About Joann Etienne (HN)
We were born and raised right here in Perry county. I was raised on a dairy farm and my husband, Phil was raised on a hog farm. We purchased this farm in 1972 and have lived here ever since. We raised 4 children here. My Great-Great-Great Grandfather, Mason Carter came to Perry County in 1813 from Kentucky. Phil's Great-Great-Great Grandfather, Jules Etienne came here from Florenville, Belguim in 1850. Perry County has been our family home for generations. We have made our livings on the land as farmers and woodsmen. We have a deep love for this area and an equally deep dedication to the natural resources that sustain rural life and provide such a unique atmosphere.
Joann Etienne (HN) purchased this House in 2014
Why Joann Etienne (HN) chose Derby
Our son Robin built this home in 2002 with the intention of raising his family on his boyhood farm. Opportunity called them elsewhere and we bought his home. We have visitors here often to paint or just admire the view. It seemed like a no brainer to freshen the house up a little and use it as a guesthouse. Located in Perry county we have the same hilly landscape as Brown County but not the crowds.
What makes this House unique
Besides the unbelievable view if you have never experienced the utter joy of living high above the rest of the world on the very end of a ridge, with the only light at night from the sky and the only sounds coming from nature and you are in for a treat. If you are familiar with scenic Brown County you will fall in love with Perry County. The same beautiful landscape less the crowds plus the Ohio River.

Another New Years eve for the books
our 2nd New Years gathering on the ridge and another successful one! Everyone enjoyed the hospitality and coziness of the house.
More than likely will return the same time next year!
Wonderful lodging for a family reunion of 16 people.
Joann and Phil went out of their way to make our stay so nice, even adding more beds for our big group. There is no place with a more beautiful view of the Ohio River and the Hoosier National Forest, the majestic night sky with Mars as the focus and we were treated with the glow worms in the grass.
It was a treat to have the pool still open so the children could swim on an unusually hot October Saturday. We wish we could have stay longer.
All our needs were met. Thanks.
Amazing views, incredible host!
The views out every window of this property is breathtaking. The house was perfect for our large family reunion and Joann was incredibly helpful, she even referred us to a photographer who came to the house to take family pictures for us and they turned out great! I only had 2 concerns about the property before going there, one was only having 2 bathrooms for 20 people but we were able to work that out, especially because the downstairs bath had a separate toilet/shower area from the double sinks. The other concern was not having the pool and pond located at the rental but up the road at the owner’s house. It was a short walk up the gravel road and we made it multiple times daily and the pool was ours to use. We never felt like we shouldn’t be there or like we were intruding, even when we went swimming at night under the stars. There were plenty of floats and toys at the pool to entertain everyone and the pond had fishing poles and we had bait in the garage refrigerator to use. The house was stocked with everything we needed and the extra refrigerator in the garage was helpful for our beverages. We had a fire every night and the star gazing was spectacular. We WILL be back, it’s such a beautiful area, a functional house and Joann treated us all like family. Don’t hesitate to stay at this property, you will love it!
Perfect for our girl's weekend away!
The owner Joann is such a sweet lady! We loved the number of beds in the house so we could all spread out. There were 12 of us. The view is spectacular and we all enjoyed having our own private pool. The cows were very entertaining for our city girls on the trip. One note, if you like tall, firm pillows, just bring your favorite with you. Kitchen is well stocked and it was so nice not having to bring tissue paper and paper towels with us! Great experience, we plan to book it again next year!
Pictures don't justify how beautiful the views are
Beautiful house with plenty of space for a large group to hang out and have a good time. We wanted a fun, affordable, nice, convenient, and tranquil spot for a girls weekend, and we got all of that and much more. We fished at the pond, watched the sunrise and sunset (and saw multiple shooting stars!), grilled out, took long walks, cooked, had a pool day and picnic and so much more. The owners, Joann and Phil were very easy-going and very friendly. Highly recommend it!
Wild life abounds on this end of the farm. A pair of eagles nest 1/4 mile away. Sightings are fairly common until February at nesting time and on thru the summer when several daily sightings can be expected. Deer are in the fields morning and evening. Coyotes are seen often in the fields below the house hunting mice. Bird watching in pretty interesting as the hawks also hunt the fields. Since we are at the very end of Martin Ridge it feels like you are almost in the sky at night. With no interference from artificial lighting star gazing is pretty unbelievable. As you stare at the vastness of the night sky it is pretty well a guarantee that you will be serenated with the night sounds if owls and coyotes. Don't forget your binoculars and zoom lenses. If you are somewhat of a nature lover you will surly fall in love with Martin Ridge.
