With essential private pool and (free) WiFi, Villa Rosa is a private beautiful luxury home nestled into the Tuscan hillside within a few minutes drive or leisurely walk into vibrant Hill Top town of Cortona. Couples love it, families love it. It is heaven.

A two bedroom, two bathroom, fully furnished house with stunning expansive rural views for your Tuscan holiday.

You will find that Villa Rosa is a tranquil haven that instils a very special calm on your arrival. A wonderful way to start your fabulous Tuscan experience!

The House:

Villa Rosa is suitable for all types of travellers and holiday makers.

It is cosy enough for a couple that want a romantic break and roomy enough for a family, two couples or friends who wish to explore their Tuscan adventure together. WiFi enabled - including the garden and pool area outside, with two bedrooms, two bathrooms, great kitchen, loads of living space, comfy sofa, outdoor living and in particular there is a large wooden table for al-fresco dining, a BBQ, fireplace, garden, private pool and outdoor shower. Plus we supply an extra two fold out beds that you could use for another two children if needed. Baby is not forgotten with a porta-cot, high chair and pushchair.

Note: The bedrooms and living room all have ceiling fans and the double bedroom has air-conditioning.

Villa Rosa is a superb combination of the old and the new. A 400+ year old cottage with a 21st century renovation. Furnished with all the home comforts that make you melt into your surroundings and never want to leave.

As a comfortable, two level, two double bedroom, two bathroom home with easy indoor/outdoor living area and stunning pool and lawn Villa Rosa also has the essential internet/WiFi (for house, garden and pool), stereos (indoor and a portable player for outside), a library of books and music, children toys, plenty of garden to play in, a pool to relax and snooze by and a vista to die for.

The location;

The location is Tuscan perfection! A few minutes walk to Bar Torreone for brioche, bread, light lunches, and apertivo's, and across the road from the Bar is the Loconda I Grifi restaurant for both lunch and dinner. Great for when you don't want to cook or drive to a restaurant. Just 1km away - and within easy walking distance - is the vibrant City of Cortona. Cortona is packed with all amenities: entertainment, eating & drinking, markets, shops and nightlife.

Villa Rosa is a short distance from the hustle and bustle of Cortona but she cossets you in its private and secluded garden and pool for pure relaxation.

Getting to us is easy and when you first arrive, you are pleased to discover that you drive straight to the front gate and are not challenged by the more rustic locations in Tuscany. i.e. No steep, single lane, hairpin turns or gravel roads to navigate. Bliss.

PLEASE NOTE: There are NO other extra or hidden costs. Your rental rate is all inclusive with one exception - heating - which is metered and highly unlikely to be required in Summer!

Villa Rosa is an ideal holiday location for friends, families and the experienced travelers. You can spend your day by the pool soaking up the suns energy and recharging your batteries or you can explore the areas history and culture inculding the historic hill top City of Cortona with its Etruscan, Roman and Middle-Age architecture, Etruscan Tombs, Museums, Medici Fort, Cathedral and Churches. Not to mention the great bars and cafes that you can visit and sit at the outside tables to watch the world go by.

Cortona also hosts a large number of artist galleries, antique shops and festivals. The art galleries are full of treasures from sculpture, jewellery, oil paintings, water colours and Marquetry. Antique shops provide wonderful cool places to explore these treasures. The festivals are varied - from the snail festival, the mushroom festival to the pageantry of the Il Palio in Sienna and Cortona's own medieval celebration complete with crossbow competitions.

You can go further afield to wander the vineyards in the valley or follow the trail that outlines the area that Hannibal fought his famous battle with Flaminius on the shores of nearby Lake Trasimeno.

Other hill top towns beckon with Montepulicano (approx. 30min) and Montelcino (approx. 40min) with its famous Brunello wines. Sienna (approx. 40min) is close enough to go and enjoy lunch in the Piazza and stroll the streets in the late afternoon. Assisi (approx. 45min) is also nearby for those who wish to explore the wonderful Giotto murals in the church of St Francis of Assisi. Florence is an easy one hour away by train/car

For you to enjoy our unique home we provide a welcome pack with ideas of things to do and there is also an information centre in the heart of Cortona that will help pack your holiday with activities from cooking classes to wine tasting to golf courses.

