Stunningly beautiful and renovated to the highest standards, The Hyning Estate offers seven self catering cottages. All are beautifully appointed and sympathetic to their 17th century origins. Retained beams, sandstone quoins, limestone floors, roof top patios, Juliette balconies and ironwork are skilfully combined with modern bathrooms, oak and granite kitchens, woodburning stoves and the latest high-tech appliances. Inspired design, the best local materials, reuse and sustainability all coalesce to create a truly outstanding holiday experience.

The Estate is triple glazed with ground source heat pumps and solar panels providing hot water and underfloor heating backed by Heat Recovery (MVHR) systems. Electricity is supplied from Hydro, Windpower, Biomass and Photovoltaic sources and we have an IEC62196 (Type 2) Mode 3 Electric Vehicle Charging Socket.

Two pairs of cottages can be linked together, so whether you require a quiet secluded hideaway for a short break, something larger for the family holiday, or a venue for a get together then we can help. We are fully licensed and can arrange catering for a celebration or event (please agree when booking).

The Carriage House is ideal for those caring for someone with low mobility and The Old Forge is also at ground level.

Location and setting

Easy to get to and close to the area’s main tourist attractions yet away from the Lakeland traffic hotspots, the Estate is accessed from a long private driveway which opens up to reveal extensive grounds with mature planting surrounded by farm and parkland in a beautiful and very peaceful setting.

Summary prices are weekly / 3 night weekend and for the standard occupancy (2 people per bedroom)

Short Breaks typically: 3 Nights 70% 4 nights 80%, 5 nights 90%, 6 Nights 95% of weekly prices.

There is a minimum stay of 3 nights in the larger properties and 5 nights at Easter, Christmas and New Year.

Changeover day - Completely flexible.

A deposit of 20% is required when booking and the balance is required 8 weeks before arrival.

If you have to cancel more than 8 weeks in advance then we will transfer your deposit to a replacement booking.

All cottages feature a large Samsung LED TV with Blue-ray 3D DVD, Freesat+ and BBC iPlayer with a huge selection of additional International TV & Radio stations (Guests have access to 4 satellites). The Pure DAB / CD sound system has an iPOD dock & media slots. There is a computer in one of the bedrooms which (along with your own devices) can link to a shared printer. Free WiFi is supplied by twin load-balanced ADSL lines which provides much faster downloads than is usual within the National Parks. Kitchens are hand made with thick granite surfaces, Butler sinks, Neff / Bosch Appliances (Induction Hob, Double Oven, Washing up machine, Washer / Dryer, Microwave, Cooker Hood), Liebherr Fridges & Freezers, Coordinated 4 slot toasters & Dualit kettles, Coffee Machines, Citrus Presses etc. Living areas and bathrooms all have limestone floors (polished in the bathrooms) whilst bedrooms are carpeted. All rooms are triple glazed and have underfloor heating with individual room thermostats. The heating / hot water is provided by a combination of 20 solar panels and ground source heat pumps. Water comes from a private borehole on The Estate. The latest MVHR systems provide an endless supply of warm fresh air (removing stale air & condensation). Bedrooms feature solid oak wardrobes, dressing tables, mirrors and bedside tables and all beds have 11" thick Pocket Sprung mattresses. We are approximately 6 miles from Kendal where you will find Supermarkets, Shops, Pubs, Restaurants and the "Kendal Brewery Arts Centre" for films, music & live entertainment. We are just 3 miles from Junction 37 on the M6 giving you easy access to the North, West and South Lakes as well as the Yorkshire Dales. Whether you are interested in Walking, Cycling, Water-sports or the many less-demanding Tourist Attractions then we have guide books and are always on hand to advise you.

The Lake District is known for its hills, lakes, streams, waterfalls, mountains, beautiful scenery and walks but the coast is also spectacular. The Hyning Estate sits on the border of both The Lake District and The Yorkshire Dales National parks and is within reach of 100's of local tourist attractions.

By car we are just 3 miles from M6 J37. It's best to fly to Manchester and take the train to Kendal although London Euston railway station is only 2.5 hours away by train so travelling to one of the London airports is also a possibility. We recommend hiring a car in order to make the most of your stay although a small number of guests do arrive by Taxi. We are 5 or 6 miles from Oxenholme station on the main London-Scotland train line. There is a regular bus service from the end of the drive.

The owners live & work on the Estate and will be pleased to provide you with local knowledge, help & advice and to do everything we can to help make your holiday as enjoyable as possible.
