Gorgeous ground floor 1-bed apartment in the heart of Brighton's famous Lanes!

This bright & spacious ground floor flat is right in the heart of The Lanes - ideal for both holiday and corporate lets. Sleeping up to 4 people, this spacious pad oozes colour and style throughout its 45 square meters with large open plan living space, designer bathroom, snazzy bedroom with king size bed and private outside terrace.

This spacious ground floor apartment on Ship Street occupies the whole ground floor of Gordon House - a beautiful Grade 2 listed building we bought and restored back in 2011. Ship Street Gardens, a beautiful & ancient twitten, runs along its north side (twitten is an old Sussex word meaning ‘lane'). There are 4 other apartments in the building which we also let out.

The entrance door to this flat is off a communal entrance hall with entry phone system. A bright corridor with shuttered widows connects the living space at the front with the bathroom, bedroom and terrace at the rear.

The large open plan living space has a double aspect and offers ample space for cooking, eating, working and relaxing. The white gloss kitchen comes fully loaded with halogen hob, fan oven, microwave, fridge/freezer, toaster, kettle, coffee machine and dishwasher. There are enough plates, glasses and crockery for 6 people with enough saucepans and cooking utensils to host an episode of 'Come Dine With Me’. The feature kitchen island comes with two bar stools, power points for laptops and cool pendant lights above. Next is the dining table with 4 chairs (+ 2 extra fold aways). The rest of the space is home to a leather corner sofa (which pulls out to make a comfy double bed), an armchair and a side board with a massive 46” HD Smart TV on top that's connected to a soundbar with Bluetooth connectivity. There’s also a DVD player and a selection of classic movies in the cupboard below. Guests can also enjoy free access to our Netflix account via the TV.

There’s a utility cupboard off the entrance hall with washer/dryer, iron & ironing board, vacuum cleaner and drying rack. Next door is the cool designer bathroom with P-shaped shower bath with power shower above and a separate hand shower if using the bath. There’s also a basin on a vanity unit and a WC. Complimentary 'Duck Island' shampoo, shower gel and hand soap are also provided in lovely little pump dispensers.

The bedroom at the rear of the flat has double glazed windows and is dominated by a king size bed with a huge bespoke leather headboard. A large wardrobe area is behind sliding mirror doors with a small chest of drawers inside. There’s also a dressing table and even a wall mounted TV (with DVD player). A double glazed door leads out on to the private terrace with table and 4 chairs.

We have let this holiday apartment out for the past 4 years through a local holiday let specialist but now we have decided to take the plunge and do it all ourselves here and on Airbnb.

Other things to note:

(1) STREET NOISE AT WEEKENDS: If you’re looking for total peace and quiet, please be aware that we are right in the centre of Brighton’s Old Town and it can get quiet noisy out on the streets around our building throughout Friday and Saturday nights. All of this is beyond our control - however, our prices do reflect this fact as similar apartments in Brighton rent for over £100/night. That said, the bedroom does has double glazing and we even provide ear plugs for the really light sleepers. In reality, you are far more likely to be disturbed by Brighton’s seagull population who never seem to sleep!

(2) HOME SAFETY: We are professional landlords and as such you can be assured that the whole building (containing five apartments all of which we own) meets all current safety standards including annual gas safety tests. The building is also protected by a modern, fully maintained fire detection system with smoke and heat detectors in each apartment connected to a control panel in the communal hallway. The system is tested every Thursday morning by our contractors at Brighton Fire Alarms.

A beautiful apartment. Lovely location. Very close to both the beach and the shops

Just recently spent a thoroughly enjoyable few days here and I have to say,

this absolutely gorgeous apartment, quite simply put, is the loveliest holiday accommodation in which I have ever stayed.

The first thing that struck me when I walked in was its size; much larger than I had expected - and so incredibly light and airy.

An important factor for me is the cleanliness of a place and this property is clean. Pristinely clean!

