Willow Cottage is a stunning Cotswold stone property, decorated and furnished to an extremely high standard. The cottage is one of a short row of Grade II listed properties tucked away in a quiet lane in the idyllic village of Hampnett, which sits in the valley of the river Leach. There are many beautiful walks accessible directly from the cottage, including a lovely mile long walk through the fields to the pretty market town of Northleach, which has a well-regarded pub and a number of shops. Hampnett is in the heart of the Cotswolds, and is within easy reach of the many beautiful towns and villages of the region, as well as being perfectly placed for exploring many other popular destinations, including Stratford-upon-Avon, Oxford and Bath. London is also easily accessible for a day trip.
This stunning, traditional cottage has been elegantly presented by its owners, with a mixture of antique and contemporary furniture, plus period features such as a stone fireplace with a wood burning stove. This character is complemented by modern facilities, including high speed wireless internet access, a Smart cinema TV, Sonos surround sound system and a well presented kitchen.
Willow Cottage sleeps four people in two bedrooms, with two bathrooms. There is a large garden at the rear of the property, with a smaller garden at the front. Parking is available for one car in a designated bay and further free on street parking is readily available in the village. Willow Cottage is perfect for a family with older children, or two couples, seeking an idyllic rural retreat in the heart of the Cotswold countryside.
Booking and payment:
Character Cottages is a marketing agency and we do not own or manage any of the cottages listed on our website. Bookings made via us form a legal agreement directly between you and the property owner.
For bookings commencing more than 10 weeks in advance, a 30% non-refundable deposit is required to confirm the booking. The balance payment is then due 10 weeks prior to arrival.
All payments are made subject to the cancellation policy set out in the standard Booking Conditions.
A security deposit of £200 is payable, which is returned after the letting period, subject to an inspection of the property. For the avoidance of doubt, guests are requested to leave the property in a reasonable condition, consistent with the property's appearance upon arrival. In the event that the owners, or their appointed housekeepers, have to spend additional time tidying up after your departure, then the cost of this extra time may be deducted from your security deposit. The security deposit is payable prior to arrival at the property, via a bank transfer or a valid debit or credit card.
The maximum occupancy of the property is four guests, at any point during your stay. Unauthorised over occupancy is a breach of our terms and conditions and may result in the cancellation of your booking and additional charges. Please consult us prior to booking if you wish to discuss the possibility of having more than four guests at the property.
Babies who are not yet walking do not count towards the occupancy figure, however, due to space restrictions, the occupancy figure may only be exceeded by one additional baby.
Regrettably, pets are not accepted.
Bed linen and towels:
Bed linen and towels are provided for guests.
Arrival and departure times:
Arrival time is after 4pm and departure time is by 10am. Access is via a key safe, therefore it does not matter if you are arriving late at night.

Master bedroom: King size bed
Bedroom 2: King size bed
Family bathroom: Bath with shower attachment, wash basin and toilet
Master bedroom ensuite: Bath with shower attachment, wash basin and toilet
Heating, fuel and logs:
The property has an oil fired central heating system.
Electricity and oil are included in the rental price. There is a wood burning stove at the property, and log supplies can be purchased locally.
The property has free wireless internet access, a large flatscreen TV with Apple TV box and Roku streaming system, and a Sonos system with speakers in the lounge and kitchen.
There is no telephone at the property.
Mobile phone reception is variable, depending upon the network, typically being better outside the property than inside.
There is usually one parking space on the lane approaching Willow Cottage and free on street parking is also available in the village, approximately 100 metres from the cottage. Please be aware that parking on the public footpath in front of the cottage is not permitted.
Where a letting exceeds nine nights, a mid-stay clean, bed linen and towel change may be included in the price. Please check with us to confirm. Additional housekeeping services may be available on request.
Child friendly facilities:
Regrettably, Willow Cottage does not accept children under the age of 8 and only allows up to one child, aged 8 and over. Babies who are not yet walking are accepted and a travel cot (without linen) and a high chair are provided.
A small quantity of initial consumables is provided for your convenience (eg. tea, coffee, sugar, dishwasher tablets, washing up liquid, soap, washing powder, toilet rolls, etc), however, you should not expect the quantity of these provisions to be sufficient for the duration of your stay.
Accessibility, health and safety:
The property has two floors, steps into some rooms, and steps in the garden, which could pose difficulty to guests with limited mobility, or carrying babies, both in terms of their general movement and their ability to quickly exit the property in the event of an emergency.
The smoke and CO detectors operate on a sound only basis and, therefore, those who have serious impairment of hearing may not be able to hear the alarm systems and could be at risk.
No smoking is permitted throughout the property.
Hen, Stag and other same sex groups
Unfortunately, Hen, Stag and other same sex groups are not allowed at Willow Cottage. Please note that same sex family groups are welcome.

Better than we could have hoped
The location is incredible, and the cottage is beautiful inside and out. We only wish we could stay longer.
Luxury Cottage in picturesque Hampnett
Willow Cottage, located in the delightful village of Hampnett, nr. North Leach, is tastefully and comfortably restored with quality soft furnishings, antique furniture, two modern bathrooms and 2 beautifully decorated bedrooms.
The owners have furnished the cottage with loving attention to detail. The private rear cottage garden provides for outdoor living and dining.
It was a fantastic base for exploring the Cotswolds. We used the large range and kitchen for evening meals but ate lunch out at historic inns within 10 miles: - located in Northleach (Wheatsheaf), East Leach Martin/Turville (Victoria) Withington (Mill) and Chadworth Roman Villa. All of which are 40 min by car from Willow Cottage.
The public footpaths nearby took us into the fields on walks to discover farm animals and wild life.
Willow Cottage was an integral part of our recent pastoral holiday and should not be overlooked when planning a short break or week holiday in the Cotswolds.
Car: Hampnett is easily accessed by car from all directions, being within a mile of both the A40 and the A429 (Fosse Way), the two major roads through the centre of the Cotswolds. Hampnett is approximately ten miles north of Cirencester and nine miles south of Stow-on-the-Wold.
Train: The nearest railway station to Hampnett is Kingham (approximately 14 miles away), which has regular, direct services to London Paddington, with a typical journey time of approximately 90 minutes.
Plane: Hampnett is within easy reach of a number of international airports: Heathrow International Airport: 71 miles, approximately 75 minute drive; Birmingham International Airport: 54 miles, approximately 70 minute drive.
