Apartment, 2 Bedrooms, 1 Bath, (Sleeps 4)
- English, Spanish, Italian
My name is Luca and I was born in this magnificent palace in front of the Duomo and now with pleasure I propose my apartment for those who are attracted by the beauty of Florence and its history.
Luca purchased this Apartment in 1810
Why Luca chose San Giovanni
The entire top floor of the building belonged to my family for over 200 years and whether you're a newcomer to Florence or a regular visitor, I'm always on hand to give advice on everything you’ll need to get the most out of your stay.
What makes this Apartment unique
The best location in the Florence’s historical centre.
100% refund for cancellations more than 60 days before check-in date.
Stairs stairs stairs!!
I was duped into renting this flat. I expressed that we couldn’t climb many stairs due to my girlfriend having bad knees.
I was told that it was just a couple easy flights of stairs. That was a lie. It’s 5 steep sets of stairs.
Only rent this place if you are in very good shape and like the extra gains of stair-stepping.
Read, read, read!!!
I was very disappointed in reading your feedback.
First of all, here nobody duped anyone.
It is clearly written both in the description on the first line and in the rental agreement on my VRBO announce that there is no elevator in the building and that there are steps to climb (87 steps).
Reading the more than 180 feedbacks that I have would have helped you to realise that my flat was not the right one for you to book.
You expressed that you could not climb many stairs due to your girlfriend’s knee via mail only once you already reserved (see mail in below) the apartment.
The person in charge of checking you ( I was on holiday ) in replied you that it is on the top floor, with no elevator and with stairs to do.
She offered to carry your girlfriend suitcase (as she did) and she wrote you that your girlfriend could have climb the stairs “easily” meaning “without luggage”.
If you know that you cannot climb stairs, it is your responsibility to book a flat with an elevator or at least to carefully read the description or ask for details before booking.
This is a general rule: Next time dear Matt, you have to read carefully the property description to avoid any problem with the owners that are working hard to obtain a good quality for your stay.
Just to let you know that if you'd asked me to cancel your reservation, there was no problem at all.
Writing that you have been “duped” is offensive for me and for the way I rent out my flat since years.
Here in below the emails you exchange with Valeria who tried her best to help you, just to clarify your behaviour for my future guests that, I’m sure, they will appreciate my answer to you.

This is Valeria and it will be me welcoming in Florence on January the 19th at the flat in……….that you booked until January the 23rd.
Please let us know ASAP how you want the beds set. We have 2 bedrooms: one has a French size bed (for a maximum of 2 people) and the other one has a king size bed that can be split into 2 single beds if you prefer.
I’ll wait for you in front of the building’s main door, on the street. I’ll help you with the luggage, give you the keys and explain you the flat. I’ll be available for other information in case you might need some.
I also need to know at what time you’ll get in town so that I can be at the flat in time for you. Are you coming by train?
If yes, please provide me the train’s number so that I can check in case of delay.
Looking forward to meet you,
Here in below my mobile number.
Whatsapp for me is ideal (Telegram also) but of course also calls or sms are fine.

Thank you for writing.
You may leave the beds pushed together.
We will be taking the train from Venice on the 19th but I don't know which one yet, I will let you know as soon as possible. I don't see your phone number listed in the email you sent. My friend has whatsapp and we will try to contact you using that when we have your phone number.
What floor is the flat located? Do we need to use stairs or is there a lift? My friend has hurt knees so stairs are difficult.
We are very excited to meet you.

Thanks for your reply. My number is ………...
Let me know the details of your train from Venice when you know it.
There is no lift to reach the apartment. We need to do stairs.
It is a third floor. Don’t worry.
I’ll help your friend. I’ll bring his luggage and he can take the stairs easily. We’ll manage and the view worth the effort! Trust me!
See you on Sunday!
WhatsApp is perfect for me!
Best location ever!
Last year I took a picture of the cute apartments around the Duomo, and said it was my dream to one day stay in one of them. Little did I realize that the next year we'd be staying in one of those apartments since we loved Florence so much we wanted to come back! The apartment is homey, well-stocked and the location and views can't be beaten. We realized that there are stained-glass windows that can only be seen from the apartments along this stretch. Luca was a joy to communicate with and made our stay great. Comfy beds, tiny but nice kitchen (with a dishwasher, even!) and about those stairs? Totally worth every step.
Best apartment in all of Florence
First off Luca was a great host. We really enjoyed meeting him at check-in as his personality was great and he was very thorough in showing us everything that we needed to know about staying in his apartment. The location of the apartment was amazing. We couldn’t have asked for a better spot, right across from Duomo. The apartment itself was updated with super nice windows, bathroom, and comfortable beds. Based on the location, Luca, and condition of this apartment we had an amazing experience and this is one of the favorite spots that we stayed at in Italy.
Close to everything and beautiful view of Duomo
Lucca was very helpful and everything was exactly as depicted in the listing. We had a wonderful 3 full days in Florence. The Duomo was directly across from the apartment. Would recommend to anyone, but need to be in good shape. Apt is on the 4th floor and no elevator, but worth the climb and exercise.
Great location for touring Florence
This property is located right across the square from the Duomo and is a wonderful base from which to explore historic central Florence. The apartment was clean and very comfortable, and it met all our needs during our 5 day stay.
Fabulous Florence Apartment
We spent a wonderful 4 days in Luca's lovely apartment which was so comfortable, clean and in the heart of beautiful Florence. The 90 steps up to the apartment are well worth the added exercise and Luca has help on hand to help with luggage when you arrive. Highly recommended - we're already planning our return visit. Grazie mille