The whole apartment is exquisite; so beautifully and tastefully decorated throughout to a very high standard and it was abundantly clear to me just how much thought, planning, time and love had gone into everything.

Every inch of the apartment is testament to the hosts' sheer hard work.

To see the photos of how the property looked before, to how it looks now, after its refurbishment, is really quite impressive.

James and Graeme, you really have provided the guest with everything they could possibly want and need to make their stay as happy, relaxed and comfortable as it could possibly be and the attention to detail is quite something.

All those little things that you wouldn't necessarily think of or remember to pack are all here; everything has been so well thought out.

The outside terrace is a charming little feature and its position within the apartment, a definite added bonus.

Just open the door that leads out from the bedroom and you're outside, in your own little private space.

A lovely little suntrap too, I soon discovered.

One thing that's mentioned quite prominently, with regards to the apartment's location, is the degree of noise.

I must say, in all honesty, at no point during the whole time I was there, did this prove any sort of a problem.

During the day, there were obviously people milling around and you could clearly hear their chatter, laughter, whatever...

Nothing however out the ordinary.

Weekday evenings, as the volume of people lessened, the area would obviously become that much quieter.

The weekend evenings didn't bother me anywhere near as much as I had anticipated.

There is a pub really close by with a very late licence on Fridays and Saturdays, but there's also a host of earplugs dotted around the apartment, so that puts paid to that!

In terms of location, this apartment really could not be better placed. Beach one end, retail heaven the other.

I would have no hesitation in recommending this accommodation to anyone.

I personally loved it so much that I've already booked for next year!

Just what we wanted

A great apartment in the centre of Brighton. It was really clean and tidy and well appointed with everything we needed for a break in Brighton.

With a 5 month old baby we used the kitchen facilities to cook and for once were glad we hadn't packed half our kitchen to bring with us!

I understand why some have said it could be noisy (and we found the supply of ear plugs), but we weren't affected by this.

The only thing we did find was we felt we had to keep the shutters over the windows so we weren't overlooked from the street.

Overall we would definitely recommend this apartment and would stay here again.

Stunning Apartment - within walking distance of everything !

The property is extremely well presented and equipped. It is a few minutes walk to the beach, the Pier and the nearest shops are all close by.

The marina is about 3 1/2 miles away but can be easily reached either on foot or by bus.

Fantastic Apartment, Amazing Location

My daughter and I had an amazing few days in Brighton, your apartment was absolutely gorgeous, very modern and had everything we needed, although we were out shopping most of the time!!

The apartment is so ideally situated for everything, close to shops, restaurants, beach and was great that we could just pop back for a quick pit stop whenever we felt.

Only downside was the night time noise which we were aware of after reading previous reviews, but it really didn't affect our stay (and thanks for the supply of ear plugs!)

Overall we had a lovely stay, just wish it could have been for longer, but would definately return.

Beautifully designed flat with all the amenities. Light and airy with outdoor patio, easy to access

The owners Graeme and James were always available and helpful at every turn. Lovely restaurants, cafes, shops, and the water within a short walking distance. You will love this warm inviting home away from home. We were happy to return at the end of each day!

PARKING: Parking is very expensive across the whole city so we recommend coming down to Brighton by train or coach. Brighton Station is just 10/15 minutes walk away or a couple of minutes (and about £6) by taxi. The nearest secure carpark to us is The Lanes carpark on Black Lion Street BN1 1ND where it costs £25 for 24 hours. The best & cheapest option is to pre-book your parking in advance with Regency Secure Parking on Regency Mews, BN1 2HF which is only 10 mins walk (or 1/2 a mile) from us. 24 hours parking here costs £14 and a whole week is just £83. Search http://www.regencysecureparking.co.uk where you can book online. More public carpark information is available on Brighton & Hove City Council’s website in their parking section (www.brighton-hove.gov.uk). Also try Googling Parkopedia’s website as it offers special deals on parking across Brighton & Hove including the odd private space for hire (www.en.parkopedia.co.uk).
