A great deal of thought has gone into providing exceptional accommodation for those seeking something special on holiday. A delightful house built to a high specification where the whole atmosphere is light and roomy as reflected in the attractive modern furniture. Brea House is built on three floors overlooking the tennis courts, the children's park and across countryside. There are four bedrooms plus a baby room supplied with a cot. The house benefits from an efficient central heating system with underfloor heating and a wood burner in the lounge. Parking is available at the front for three normal size cars with a large decking area to the rear. The magnificent beach of Perranporth is just a ten minute downhill walk and the village boasts a range of small shops, bars, restaurants and cafes. Many interesting areas surround Perranporth such as Newquay, St.Agnes, Truro, Falmouth and St. Ives, a large number of beaches, restaurants and tourist attractions to suit everyone in the family.

First Floor: The entrance hallway leads into a well-equipped open plan kitchen/diner and living room area that is very spacious and a perfect hub for family holiday life. The kitchen is fitted with an electric oven and hob, microwave, fridge, freezer, dishwasher and a highchair, and a large oak table with matching chairs in the dining room accommodates up to eight people. In the lounge a 32 inch flat screen TV and comfy sofas and chairs make this an enjoyable relaxing space. The room benefits from a wood burning stove and underfloor heating, and lovely rear views over the park and countryside from the balcony. There is also a wc on this floor.

Second Floor: Stairs lead up to bedroom one, the master bedroom, which has a kingsize bed (5ft). A dividing wall separates the main room from a baby room (supplied with a travel cot) and an ensuite shower room with fully tiled floors and walls is fitted with a large walk-in shower, hand basin and wc.

Ground Floor: Stairs from the first floor lead down to bedroom two which is furnished with a double bed (4ft 6ins) and has French doors opening onto the decking. Bedroom three has twin beds (3ft) and also enjoys French doors onto a decking area, and bedroom four is furnished with twin beds (3ft). Also on this floor is the main family bathroom with bath, shower cubicle with mains shower, hand basin and wc. A utility room houses the washing machine and a tumble dryer. A rear entrance leads, via steps, onto the decking which is supplied with patio furniture.

Pets: Two well-behaved dogs welcome, if supervised at all times.

Lifeguards are also stationed at the Perran Sands end of Perranporth beach from mid May to the end of September.

• Perranporth beach is dog friendly allowing dogs on the beach all year round. From July to September dogs must be kept on a short lead between 10am and 5pm.

• Perranporth has access to South West coast paths in both directions for walking and exploring this beautiful part of Cornwall.
