Beautiful detached 1890s cottage loving restored retaining its character & charm
Launched June 2016……. Luxurious and romantic 1890’s detached holiday cottage in the beautiful conservation village of Bowden, Melrose. Set at the foot of the rolling Eildon Hills and adjacent to the St Cuthberts Way, the cottage is ideally located for getting out and about in the Central Borders.

Oozing character and charm, this enchanting period cottage has all the right touches for a heavenly getaway. Imagine gentle country walks from the doorstep, a roaring woodburner cradling a creamy cappuccino or dram, or simply easing your way into the day with a lazy brunch on the patio listening to the tranquil sound of birdsong.
As a special touch, all guests receive a chilled bottle of Champagne and a welcome basket containing homemade preserves, home-baking, filter coffee and seasonal treats.
Beautifully presented throughout, the attention to detail stands out, with plenty of little touches to make your stay a special one. The interior has been carefully styled to create a feeling of warmth and ambience tied together with a gentle scheme of soft whites and calming neutrals along with one or two cosy accents for a bright pop of colour.
The sitting room is perfectly sized for couples’, families or friends with two generous sofas in soft saddle leather positioned around the woodburning stove. Unlimited logs are supplied for your use during your stay.
The cottage benefits from high speed fibre broadband offering fast internet connectivity, and for entertainment, a Smart TV offers plenty of media options but which can be cleverly hidden away when you want to switch-off and enjoy some quiet time with a good book. A Bose speaker system links via bluetooth to your tablet or smartphone so you can enjoy your favourite music. Owners have supplied a wide range of DVD's, books and games to suit all tastes and age groups.
The sweet bespoke country kitchen with its oak worktops, oak beam and belfast sink benefits from underfloor heating. With lots of lovely touches and pottery from Emma Bridgewater, quality Denby crockery and hand painted tiles from Maggie Mumford. There is seating for four people. This leads out to a small but quaint private patio with garden furniture and a Weber gas barbecue to enjoy alfresco cooking and dining. There are planters filled with colourful flowers which gives the terrace a Mediterranean feel.
The smart contemporary bathroom again benefits from underfloor heating along with luxurious towels, fluffy bathrobes and spa toiletries for a little pampering. The bathroom offers a deep bath to soak in or a refreshing rainfall shower.
The comfort continues into the ground floor master bedroom with its kingsize bed and tranquil colour scheme.
Upstairs on the landing there is a cosy snug filled with natural sunlight where you can relax on the cuddler sofa and have a read. Its also a great place for children to hang out and have their own space beside their bedroom. The first floor bedroom is bright and cheerful and can be configured to twin singles or a super-king bed as required. We would ask that guests notify us how they would like this room made up at the time of booking.
A cot and highchair are available free of charge on request and should be notified at time of booking. Guests are asked to bring their own cot bedding .
Up to wo well-behaved dogs are welcome at a cost of £25 per dog. They must be cleaned and dried in the laundry room before entering the cottage. Dogs are not permitted on the furniture, and must be kept on the ground floor - excluding master bedroom which is carpeted.

Affordable luxury in beautiful surroundings
The attention to detail that Robin and Angie Lister have put into this cottage is an example to all holiday let owners. The welcome pack is truly that, kicking off the holiday in the best way possible. Angie herself was there to greet us and had lit the fire ready for our arrival. The whole cottage is fitted out to the highest standards and details such as complimentary toiletries just added to the feeling of being really treated. The countryside around is spectacular and there are lots of places to indulge foodie cravings.

Beautiful property & amazing attention to detail.
Easter weekend break with Family (two older teen daughters came too) and had to get straight onto TripAdvisor… this rental is simply 5-STAR! The cottage is beautiful, set in a lovely location, easy short drive to Melrose and the surrounding area and a relatively short train ride to Edinburgh too. Rooms are stunning and the outdoor suntrap patio is lovely. Facilities are top rate including superb internet connectivity. We’ve stayed in some really gorgeous rentals in the UK and USA over the years but this is something special.
The Hosts, Robin and Angie, make what is a very good rental into an amazing experience. Their attention to detain is simply superb. The welcome pack inc. chocolates, cakes and champagne, tons of logs for the fire, magazines and books to read, DVD’s to watch… the list is endless. All facilities are sharp, and in tip top condition, no worn out novels and guide books here, all is perfect. If you have stayed in 5-star rentals before come to Kirkton Cottage in Bowdon near Melrose and see what 5-star really looks like!

Had a great 3 night break with my family here. The owners have created a luxury cottage which is very well equipped, everything within is quality. Located in a quiet village but just minutes from larger villages with everything you'd need. Loved it!

Fabulous luxurious cottage!
A warm welcome from the owner Angie and fantastic kerb appeal made us realise very quickly this was somewhere special! Everything you need or want for a great break is provided in Kirkton cottage. The owners have put a great deal of thought and time into the furnishings and decor of the cottage. Beautiful crockery in the country style kitchen, and very comfortable beds and bedding, nothing has been missed. The cottage is absolutely spotless, and I have to admit to being very fussy! Bowden is a great base for walking the many trails in the area and exploring the nearby Border towns. Well done Angie and Robin for creating a very special place, we will be back!

