With three bedrooms and three bathrooms, this generously proportioned period property has plenty of space to relax and enjoy good company with family or friends, while its location just a stone’s throw from the River Tweed is sure to appeal to the fishing members of your party or those seeking miles of scenic walking trails.

A drawing room to the front of the property benefits from lovely period detailing, an open fire and quality furnishings presented in a traditional style, offering a grown-up space for some after-dinner chat with a cheeky wee dram or a crisp G&T perhaps!

The property benefits from a separate sitting room to the rear of the property leading into a spacious new kitchen with superb roof lantern which floods the overall space with warmth and light. There's a dining space with seating for six leading out to a private patio and large lawned garden where you can bring the outside in, or make the most of lazy afternoons soaking up those heavenly sunshine moments.

GROUND FLOOR

Sitting room with double sofa, armchairs, electric stove, Smart TV.

Kitchen with dishwasher, electric double oven with grill, ceramic hob, integrated microwave, fridge/freezer, four-slice toaster, blender and Roberts DAB radio. Small rear porch with washing machine, dryer and hanging space.

Dining area with table and seating for 8 guests. French doors lead out to the patio and a large lawned garden.

FIRST FLOOR
Bedroom one is rear facing with fixed super king bed, side tables, dressing table, chest of drawers, cupboard with hanging space.

En-suite bathroom with large shower with rainforest head, heated towel rail, large basin and WC.

Bedroom two is front facing with 4’6 double bed, side tables, dressing table and extensive wardrobe space.

Family bathroom with bath and shower over, heated towel rail, basin and WC.

SECOND FLOOR
Bedroom three is rear facing with 3’ twin beds, chest of drawers, large beanbag.

OUTSIDE
There is an attractive lawned garden to the rear of the house which is fully enclosed for the safety of children and dogs. This can be accessed from the kitchen and dining area. There is a small patio area with garden furniture, and a lockable shed provides secure storage for fishing rods, bikes, golf clubs and outdoor gear.

PARKING
There is on-street parking to the front of the property, or private parking which can be accessed via a side lane and a gated courtyard to the rear.

CHILDREN & BABIES
A travel cot and highchair are available on request.

DOGS
Two well-behaved dogs are welcome, but they must be clean and dry before access into the property and must then be kept to the kitchen and adjoining sitting room only.

GUEST AMENITIES
The beds are made up with high quality bed linen, and a hairdryer is supplied in each bedroom. Bath sheets and hand towels are provided for guests along with hand soaps and toiletries.

WI-FI & MOBILE COVERAGE
Wi-Fi is available. There is no mobile reception in the property but this improves outdoors. A landline is provided for emergency calls and incoming calls only.

HEATING
There is heating throughout the property, with an electric stove in the sitting room and an open fire in the drawing room. A generous supply of logs is provided.

GUEST PRIVACY
Belvedere sits in a row of period properties which sits beyond the main village green. The garden to the rear offers good levels of privacy with very limited overlooking from the properties which sit at either side.

Belvedere
Lovely house, wonderful area and places to visit. Wherever we went we were followed by the River Tweed and it was a pleasure to return in the evening to a comfortable abode. One evening was cold so we lit the fire which was left ready prepared for us and we felt very cosy. Crisp cotton sheets and fluffy towels, plenty of hot water and the beds were extremely comfortable. The garden was delightful and instructions left for us in the house were very clear. We shall return.
