The Old Court House was built in 1490 and is one of the most striking and historic holiday cottages in the Cotswolds, providing a beautiful glimpse back in time. The house is located in the heart of Castle Combe, which is one of the prettiest villages in Britain, and is surrounded by fabulous countryside, perfect for exploring on foot or by bike. The beautiful Roman spa town of Bath is only 11 miles away, and many other towns and attractions are close by, including Tetbury, Chippenham and The National Arboretum at Westonbirt. London is easily accessible for a day trip by either car or train.

This historic property has an abundance of character, including an original coat of arms of Henry VIII painted above the fireplace. The original tudor structure is still clearly visible, and the many character features include exposed beams and Cotswold stone walls, stone mullion windows, oak doors, and a large fireplace with a wood burning stove. The property has been sympathetically renovated and the character is complemented by modern facilities, including wireless internet access, a flatscreen TV, an excellent heating system, and a well presented kitchen.

The Old Court House sleeps eight people, in three bedrooms, with two bathrooms. There is a courtyard garden at the rear of the property and free street parking is available close to the house. The Old Court House is perfect for a family or group of friends looking for a relaxing break in a beautiful property, surrounded by the stunning south Cotswolds countryside.

House Rules

Booking and payment

Character Cottages is a marketing agency and we do not own or manage any of the cottages listed on our website. Bookings made via us form a legal agreement directly between you and the property owner.

For bookings commencing more than 10 weeks in advance, a 30% non-refundable deposit is required to confirm the booking. The balance payment is then due 10 weeks prior to arrival.

All payments are made subject to the cancellation policy set out in the standard Booking Conditions.

Security deposits

A security deposit of £100 is payable, which is returned after the letting period, subject to an inspection of the property. For the avoidance of doubt, guests are requested to leave the property in a reasonable condition, consistent with the property's appearance upon arrival. In the event that the owners, or their appointed housekeepers, have to spend additional time tidying up after your departure, then the cost of this extra time may be deducted from your security deposit. The security deposit is payable prior to arrival at the property, via a bank transfer or a valid debit or credit card.


The maximum occupancy of the property, including its grounds, is eight guests, at any point during your stay. Unauthorised over occupancy is a breach of our terms and conditions and may result in the cancellation of your booking and additional charges. Please consult us prior to booking if you wish to discuss the possibility of having more than eight guests at the property.

Infants who sleep in a cot do not count towards the occupancy figure, however, due to space restrictions, the occupancy figure may only be exceeded by one additional infant.


Up to two medium sized dogs are accepted, at a cost of £20 per booking per dog.

For the comfort of future guests, we ask that dogs remain downstairs, stay off the furniture, sleep in a basket in the kitchen and that no trace of a dog remains after your departure.

Bed linen and towels

Bed linen and towels are provided for guests.

Arrival and departure times

Arrival time is after 3pm and departure time is by 10am. Access is via a key safe, therefore it does not matter if you are arriving late at night.

Bed sizes and configurations

Bedroom 1 (second floor): Super king size bed

Bedroom 2 (first floor): King size bed

Bedroom 3 (second floor): Two double beds (one of the double beds is a bunk bed style bed accessed via a steep ladder)


Family bathroom (first floor): Walk-in shower, toilet and wash basin

Bedroom 3 ensuite: Bath with handheld shower attachment, toilet and wash basin

Bedroom 1: Toilet and wash basin

Heating, fuel and logs

The property has an electric central heating system. Electricity is included in the rental price.

An initial supply of logs is provided for the wood burning stove and further supplies can be purchased locally.

Services provided

The property has free wireless internet access and a flatscreen TV with DVD player. A telephone is also provided, for local calls only.

Mobile phone reception is variable and can be poor, depending on the network provider.


Free on street parking is available close to the house. Guests can load and unload cars directly outside the property.


Where a letting exceeds nine nights, a mid-stay clean, bed linen and towel change may be included in the price. Please check with us to confirm. Additional housekeeping services may be available on request.

Child friendly facilities

A travel cot (without linen) and a high chair are available on request.

Initial consumables

A small quantity of initial consumables is provided for your convenience (eg. tea, coffee, sugar, dishwasher tablets, washing up liquid, soap, washing powder, toilet rolls, etc), however, you should not expect the quantity of these provisions to be sufficient for the duration of your stay.

Accessibility, health and safety

This is an old property with many character features, including two low doorways, internal steps, fairly steep stairs leading to the first and second floors, and some sloping ceilings, which could pose difficulty to guests with limited mobility, or carrying babies, both in terms of their general movement and their ability to quickly exit the house in the event of an emergency. The second double bed in bedroom 3 is also accessed up a ladder.

The smoke and CO detectors operate on a sound only basis and, therefore, those who have serious impairment of hearing may not be able to hear the alarm systems and could be at risk.


No smoking is permitted throughout the property.

Hen. Stag and other same sex groups

Unfortunately, Hen, Stag and other same sex groups are not allowed at The Old Court House. Please note that same sex family groups are welcome.

Lovely house; good location

Great character property in a lovely old village, with good pubs and walks all within a few steps of the front door. Very comfortable beds, nice modern features such as a Sonos player and plenty of seating in the dining area. I would have given a higher mark, but there were a few things that didn't work while we were there. I'm sure the helpful owner will have put these right by now.

The Cotswolds are a range of hills in west-central England, sometimes called the "Heart of England". The name Cotswold means "sheep enclosure in rolling hillsides".

The Cotswolds are characterised by attractive small towns and villages, built of the underlying Cotswold stone (a yellow oolitic limestone). In the Middle Ages the wool trade made the Cotswolds prosperous and some of this money was put into the building of churches, leaving the area with a number of large handsome Cotswold stone "wool churches". The area remains affluent, which has encouraged the establishment of many high quality pubs, restaurants and antique shops.

Car: Castle Combe is easily accessed by car, being located approximately seven miles away from the M4.

Train: The nearest railway station to Castle Combe is Chippenham (approximately six miles away), which has regular, direct services to London Paddington, with a typical journey time of approximately 75 minutes.

Plane: Heathrow International Airport: 87 miles, approximately 90 minute drive; Bristol International Airport: 26 miles, approximately 60 minute drive; Birmingham International Airport: 86 miles, approximately 120 minute drive.