Luxury cottage with added extras!
We were greeted by angie on arrival who showed us where everything was and answered our questions about things to do in the local area. This was a lovely personal touch and helped us to avoid the usual searching around for things/instructions for how to find/work things! The cottage itself was spotlessly clean, beautifully furnished and extremely well stocked. The welcome pack was more than generous with goodies and treats for both adults and children; the bottle of champagne was a special treat! The only thing we would've liked on arrival was some milk in the fridge as we were ready for a cuppa after our long journey, however, with a large supermarket just 10 mins drive away, we were soon stocked up. The selection of books, games and DVDs was amazing; Our boys (aged 9 and 4) were kept entertained whilst we were in the cottage.
The location for exploring the Scottish Borders was great and on Angie's recommendation we caught the train to Edinburgh ( kids travel free off peak) and visited the coastal town Dunbar, where the kids enjoys the east links family park and swimming at the local leisure centre.
All in all this was the best uk holiday cottage we have stayed in and would highly recommend.

Location & Luxury
Just back from a short stay at this cottage - beautifully furnished & very well equipped.
The owners have clearly spent a huge amount of time & effort ensuring every need is catered for from a huge array of baby equipment & supplies, books, games & DVD's for every age, luxury bathrobes & toiletries to the Himalayan Pink rock salt for those that like to cook!
Time can be whiled away in the small but perfectly laid out rear terrace area with a BBQ, curled up reading or iPad - 'ing' in the snug, playing games at the kitchen table, relaxing in a very deep bath or just chilling out listening to music in front of the log burner.
If I had a checklist of all the things I want in a self catering property, this would tick every box.
It really is ideal for romantic getaways, families with babies to teens & more mature couples looking for a peaceful break without having to climb stairs.
We were having a romantic/golfing break & the location is perfect with lots of easily accessible courses in the area.

Kirkton Cottage, Bowden, Melrose is a perfect base for exploring the wider attractions of the central Borders area. For sightseeing, the area sits in the heart of myth and legend and visitors come from all over the world to soak up its rich historical connections. A climb up the three peaks of the Eildon Hills for amazing views is a must.
The Scottish Borders has its share of historic and grand stately homes and castles open to the public with their beautifully manicured gardens and treasure troves of paintings and artefacts. After taking in all that history, unwind with a coffee and cake in their on site restaurants and giftshops. From Abbotsford House in Galashiels, the beautiful home of the great writer Sir Walter Scott, Manderston House, Mellerstain House, the magnificent Floors Castle and Thirlestane Castle to name but a few within a short drive, will not fail to impress.
The area has a wealth of walking routes for all abilities. Melrose is the starting point for St. Cuthbert’s Way which charts the historic trail of this revered seventh century Saint on a 62 mile walk between Melrose Abbey and the Holy Island of Lindisfarne. st Cuthberts Way passes through the village of Bowden where you can begin your ramble from the front door. The area also has the Southern Upland Way, Borders Abbeys Way and Sir Walter Scott’s Way for planned routes.
For golf fans, the picturesque 9 hole Melrose Golf Club sits in the shadow of the Eildon Hills while the 18 hole courses at Galashiels and Torwoodlee both sit nearby. Alternatively choose from over 30 courses within a 30 mile radius including the fantastic championship courses at Cardrona in Tweeddale or The Roxburghe at Kelso.
For those keen on fishing, the famous Tweed and its tributaries provide the opportunity for salmon, trout and grayling, with notable middle Tweed beats offering some excellent value fishing.
For Shooting, just a five minute drive from Kirkton Cottage and you will arrive at Bisley at Braidwood where you can pay and play, sharpen up your eye with a few shooting lessons, or try the first full-bore pipe rifle shooting range in Scotland. There is a restaurant and associated retail units on site.
Cyclists will delight at the range of biking options across the wider area from long family friendly forest cruises to high energy burning climbs, including the 7Stanes biking centres at Innerleithen and Glentress which are just a half-hour drive away.
Go Ape at Glentree, Peebles provides some mid-air challenges as you negotiate the routes through the forest canopy and zip slide your way back down to the ground. Not for the faint hearted!
For families, there is a playpark and tennis courts in nearby Melrose, a multi-screen cinema, skate park and swimming pools in Galashiels (7 miles), Hawick Leisure Centre (16 miles) or try the wonderful forest adventure playground with huge slides and zip wires at Bowhill House and Country Estate (10 miles). The Borders Donkey Sanctuary just 2 miles down the road is open to the public at 2pm on weekends for tours and a chance to feed these lovely rescued Donkeys (seasonal).
For those wishing to venture to the city, there is a train station at Tweedbank near Galashiels just a 10 minute drive from Kirkton cottage where there is ample free parking available. The train takes you directly to the centre of Edinburgh in 55 minutes through scenic countryside. 2 children travel free with an adult see the Scotrail website at https://www.scotrail.co.uk for prices and terms & conditions.

For those looking for something a bit more relaxing, why not book a spa day at one of the beautiful locations across the region including the superb Stobo Castle Health spa west of Peebles.
There are museums, Abbeys, great independent shops selling local produce and crafts, art galleries and much more across the central Scottish Borders.
The coast is an hours drive away. The best beach is at Ross Sands nestling between Holy Island and Bamburgh in Nothumbria. You can get boat trips from Seahouses just down the road from Bamburgh out to the Farne Islands for bird and seal watching.
East Lothian has some beautiful stretches of sandy beaches and bays. In the Scottish Borders Eyemouth has a busy harbour and maritime museum. Within an hours drive there is a wide selection of activities including diving, surfing, sea fishing, and of course, sandcastle building!