Also English is widely spoken as Cortona has been aligned with The University of Georgia (USA) for summer school for over 30 years which has bought many English speakers to the town. Cortona is also the mecca for all those who love Frances Mayes and her Under the Tuscan Sun book and film.

The locals are welcoming and generous in their hospitality.

There are 5 supermarkets within a 10 minute drive, over 30 excellent restaurants in the City of Cortona which are well frequented by both visitor and locals. The shopping is vast - there are 3 excellent outlet villages within an hour's drive. The Arrezzo Antique market held over the weekend of the first Sunday of the month (except August) is the largest outdoor antique market in Europe. Hand-painted pottery from Deruta is about 40 minutes by car.

There is so much to do and these include visiting some of the beaches on Lake Trasimeno about 20 minutes away and there are ferries going out to the islands in the lake. Sailing is also available on the lake. For those of you who need exercise and love walking, there are marked trials for walks in the hills surrounding Villa Rosa. Two public tennis courts are located at the end of the road and of course a stroll into the City of Cortona is also to be claimed as exercise!

There are also two golf courses nearby that are well equipped and you can hire golf clubs.

Although Villa Rosa is well appointed and self catering we can help you explore other activities and amenities: Private Chef from I Grifi (just up the road), cooking lesson either half or whole days, ceramic/pottery course in the heart of Cortona or arrange with Dejan to take you outlet shopping (not for everyone), visit wineries for tours and lunches, or to take you to other Hill Top Towns in the region to explore their historic centres and culture. Villa Rosa is self contained and I think that on some days just sitting still and enjoying the tranquility, seclusion and delight of Villa Rosa will bring a huge smile of contentment to your face. Fabulous, breathtaking and beautiful

The scenary defies description and the villa is immaculately presented. With Cortona a short walk away (several attractive routes down to the medieval old hill town) the property is fantastically located. The pool is perfectly situated and lovely to swim in. The Alfresco dining was the best - at any time for breakfast, lunch or dinner. Perfect Tuscany. Thoroughly recommended.

Villa Rosa is perfectly positioned near Cortona so that you are also able to walk into town. There is plenty of parking if you wish to drive (a few minutes) and there are also many taxi's that can ferry you around for both short trips e.g. a trip into town for dinner or for longer structured/tour trips to visit wineries, local attractions and other hill top towns

The nearest hill top towns include: Montepulciano (35 mins) , Montalcino (45 mins) , Sienna (45 min) Florence (1 hr) Arezzo (30min), Perugia (40 min) Assisi (45/50 min) and more . . .

What to do:

- Wine tasting from small boutique to larger commercial vineyards,

- Cooking lessons for half or one day sessions

- Ceramic/pottery lessons

- Hill Top town exploration for Etruscan Tombs, Roman ruins to medieval fortresses - all found in Cortona and in the surrounding area.

- Food markets in Cortona and Camucia - which has a brilliant market on Thursdays which is at the bottom on the hill below Cortona)

- Bike rides in the valley along the canal pathways

- Horse riding

- Public clay tennis courts just down the road from Villa Rosa

- Gourmet/5star and more rustic local restaurants to explore and local bars and osteria's serving yummy tuscan foods

- Shopping at the outlet villages,

- Lake Trasimeno has three islands that you can visit by local ferry to explore and enjoy a sunset dinner or lunch on the lake, and;

- Your holiday base at Villa Rosa with its private garden, pool and patios with views over the wide valley towards Lake Trasimeno for you to relax in and enjoy.

There are plenty of local events in throughout summer including music festivals in the town, the cinema and of course the wonderful bars that allow you to sit and have your morning coffee and brioche or late afternoon aperitivo and watch the world go by.
