Primrose Hill - a holiday home that sleeps 8 guests in 4 bedrooms

Primrose Hill is an immaculately presented, substantial four bedroom property. It has been recently renovated to the highest standards and you will find yourself in a luxurious bubble with breath-taking estuary views, a stunning open plan kitchen / dining room, decadent bathrooms and a predominantly sheltered sun trap of a patio. There is plenty of outside space for children to explore or if it is raining then the separate TV room is a massive bonus.

Primrose Hill is situated on the private Freshwater Lane and is just a 10 minute walk from the pretty harbour area of St Mawes. It is also an ideal location for those getting out onto the water as it is just a 5 minute walk to either the St Mawes Sailing Club Quay, Freshwater Boatyard or Polvarth with all their launching facilities. St Mawes is one of Cornwall's most desirable holiday destinations and the stunning harbour, surrounded by lovely local shops, restaurants, bars and hotels is a constant bustle of vibrancy during the season. There are ferry links from the harbour to St Anthony, Falmouth, Trelissick and Malpas. During the winter it is a quiet, peaceful village that rarely sees frosts or snow.



Ground Floor: Open plan kitchen dining area with double doors opening on to the sun terrace, door leads to rear lobby with further doors leading to: the integral garage, downstairs shower room with WC and hand basin, utility room and a door to the rear garden. Also from the kitchen dining area is a separate TV room to the rear and a further door leading to the large living room with wood burning stove, comfortable sofas and double doors that also open on to the sun terrace. Stairs from the kitchen / dining area lead to:

First Floor: Large landing with doors to: Master bedroom with 5' bed, large wardrobes, Juliet balcony with sea views, large ensuite bathroom with walk in shower, separate bath, WC and His and Her basins. Bunk bedroom with views to the rear, built in bunk bed with 4'6" bed at bottom and a 3' bed on the top, sofa and storage. Family bathroom with large walk in shower, separate bath, WC and hand basin. Double bedroom with 5' bed with wardrobes and chest of drawers. Double bedroom with 5' bed, large wardrobes, Juliet balcony with sea views, large ensuite bathroom with walk in shower, separate bath, WC and hand basin.

Exterior: Large patio with external furniture, separate stone picnic bench and landscaped garden. There is a gas BBQ for which gas bottles are provided.

Facilities & Services

Heating is via underfloor heating and the wood burning stove. The kitchen has a range of modern equipment. The range cooker has an induction hob and electric oven. There is a toaster, kettle, American style built in fridge / freezer, dishwasher and Nespresso machine. The kitchen / dining area has a flatscreen digital TV. The small reception room has a large flatscreen digital TV. The utility room has a separate washing machine and tumble dryer. The sitting room area has a large flatscreen digital TV & DVD player. There is an iron & ironing board.


Electricity, heating, bed linen & towels are all included but you will need to provide your own beach towels. There are parking facilities for 3 / 4 vehicles. Unlimited WiFi is available. Regrettably no smoking. Unfortunately dogs are not permitted at Primrose Hill but please be aware that dogs have stayed here previously. The property is strictly no children under the age of 7 years old including infants with no exceptions. Only a maximum of 2 children are permitted between the ages of 7 and 12 years old.

Lovely Home for a Week in St Mawes

Had a lovely week away staying at Primrose Hill.

The house has been refurbished to a very good standard.

Everything that you would need was provided.

Had a very enjoyable time and have booked to stay at the same house in June this year.

Hadn't tried this house before but were very impressed; well furnished and very comfortable. Lots of bathrooms which helps keep the peace; nice garden too - tho' in December we didn't use it much. Plenty of space to park and a v short walk to St Mawes which was friendly/fun. Great views from almost all the rooms too - which adds to the sense of calm - lovely and quiet position. Flora (aged 9) loved the fridge (it makes ice and dispenses chilled water on demand!); Bertie (aged 14) loved the 4 TVs - but really - does anybody need 4 huge TV's - apart from Bertie that is! Jo liked playing in the well appointed/huge kitchen and I enjoyed reading newspapers by the window and (apparently) falling asleep a lot - which I count as success - not me being old and boring at all, TU.

Good launch point for beaches, walking, ferries et al too; we liked crossing to the other side of the estuary too - even quieter!

Perfect and a tranquil place

We were a party of two and enjoyed Primrose Hill for 6 days. House and gardens are in a excellent condition. Sitting on the patio and listening to the birds with no other sounds to hear was absolutely relaxing. A big 'Thank You' to the owners for sharing the spices. And the Keeper Of The Sonos Box did his duty.

We plan to come back to this beautiful place.

St Mawes is one of the finest waterside villages in Cornwall. Situated overlooking an idyllic bay on the eastern side of the famous Falmouth Estuary, St Mawes has one of the mildest climates in Britain due to its proximity to the Gulf Stream. The sea is at the heart of the village and has helped to shape St Mawes from the little fishing village to the fashionable holiday destination that is so popular with visitors. A mecca for boating enthusiasts, St Mawes is a particularly popular sailing centre. Weekly club racing, village regattas and larger events are commonplace on the superb waters of the bay all through the summer.

St Mawes has so much to offer the visitor. St Mawes Castle was built by Henry VIII and is a splendid place to take in the views of the Carrick Roads. There are miles of coastal and countryside walks to take in and some idyllic beaches on which to relax and watch the world go by. The little Place ferry takes visitors to explore St Anthony's Head or there are regular ferries to Falmouth. Being situated on the seafront, the village is also known for the restaurants and pubs that serve superb fish and shellfish dishes all year round. There is a selection of pubs & hotels with restaurants (including the renowned Hotel Tresanton) all within easy walking distance. There is a range of shops all within a few minutes' walk including a Cooperative store, Post Office, chemist, butcher, baker and art & clothes shops. The village also has both a doctor's and a dentist's surgery.

Events on the Roseland reach fever point in August when sailing regattas, carnivals, fayres and fun days take place all over the Roseland and the waters of the Carrick Roads. It is a memorable place for many people who return year after year to enjoy the magic of this beautiful place.
