This pretty cottage is in the award winning Kings Yard cluster of houses on the edge of the village. This home is perfect for a family (with or without their pet) who want to be able to leave the car and walk either to the hills or the village. Hawkshead, itself described as one of the prettiest villages in the Lakes provides an excellent base for those wanting to explore the mountains and lakes or simply wander around the flower-filled lanes and cobbled yards or enjoy a pint and a meal in one of the local pubs.
This comfortable cottage offers excellent value accommodation in a great village location. The door leads into a small porch and then into the large sitting/dining room with comfortable settee and two chairs, flatscreen TV (with Freeview) with DVD player and a CD player. There is gas coal effect fire as a cosy focal point for the lounge area. Wifi internet access provided for guests. The dining room has a large table and 6 chairs and glass doors lead to the kitchen at the rear of the cottage. The kitchen is very well equipped with microwave, built in electric oven and hob, fridge/freezer and dishwasher. There is a washer/drier under the stars and an additional tumble drier in the outside shed.
Upstairs the main bathroom offers bath with an over the bath shower, WC and basin.
There are 2 pretty bedrooms with coordinated wallpaper and fabrics . The master bedroom offers a double bed and has an ensuite shower, washbasin and toilet. The second spacious room has 2 single beds that can be zip linked if requested to form a superking bed - ideal for 2 couples. The cottage is heated throughout by wall mounted storage heaters.
Outside - There is a large private patio/enclosed yard to the rear of the cottage with table and chairs - accessed either from the living room or through a covered area to the side of the property... making a secure space for bikes, dogs or toddlers ! The owners are dog lovers and have provided lots of touches to make the house perfect for our four legged friends - including a dog shower outside and a stair gate to help keep the dogs downstairs. There is parking for 1 car to the front of the property.

Primrose is a lovely cottage. So clean and warm. Everything you could ask for. Close to the village centre, lovely people and great shops. Plenty of walks from the cottage. I parked up when I arrived and didn't use my car after that which was fantastic. My only disappointment were the beds. Perhaps because I have physical issues so I'm probably being over critical. It wouldn't put me off staying there again.
Primrose cottage is in an ideal location in Hawkshead, with parking at the door, a secluded rear patio and all the amenities of the village only minutes away. The cottage itself is very comfortable, with well appointed bathroom and ensuite.
Overall, a perfect holiday retreat with combination of peace & quiet in the cottage and the village bustle only minutes away.
Definitely to be recommended, and we'll be back!!
Primrose cottage was fabulous! We have never stayed in such a well equipped cottage before and this just made the holiday. Having a lovely court yard at the back of the house also meant that we could eat our evening meal there before a little wander to a pub or two. Brilliant outdoor shower for anyone with muddy dogs! Perfect location for lots of nice walks, meals in the village and evenings in the sun. Please use the services of the local milkman who delivers all sorts of things! The Lakeland Hideaways team were really helpful and there if you needed them. It's the first time we have booked with Lakeland Hideaways but it won't be the last!
We had a great stay here in this cottage. It was clean and well equipped, having everything ourselves and our dog needed. The cottage was well located for the lakes of Windermere and Coniston and all the surrounding towns and villages.
The cottage was very clean and comfortable and catered for all out needs. The location was excellent with lovely shops, pubs and interesting places to visit. Our only minor disappointments were the very small television and the feather duvet on the double bed. We enjoyed our stay very much and hope for a return visit.
