About the property

On the banks of the RSPB Udale Bay Nature Reserve

Langlands Cottage is in the small village of Jemimaville on the shores of the Cromarty Firth beside the RSPB Udale Bay Nature Reserve.

Jemimaville is on the north coast of the Black Isle only 7 miles from Cromarty, 16 miles from Dingwall and 23 miles from Inverness.

The traditional style cottage has been recently fully modernised internally and is in a great spot to either relax and unwind or as a base to explore the Black Isle or wider Highlands. Although on the east coast of Scotland the Black Isle is one the narrowest points on Scotland to reach the west coast – the lovely town of Ullapool, on the west coast, can be reached in an hour and fifteen minutes from Langlands.

Inside the cottage there is a fully fitted kitchen with electric oven and hob, dishwasher, washing machine, kettle, toaster and ample crockery, pots, pans and kitchenware.

The open plan layout has a small dining table with seating for 4, lounge with ample seating for 4, TV and log burning stove for which a complementary basket of logs is supplied.

There are 2 bedrooms, one with a double bed and the other with a single. There is clothes storage and mirrors in both.

The bathroom has a bath with shower, wash hand basin and toilet.

Outside there is parking for 1 car on the street to the front of the cottage and at the rear the natural garden has a small patio with a shed with window and seating ideal for whiling away the hours bird or dolphin spotting. Please note that the garden is not enclosed.

As a contrast to the natural world the cottage is opposite Easter Ross and Invergordon with oil rigs parked up, quite a different spectacle itself.

Wi-Fi, electricity and a complementary basket of logs are included at no extra cost and two dogs are welcome at an additional cost [detailed as part of the booking process]

A 25% deposit is due on the day of booking with the final balance due no later than 6 weeks prior to arrival.

Once the booking is confirmed the full rental amount will be due. Cancellation protection is available and offered during the booking process.

Entry details: arrival time is any time after 4pm, latest departure time is 10am.

Short breaks are available out of the summer season.

Security deposit: an amount of £100 will be pre-authorised against the card you pay your final balance 10 days prior to arrival. This will reduce your available balance on your card by £100 for 30 days.

Une maison très moderne et confortable et

Rien à redire pour cette charmante maison de village mitoyenne, spacieuse, refaite à neuf. Vue sur la mere et ses marées (seul bémol : les puits de pétrole peu romantiques)

Literie confortable. Bref nickel

Points négatifs : la circulation sur la rue assez bruyante le matin en face de la chambre et le jardinier venu le dernier jour nous réveiller à 8h !!! (Très désagréable pour notre dernier réveil avant le voyage retour !)

Good ,Bad and the Ugly.

So good is the Area ,RSPB hide a minutes walk away and quick to access Chandory Point (dolphin watching ).

Cottage was clean ,tidy and acceptable . No hot water on arrival.

Bad was the terrible smell coming from the fridge ,which got stronger as the week wore on and permeated the dining area and lounge every time the door was opened. Stomach churning to say the least.

Ugly was the garden with the Grass at thigh height . Had to contact the owner on arrival ,who organised for this to be cut 4 days later. Then grass was left so if we id utilise garden ,grass stuck all over our shoes. We had a dog with us so inevitable we wanted to utilise the garden.

We understood the garden led down to the beach ,which it does however there is no steps to access the beach .Unless you can jump down 2 meters and then be able to climb back up, this was very disappointing.

Excellent Cottage on the Shores of the Cromarty Firth

A very well fitted out cottage, would have liked a few more little homely touches like books, cushions, throw rugs and some milk on arrival but a beautiful kitchen, we had to contact the owner for a couple of things that were missing and these were immediately rectified. Nice view of Invergordon and luckily we couldn't see the drilling rigs from the windows.

Absolutely the best holiday cottage we have ever stayed in.

The booking system with Gael holidays was simple, staff were very friendly and the cost was less then quoted on other sites!

Reviews suggested a lack of cleaning products but everything we needed was supplied. The bedding and towels were lovely, clean and fresh. The cottage was very clean and tidy when we arrived too.

The beds were very comfortable.

Heating was fabulous, despite it being cold over the Christmas break. Plenty of hot water for 3 adults. All the appliances were easy to use and in clean, new condition.

The setting is wonderful, and easy to park etc.

Our only feedback, not a criticism, was that having older people as guests, a handrail in the bath/shower would have been useful and the comfy chairs didn't have arms so were a bit more difficult to get out of, but the seatee was very suitable and a good height.

We would highly recommend Langlands Cottage and will be looking at booking it again. I would also use Gael holidays again, and look at their other properties.

Lovely cottage but bring your own toilet paper!

Lovely cottage, beautifully refurbished in a very pretty location. Our only disappointment was that there was no coffee, sugar or even toilet paper, or logs, all of which were promised in the advance information. Had they not been mentioned we would have brought them with us and avoided the half hour round trip to get them. In case spare logs and toilet paper were locked away, I texted the owner (as instructed in advance info and the property file) to find out, but heard nothing from her at all during the week we were there.
