from that. All of the wood deck was molded, dirty, rotting and loose. Worst of all was that one section of the 2nd floor deck was sectioned off with caution taped. To a house full of adults maybe not a big deal but we have four children all below the ages of 10 so it was on our mind all weekend. To be clear, when I say sectioned off I mean with two rows of yellow caution tape. If I could upload the pics to this review I would. Not boarded off or anything structural to keep people out. Needless to say we were disappointed because I knew the manager knew we had kids as well as their ages and there was no mention of this prior to our arrival. My last communication with the owner was two days before our arrival. After walking the rest of the property we realized that the inside of the house was neglected as much as the outside. I get that its a 2nd/rental home but the place was seriously neglected. I went back and reviewed the reviews to make sure I did not miss anything and honestly I was very surprised at all of the 5 star reviews.

Regarding water access, if you can't get your boat under a very low bridge (maybe 7-8 ft from water) then the channel to the east is your only way in. That channel can get a little shallow at low tide so I don't suggest it to anyone with a boat that drafts more than 14 inches (what my boat drafts). Shallow areas (1 to 2 ft showing on my depth sounder) are solid rock so you need to take it slow the first time.

On a positive note, the house was not why we were there so overall the trip was amazing. The time we spent at the house was only to shower, have dinner and sleep so I can't complain about the house too much. House positives: The location is perfect, the house has tons of space for a large family or group and operationally we had no issues with appliances, plumbing or electrical. That's all a big plus to a Dad so I give it a two star.

Owner's Response: we are certainly disappointed when we receive a 2 star rating, to address his comments...we have had a wet summer which has caused some recently discovered soft areas on the outside patio decking (it was reported just before this families arrival). there is a section we believe could be a hazard for a step thru so we put up some cation tape and have requested that our guests not use that area of the deck until we can get it replaced, the main deck is still usable. we have a contractor scheduled for a complete deck replacement this fall when we have enough open days to complete the work. during scallop season the house has not had any open days and typically just a few hours between departures and arrivals, we do not want to cancel someones reservation/vacation to complete a large project. not sure what other issues this guest had, we do routine maintenance and keep the home as clean and operational as possible (in fairness to this guests comments, we have not had an open night all summer so if there are issues with the home, it have not been reported). we employ a local maintenance man we can schedule to address any issues, again we are sensitive to guests vacation time and do not disturb them unless necessary. To address water access comments, there is absolutely a way to access the river/Gulf WITHOUT going under a bridge. at low tide in the summer, the channel is 3 feet or more (if he found rocks, he was not in the channel). we send a map with each welcome letter that shows the route. we are glad to hear you had a nice time in Crystal River, and thanks for the positive comments at the end of your review even thought we do not agree with the two stars because of soft spots in our deck. we hope you read the rest of the reviews on this property....Pete

Beautiful

  • 5 of 5

My family and I stayed for Father's Day and my birthday weekend. We all (10 of us) had a wonderful time and thoroughly enjoyed our stay. the owners were very prompt in answering any of our questions and we had plenty of info on the area. We enjoyed kayaking and saw manatees and we were really excited to see 2 dolphins swimming right out in front of us from the deck/porch. The beds were comfortable, we had plenty of room and lots to do. I/we highly recommend this home and we all wish to return.

Where nature meets...Palm Springs Terrace rustic waterfront home for family and friends!

  • 5 of 5

When you're thinking of your special getaway and want a welcoming spot for friends and family to come and gather, this is that place!!! Steps from the canal that leads to larger Kings Bay, the covered boat dock is perfect for smaller vessels. (Low tide is low May, approx 2') plan with the tide charts and you'll be able to venture from home to 3 sister springs canal, all the way out to the Gulf of Mexico.

The home is rustic and exactly what you'd expect for a vacation spot in a woods. Stairs are involved for the 3 levels of the home, creating a nice view. We enjoyed our stay, Crab Plant Restaurant is a no frills, but great crab and the best grouper we locals have tasted in a long while. Other waterfront dining such as Crackers Bar, Grill & Tiki, have floating docks for your boat/dining pleasure. Additional restaurants are also nearby. Main channel alows speeds up to 25 mph, slow and minimum wake zones are also posted, watch for the manatee's!

We loved our stay at the Palm Springs home in Crystal River. Kids had a blast kayaking around looking for manatees and turtles. They even caught some fish! Great location. Nice and quiet. Enjoyed every minute of it!!
