About the property

Prony farmhouse has a giant treehouse building & is surrounded by countryside

Accommodation: There is loads of space in this farmhouse, but nothing rambling about it. This has been refurbished to a very high specification and would make a great self catering holiday home for families and large parties. On the ground floor is a bright and spacious living room with windows overlooking the hills and a further open plan space with two comfortable armchairs and a wood burning stove. There is a modern and well equipped L-shaped kitchen with double oven and induction hob breakfast bar with stools, and just off the kitchen a separate dining area. There is also a separate utility room to the kitchen. On the ground floor there is a double bedroom and a shower room.

Upstairs is the family bathroom and the remaining bedrooms - twin room, double and master as well as a great ensuite and separate dressing area.

There is underfloor heating throughout downstairs as well as radiators upstairs in the bedrooms.

There is an impressive treehouse in the garden with a large sandpit, ideal for children and grown ups alike! The garden also features a large 6 ring gas BBQ, ideal for al fresco dining.

Parking: There is ample parking around the farmhouse and various outbuildings for several cars.

Accessibility: There are no stairs into the property, and wide entrance to both the lounge and kitchen. As there is a bedroom on the floor and shower facilities on the ground floor this makes it suitable for people with mobility issues.

Area: Prony Farmhouse is well placed for both Ballater and Braemar. Ballater is known as the gateway to the Cairngorms National Park, and is set in magnificent scenery and easy reach of Balmoral, the Scottish holiday home of the Royal family. The village offers a range of local amenities including a variety of shops, award winning restaurants, hotels and primary schooling. The area in general is a haven for the outdoor enthusiast with a wide range of sporting activities. For the golfers Ballater has an 18-hole golf course with clubhouse, and the area has excellent hillwalking, on/off road cycling facilities and the ski centres at Aviemore, Glenshee and the Lecht are within a short travelling distance. For the sportsman, the River Dee is one of the most popular salmon rivers in Scotland and the River Don is famous for its trout.

Our Opinion: A real luxury retreat in a beautiful part of Scotland with magnificent views over the River Dee valley - there is plenty of space to enjoy the peace and tranquillity in this lovely property. The treehouse in the garden is truly unique and ideal for families with young kids, although we believe adults would also enjoy drinks of an evening on the elevated platform which is a perfect spot to sit and ponder.

Cancellation Policy

Once a booking deposit has been paid and the booking confirmed in writing, the Tenant is liable for the whole amount of the rent for the period booked.

Any cancellations must be made in writing and acknowledged by us.

If notice of cancellation is given more than 8 weeks before your arrival date, 25% of the total tariff is non-refundable If notice of cancellation is given with less than 8 weeks of your arrival date, the full amount is payable.

Holiday / Cancellation Insurance. Once booked, the Tenant is liable for the complete Property rental costs. As such, it is strongly recommended that the Tenant take out suitable holiday / cancellation insurance to cover costs incurred by unexpected holiday cancellation. Booking Protect, which is a cancellation policy, is offered as an option at the time of booking via the TS Holiday Lets website.
