Barley Cottage is situated in Burnham Market's picturesque Georgian conservation area, close to the beautiful North Norfolk Heritage Coast, with its miles of soft sandy beaches. The Cottage is in a peaceful backwater, yet only a few minutes stroll from the vibrant atmosphere of the village green, shops and restaurants, making it the perfect venue for a convenient and relaxing holiday.
The cottage is accessed through a 5 bar gate down a private drive and is part of a small row of terraced cottages, converted from the original Maltings' building with its own parking area for two vehicles.
Its traditional flint and brick exterior is complimented by the wealth of exposed beams inside. In summer the sun floods through the cottage and meals can be enjoyed outside, whilst in winter it is warm and cosy indoors.
The cottage comfortably sleeps 5/6 in three bedrooms – a king size master with a small en suite wc/shower room, a double bedroom and a twin bedroom. All the bedrooms are built into the roof space and have beams. The master has two dormer windows overlooking the garden and Maltings’ green. The 2nd and 3rd bedrooms have sloping rooflines with velux windows affording views to the back of the cottage and fields beyond. All the beds have duvets and two pillows per person. Linen and towels are provided.
The open plan living area (sitting, dining and kitchen) has double aspect windows and French doors. The sitting area has sofas and armchairs, coffee tables, flat screen freesat tv with digital recording box, DVD player, stereo and iPod dock. There is plenty of visitor information, maps, books and board games for your entertainment.
If you are enjoying a home cooked meal the large dining table in the dining area seats 6 persons.
The kitchen has cream shaker units, colourful wall tiles and a ceramic tiled floor. It is very well equipped with , ceramic hob electric cooker, microwave, fridge, freezer, dishwasher, iron, ironing board, china, cutlery, glasses, cooking pots and utensils etc.
The tiled entrance lobby houses the washing machine and the tumble dryer utility cupboard as well as providing coat and boot storage.
The main bathroom is on the ground floor leading off from the lobby. It has a bath, with a shower attachment, separate corner shower enclosure with power shower, large wash basin, shaver point and W.C. The floor is slate tiled.
There are night storage or electric heaters in all the rooms and in addition an electric wood burner effect fire in the sitting room. All electricity is included in the rental price.
The main lawned garden is in the front of the cottage fully enclosed by a gate, wall, fencing and mature shrub hedging affording a good degree of privacy. There is a built-in brick barbecue for guests' use. The well screened shingled patio surrounded by fragrant lavender bushes has a large teak garden dining table, sun umbrella and six chairs for al fresco dining. A garden bench and coffee table enables you to while away the hours with a book - or just catch the sun.
The front garden looks out onto the privately owned Maltings Cottages' green with mature trees. Guests are very welcome to sit or play on this area whilst respecting that it is communally owned by seven of the Maltings cottages.
The small shingled back courtyard accessed from the lounge, is ideal for pre-dinner drinks or bijoux al fresco dining.
The cottage has two allocated parking spaces for Barley Cottage at the end of the private drive in the large car park courtyard shared with the other Maltings' Cottages.

We regret we are unable to accommodate any guest's pets and the cottage is non smoking throughout including the grounds.
