Zahrija House is a charming part of Sliema traditional houses but with an elegant modern twist that feature the house. The muted gray facade, the grandiose traditional Maltese door adorned with the iconic, fish-shaped knockers found in traditional Maltese abodes – all indicate the quiet elegance waiting to greet you inside. The entrance hall is adorned with unique Maltese tile flooring, with furniture in gray and soft monochrome, featuring quaint little characteristics such as door knobs in the form of sea-snails. As soon as you step inside, you realise that Zahrija House is one of a kind, a quirky rebel amid a sea of conformity. The entrance hall leads you into the first bedroom, a triple room with an adjoining ensuite bathroom, as well as a charming balcony overlooking the courtyard downstairs.

Up on the second floor, reachable by a flight of stairs, one finds a further two bedrooms – a double bedroom embellished with blue undertones, featuring a wooden Maltese balcony equipped with table and chairs, creating an intimate space where one can enjoy a morning beverage. An exquisite ensuite bathroom is also connected to this room, for added comfort and privacy. Along the other side of the hallway one finds another double bedroom, this time beautifully adorned with light blue and creamy tones. Subtle hints of artistic design shine through; from the peculiar cactus-shaped knobs enhancing the drawers, to the artful combination of unexpected colours. An ensuite bathroom with bath-tub can be found adjoining this room, as well as another open-air balcony, mimicking the one below, overlooking the courtyard. Up on the third and final level, one finds the grand master bedroom, an impressive room encompassed by a large, low, double bed. This bedroom is also equipped with its own ensuite bathroom, as well as the ubiquitous balcony which adds to the overall charm of the room. All the bedrooms are equipped with AC, ideal for the notorious Maltese summer.

On the third floor, on the other side of the hallway from the master bedroom, one finds a spacious roof-terrace, complete with hot tub and sun beds, perfect for the sweltering Maltese summers. Above the hot tub one finds a breezy canopy, gracefully deflecting the sun's rays through its criss-crossing fabric.

The kitchen/living are located on the lower floor. Bold colours punctuate this space – from the blunt gray walls of the open plan living, dining and kitchen, to the striking strokes of mustard of the armchair and cushions, to the bold and beautiful blue kitchen. Air-conditioned for added comfort, this space is inundated in natural light coming from the courtyard. The inviting six seater sofa sits in front of a flat-screen cable TV. The dining area is stately and smart, seating up to eight persons comfortably. A family bathroom is also found on this level, for additional comfort. The blue hued kitchen is fully equipped with dishwasher and all the other appliances required for preparing scrumptious home cooked meals. Subtle hints give away the truly innovative soul of this house – a mustard-coloured plaque tying the kitchen area in with the living area, a futuristic looking floor lamp – these are all quiet expressions of individuality which shine through in this home. The courtyard enjoys copious amounts of sunlight everyday, and is ideal for enjoying meals al fresco. An artistic mural depicting traditional Maltese tiles further embellishes the already beautiful area. A washing machine can be found in a laundry cupboard in the courtyard.

Zahrija House is an ideal home away from home for anyone who appreciates elegance, art and contemporary design. It marries the past and the present beautifully into a unique abode. While best suited for young couples, or families with older children, this house would make a wonderful home to anyone who truly appreciates its historic and aesthetic value.

Please note that the rental price does not include the Environmental Contribution tax, introduced on June 2016 amounting to €0.50c per night up to a maximum of €5 for each continuous stay in the Maltese Islands. This applies for 18-year-old and older.

We spent 10 days holidays in Malta at Zharija house and it was truly a memorable holiday. The house is indeed full of comfort and it is walking distance to the promenade and shops. Its location makes ideal for a relaxing holiday. The sunroof was indeed a bonus that we liked as the good weather we found permitted us suntanning as well. Would surely return again in our next visits.

A Maltese stay

The property is located in a small cul de sac off a busy road, it consists of a basement lounge/kitchen-diner and four bedrooms spread over the ground and two upper floors. It has been fully modernised to a high standard with air conditioning in the main rooms. Access is up a step onto the ground floor and then steep stone steps to all other floors. The property is not suitable for small children or anyone with mobility issues due to the large number of steps. The surrounding area is a bit run down with poor pavements and road surfaces with a downhill walk to the sea front. Access to local facilities is good with shops, a cafe, post office, cash machine and bus stop all nearby. The property has a hot tub but this broke down part way through the stay and was not fixed by the time we left. Unfortunately no floor cleaning materials were provided and the floors got quite dirty in the dry dusty weather affecting bedspreads where they touched the floor and the bottom of shoes went white with dust. No check appeared to be made during the stay as to how we got on. The property could do with a list of dos and donts for tenants as apart from instructions re rubbish disposal no other guidance was given after the initial tour with the letting agent. We used the barbecue once and also made use of the washing machine that was provided. There was a good level of equipment provided with crockery, towels and bedding all in situ. Parking is an issue and not for nothing do most locals drive small cars, there is no guarantee that you will be able to park near the property if you have a car as parking is at a premium in the area.

Kindly note that any instructions related to garbage and the property itself were all sent via email prior arrival and also present in a booklet file in the property. Maybe you missed it? it was there though all the time. Point taken for the cleaning equipment, we apologize as some was really missing. As for the jacuzzi it seems it was functioning properly, only the temperature setting needed to be adjusted as it seems that it was set to 19degrees instead which is not hot enough for colder days. We look forward in hosting you again and are glad that you enjoyed your holiday here in Malta.

if you need a central location in Sliema, this place is perfect. In a little street, quite and close to the Valetta ferry. Everything was newly refurbished, the interior is modern and comfy. The washing machine was broken, but they changed very quickly - good service! The Jacuzzi on the rooftop made it very special. Two negative points: no view and the mattresses were painful.

The mattress issue took us quite by surprise since all of our mattresses are standardized to high quality, semi-orthopedic, memory foam mattresses, which is one of the most of the most recommended standards (by hoteliers and our esteemed guests). Moreover it is highlighted as a requirement by MTA when offering high quality standard features similar to that of 5 star hotels.

Minimum booking is four nights, prices will be quoted pro-rata according to the season.

Due to cleaning necessities the check-in time for the apartments is generally 2.00pm and the check-out is at 10.00am however if there are no arrivals on the same day the apartment can be kept for longer.

Also please note that the price being paid for the property includes basic utilities
- 300KWh- for 4 bedroom
free per week with the apartment which is more than sufficient for a weekly stay. However if the inclusive amount of KWh will be exceed, an extra charged will apply at a rate of 0. 35c per KWh. Other than that there are no other hidden expenses or charges.

Cleaning of the property prior the arrival and after departure is included in the price. Any extra cleaning during accommodation will incur extra charges. Two sets of towels per person and one set of linen per bed is also provided by us, then it is up to one's discrepancy to wash them as much as desired.

Long lets also available rates upon request from owner.
Apartment also available for long term booking of 6 months period maximum with a monthly rate, in such case utilities will not be included in the rate. Please do ask for quote should you be interested.
