4 bedroom, 3 bathroom, rural location close to York (8 miles)

The Granary is a beautifully presented 4 bedroom, 3 bathroom barn conversion on our farm in Sand Hutton. It is nestled in gorgeous open countryside and is idealy located being only 8 miles out of York city centre. The property has a large family kitchen and a private south facing outside decking area and garden for BBQ's and summer sunshine. The kitchen is equipped with a fridge, large oven range cooker, freezer, microwave, toaster, kettle, washing machine and 50' flat screen T.V. Two travel cots and a high chair are available on request. The large farmhouse table seats 8 guests.

The bedrooms consist of 1 master bedroom with king sized bed and ensuite bathroom, 1 twin with ensuite bathroom, 1 double bedroom and a ground floor twin bedroom. Each comes with crisp white bedding and fluffy towels. The master bedroom also has its own flat screen T.V.

There are three bathrooms in total all located on the first floor.

A large sitting room with plenty of seating and a cosy log burner make a lovely winter retreat. We have equipped the sitting room with a DVD player and selection of DVD'S, an Xbox 360 and in addition a Bose ipod docking station. We have also provided free wifi.

The property is decorated and furnished to a high standard with everything you should need meaning you can completely relax and enjoy your break. Perfect for family getaways or a weekend away with friends.

We live on the farm so are always available for any help if needed and we will greet all guests on arrival.

We stayed in the Granary as trial guests for Sarah and Johnny to give the property a 'dry run' before they let it out to paying guests. I can honestly say we had the most fantastic stay!! The house is beautifully decorated, warm and equipped with just about everything you could need from board games and DVD's to kitchen equipment. We absolutely loved the log burner, snuggley blankets and candles. The location is perfect...we were able do have the best of both worlds with Christmas shopping in York on the Saturday then a long walk in gorgeous countryside on the Sunday. We had an amazing stay and were made to feel so welcome. The cottage is gorgeous - we didn't want to go home!! Thank you for letting us stay xx

We live on the farm so are always about to help if needed. My 15 year old daughter can also babysit if requested. She's very responsible and lots of fun!

Simply amazing.

We stayed here for 3 nights for my daughters wedding. As a family we have stayed in quite a few cottages over the last few years, but never anywhere like this. The cottage is absolutely beautiful, so much thought has gone into providing quality features throughout the entire property with some really great small touches that make you feel so important. The welcome pack went far beyond anything we have received before (including a freshly baked cake) Thank you Sarah.

Beautiful House in a Beautiful Setting

I booked the house for a hen party having read great reviews and seen the photos online. It definitely lived up to more!

Such a gorgeous house with everything done to a top standard, great living space in which everyone could sit around comfortably and a great outdoor space for games etc.

We cooked dinner in the house on Friday night which had all the utensils and everything we needed, Sarah recommended a lovely little walk for us on the Saturday morning so we could make the most of being out in the countryside and we were only 25 mins in a taxi from York City Centre for our afternoon of cocktail making and evening of dinner and drinks.

The beds were extremely comfortable, miniatures such as makeup remover, body wash etc were provided as well as a lovely little hamper with the most amazing homemade choc brownie! Thanks Sarah...must get the recipe!!

Would love to come back in winter and have a cosy weekend snuggled by the stove!!

Thanks again for a brilliant stay and making sure we had everything we needed!

Beautiful property set in lovely grounds with every need catered for. Would definitely visit again.

I stayed here with 8 of my friends and we were all very impressed. Everyone wants to return, both as a group, but also with our own families. Having stayed in many large cottages in various locations, I have to say, this really is the best Any of us have stayed in. The barn conversion really is beautiful and is set in stunning grounds. The property is beautifully decorated and the owners have considered everything when furnishing the property, from warm blankets to snuggle by the fire to facial cleanser and cotton pads in case you forget to take your own.

We were over the moon with the lovely basket of items provided for our stay, like eggs and fudge, and this was made even better by Sarah, the owner, baking us a homemade cake, which we enjoyed by the log fire.

The owners were extremely helpful whilst at the same time allowed us space and privacy.

There was plenty of parking on the large gravelled area for many cars.

There are two lovely pot bellied pigs outside who like to come to see who is around which was lovely and people visiting with children would particularly enjoy.

The property is set in a beautiful rural area but is also not too far from York itself. We also travelled to the North of England Activity Centre in traffic in less than 25 minutes, which was great.

This property has a lot to offer and I can’t imagine anyone booking to be disappointed as it really is a lovely place to stay. I can’t wait to return.

Beautiful cottage on outskirts of York

The owner Sarah was helpful and accommodating right from the moment we booked. The cottage was perfect and even included a little hamper to get us started. Also all the small things like toilet roll etc were provided which makes a big difference! WiFi worked perfectly. Would definitely recommend this cottage to anyone. Thank you for a lovely stay!

Beautiful property, perfect location, and wonderful hosts

My family and I had a wonderful visit to York, made even better by this property. It’s situated only 20minute drive from the City Centre, and within the heart of Sand Hutton.

Decor is modern, but the place still holds a traditional feel to it, made even better by the incredible fireplace.

I would definitely recommend this property to anyone who is visiting York
