About this property

Lovely 4 bed house 200mtrs from the beach.

A lovely bright seaside house, 200m from the beach and Hove lawns. On a quiet street a very short walk from just about everything - cafes, restaurants & bars, playgrounds & parks, shops, galleries & theatres. 10 mins walk along the seafront to the West Pier, Brighton Centre & i360. In a quiet friendly neighbourhood, plenty of space and light, real beds for everyone. The house is perfect for couples, business travellers, families (with kids), and groups of friends.
It's a warm, sunny home and the rooms are all a good size. We've just renovated the whole house so everything really is perfect but it still has a nice quirky character.
There's a great sofa, big enough for 8 people to relax.
The dining table will sit up to 8 people and the kitchen has everything you'll need to cook a proper meal, basic ingredients (olive oil etc.) are provided. Though you'll probably want to try the huge selection of really good food available in the cafes, pubs and restaurants on your doorstep. There's also a dishwasher so cleaning up is easy.
The 2 bedrooms on the 1st floor can be set up with king size beds or 2 singles. The 2nd floor bedroom has a king size bed, and the attic room has 2 single beds.
The attic bedroom is accessed by a 'spacesaver' staircase it takes a little getting used to and isn't really suitable for anyone infirm or very young children.
There's a roof terrace at the back of the house that get's plenty of afternoon / evening sun, lovely to kick back and have a coffee or glass of wine on.
There's a good WIFI connection, a new smart TV that you can access your Netflix account on, iPlayer etc. And a hifi in that you can connect up to your phone or iPad or just listen to the radio if that's all too hi-tech.
Brightonians argue endlessly that their neighbourhood is the best, but actually this is the one. It's a lovely quiet street with almost no through traffic. The beach is just 200 metres away and it's the nicest bit of the beach. The Old Market venue is at the top of the road. There are endless bars, restaurants, pubs, boutiques, theatres, galleries and cinemas within a few minutes walk, I'll be happy to let you know which ones are the best - and which to avoid. You can see the i360 from the upper floors (it's 5 minutes walk away). The Brighton Centre is a 10 minute walk along the seafront.
If you want a quieter time Brunswick Square 200m away is a lovely quiet green space surrounded by Regency terraces. Just up the road is St Anne's Well Gardens a beautiful wooded park with a nice playground and of course cafe.

A lovely sized house in a quiet road yet in the centre of town!
We rented the property as part of our son's wedding day - it had all the rooms we needed, good sized kitchen and dining area and the delightful outdoor roof terrace was perfect!

I am a freelance photographer, my wife and I bought no.12 as a run down student house, with the windows literally falling out. 19 great years and 3 children later, the house is looking much better but I'm a bit grey.
I lived in London until my early 30's but always loved Brighton with it's history of hedonism and proud liberal spirit. Moving here and buying this house was definitely one of my better decisions. We moved up the hill a bit in 2010 to have a bit more space and a garden but have always been determined to keep no.12 and will probably move back here when the kids finally move out.

Why they chose this property

No.12 is a typical Brighton Regency house, it's tall and skinny and originally it would have had 2 rooms on each floor. It was built some time in the 1830's as part of the Brunswick Square development, it's got lots of character but not many straight doorways. We opened out the whole ground floor so you step into one really big living / dining room with the kitchen out at the back, and converted the attic to make an extra room. The house is light and fresh with stripped or painted floors in the bedrooms and staircase but it's cosy and quiet when you draw the curtains and turn on the heating.
We completely renovated and refurnished the house at the beginning of 2016, I went to great lengths to avoid making it another IKEA showroom and hope you'll appreciate my slightly eccentric taste.

What makes this property unique

The really great thing about no.12 is the location, you really are a 2 minute stroll down to the beach and Hove lawns, I think this is the nicest bit of the beach.
The street itself is quiet and friendly, it's in a one way system that makes it a bit hard to find first time but means there's almost no through traffic.
You are a very easy walk from the i360, the Brighton Centre, The Lanes and pretty much everything else you'll want to visit.
