About Joe & Rhonda Chapin

My husband and I both grew up in East Tennessee. We have seven children that keep us very busy, ages 19 to 2 years; three wonderful daughter and four awesome sons. We love spending time with our family and particularly enjoy spending time on the lake. We currently live in Rockwood, just one hour away from this home.

Joe & Rhonda Chapin purchased this house in 2003

Why Joe & Rhonda Chapin chose Watts Bar Lake

I grew up nearby in Rockwood, yet I worked in Knoxville when I purchase this home. I LOVE the water ... I really enjoy the exciting water sports, but also the calming effect it has on me when I just sit and enjoy the view. This was the perfect site in between the part of the lake I grew up enjoying and the proximity to make workplace.

What makes this house unique

The seclusion, yet convenience, peace and quiet, and breathtaking views of this location sold me before I even went inside. The home is very beautiful and unique with exposed beam ceilings and mahogany wood used throughout and lots and lots of windows for an open feel!

Guestbook comments from the owner

Some friends and I spent the weekend at the Sanctuary. We had so much fun and it was completely private as described. No need to leave. So much to do right at the property and so beautiful!

Relaxing, Unplugged, Quiet, Fun and You feel right at home when you walk in!

When we arrived very late we couldn't see the house in it's full perspective, when we woke to the sound of song birds, the wind blowing a warm breeze and the sound of lake fishing jump. It was truly something we have dreamed of. The house is beautifully decorated and open. There was plenty of space for all of us, including our furry babies. We enjoyed lounging by the pool and hot tub, looking at the stars at night. The lake was awesome. We had so much fun in the paddle boat and row boat. Caught and released lots of fish. The colors were just starting to change and the weather couldn't have been better for us. Smoky Mountains were a short and beautiful drive away for us to stay the day and hike, still make it back to enjoy the quiet sounds from the deck. Full moon off of the lake make it like a night lite. The owners were incredibly accommodating and came right out when we couldn't figure out the hot tub. They had it going in no time and made us feel welcome from the start. It was so wonderful and we didn't want to leave. Cannot wait to visit again and stay at the same place. The house is at the end of road and very private, which we loved! There is no wifi which is a BLESSING to Unplug!! They had plenty of movies to watch and games to play. We cooked everyday and didn't need anything.(we came prepared) The house is well stocked with all cooking essentials. Next time I will bring my large electric skillet, pancakes for 6 took me a bit longer, but we all enjoyed the wait. Everyone enjoyed cooking while looking out at the breathtaking lake view. The house has so many windows, it' s like being in a tree house. Can't wait to go back and stay! Thank you so much to the Chapins! You have done a great job with the property. Loved it ALL! Thank you!! I cannot say enough positive things. We miss it already!

great family retreat

  • 5 of 5

We visited this lake house with a large group that ranged in age from four years to 75 years. We all enjoyed ourselves immensely! We had fun playing pingpong, fishing, boating, and just spending time together. And there was enough space that anyone could wander off for a bit of quiet time, if needed. The houses were clean and well-appointed.

This home and grounds are so beautiful. The home is spacious with room for lots of people. We did not utilize the pool house, but I did peek in the windows and it was beautiful as well. The beds were comfy, the kitchen and living and dining rooms had ample seating without being crowded and had amazing views. The decks were nice for morning coffee or reading. The basement was large with another living room, a separate rec room with built in bunks and a pool table. An additional spacious bedroom and bathroom were also downstairs. The garage even had more amenities with a ping pong table and basketball arcade. It was too cold for the pool but the pool area is nice and the hottub was hot. The added paddle boat and canoe were a plus for our family and made our trip more enjoyable. Also, the toys in the bunk room where at hit on a rainy day and there were many board games available as well. There were plenty of towels and wash cloths, even with having a large group with us. They even provided beach towels for the pool and hot tub. The cove that this house is on is quiet and not busy. We saw one boat the entire time. Our kids were able to play and have fun without the worry of boat traffic. The owners were available at all times, but we had no issues we needed addressed. They were super sweet and went above and beyond to accommodate us last minute after an unfortunate circumstance with another property. I would highly recommend this home and plan to go back ASAP.

Nice property- very dirty house.

  • 2 of 5

While the house itself is beautiful, it is unkept. There were cobwebs everywhere, the sheets on some of the beds were dirty, the curtains had build up from dirt and bugs. The kitchen cupboards had dust and dirt. I think with some TLC and elbow grease, this property would be spectacular, but my whole family was grossed out by all the dirt. I did not ask, so no fault of the owners, but there is no service for cell phones or wifi in the area. I had to drive to the nearest town to get some work done. May be a good idea to note this in the description.

Dealing with the owners prior to arrival was very good. They responded to emails in a very timely manner and communicated well.

I would recommed a thorough cleaning of the houses, inside and out and I guarantee the rating for the property would go way up.

Owner's Response: My sincere apologies. I have had very few complaints in this area, but I will re-enforce with my cleaning crew that they need to be more diligent. We have had a very busy year including many special events. So it has been difficult to do deep cleaning in between such as having the curtains laundered, etc. All beds that have been slept in have freshly laundered sheets put on them prior to each guest arrival. Perhaps we need to check all beds upon guest departure: even those that appear to be undisturbed. The cupboards are to be checked and wiped out as needed after each stay. These are the original cabinets that have been painted black inside. They do show every speck and sometimes even the fibers from where they have been wiped out with paper towels. But, I will point this out to my cleaning crew to ensure they are cleaned regularly. We have the property treated by an exterminator to the extent that it is safe for our guests. Unfortunately it is one of the drawbacks of living in a very wooded area that insects are particularly difficult to control. Insects are attracted to the lights around the house; both lights outside and lights shining through all of the windows. Then spiders are attracted to the insects and continually build spider webs. Many times they build back webs within minutes of knocking them down. The trim around the windows outside would have to be painted at least every month to keep them looking like I would like due to this. But this is clearly not feasible, especially with our reservation schedule. We do try our best to keep these issues minimized. I have it noted in my listing under the amenities section that we have no cable or wifi, but perhaps I need to start mentioning it prior to each booking to be sure that guests are aware. Most people have good cell phone service and have typically used their hot spots on their phones for their other devices. We do continue to explore reliable internet and television service options for our location. I hope that you enjoyed your stay and had a Merry Christmas with your family despite the issues you noted!

Both the main house and pool house were very comfortable; with many hours spent at the backyard lake

  • 5 of 5

15 family members spent a long weekend while attending a wedding at Whitestone Country Inn in Kingston which was directly across the lake; even allowing us to view the fireworks from the house upon returning that were the grand finale of the wedding.

The amount of room in the houses was perfect for all of us and we all spent much time by the outdoor pool, hot tub and lake. A great weekend!
