Gorgeously romantic detached annex with stunning views across an area of outstanding natural beauty. Generously proportioned studio room with French doors to large private balcony with large tree growing through it. Spiral staircase to downstairs kitchenette and shower room. Access to beautiful garden shared with the owner's family which backs onto open fields. Self-catering.

Treetops has undergone major renovations recently, including a new balcony made of local Sussex oak by local craftsmen in the traditional Sussex style. The bathroom now has a much bigger walk-in shower and a heated towel rail. Upstairs it has new carpet, curtains, rug, cushions, TV, mattress, pillows, linen, blinds, a power socket with USB points, a little dressing table with a mirror and hairdryer and a more romantic light above the bed. In the kitchen it has new quarry tiles on the floor, and new pictures, coat hooks, curtains, microwave, full sized cooker and the washing machine, which has only been used 3 times in as many years, has been replaced with a dishwasher, which will hopefully get more use and make guests feel properly off-duty and relaxed!

It's on a tiny little lane with trees meeting over the road in places. There are lots of public footpaths including one that goes through next door's land and down through fields to the woods.

Treetops is an ideal retreat or lovenest - it's wonderful space for getting away from it all and right into the countryside; to relax and enjoy the beauty of nature; to heal, create or to study. It's very much a cosy country property rather than a stylish hotel setting but it's nicely and very comfortably furnished in rustic style. Horses clop along the lane outside and birdsong fills the air. There is a farmer along the lane who has equipment in use and large vehicles during the week sometimes so it's more reliably peaceful at weekends. The owner is a music teacher who lives in the main house with one child. There's a deck with a built-in barbecue which you are welcome to use or share should the owner be there at the time of your visit. It's possible to have the fridge/freezer stocked with a variety of locally sourced food on request including meat from the farm shop and wonderful cheeses and vegetables. Similarly should you require a bottle of chilled champagne on arrival this can be arranged with the owner.

Treetops is ideal for 2 but can accommodate 4 at a push. It has a very comfortable king size bed at one end of the studio room - at the other end are 2 bunks (single mattresses made up in the eaves) which are ideal for kids and have occasionally been used for extra adult guests. They have charm and lovely bedding but limited headroom - please see pics before you book. The garden is ideal for kids, with a brick-built Wendy house and a wooden climbing frame/swing/slide set, a trampoline and more swings and hammocks from the trees, including one suitable for adults from the major oak in the front garden. There is a small pond protected by strong metal mesh. A high chair can be provided on request but there are no stair gates so it's not suitable for toddlers. There is a £10 per head per night charge.

Various treatments can sometimes be arranged during your visit, subject to availability on your dates. Aromatherapy massage (full body 1 hour £45 - neck, back and shoulders half hour - £30), Reflexology (45 mins, £35) and Reiki (half hour head and shoulders £25, 1 hr head and torso £36, 1.5 hr full body £49). Treatments take place downstairs in the owner's art/healing studio. If you're interested please give plenty of notice to have the best chance of fitting you around existing work commitments.

Although smoking is not allowed inside, it is permitted on the balcony.

About Sam

I'm a single mum with one child. Treetops is in our garden. I teach music and art and run healing courses. I love hosting; I've been doing it since 2012 and it gives me enormous pleasure welcoming people into our little sanctuary, seeing their faces brighten as I show them round, and sending them off happy and relaxed afterwards. I love the open countryside and the birdsong here, organic gardening, live music, cooking, reading, animals and people.

Why Sam chose Herstmonceux

There is a lovely vibe here that I felt as soon as I saw the place. Other people comment on it; it really feels relaxing and wholesome and good for you. A lot of people say they sleep really well here, I certainly do. I felt like I'd won the lottery when I moved in: it's my dream house, even down to the little brick Wendy House I wished for when I was six. I moved here from the city and it's the opposite of the rat race in my opinion.

It's on the edge of the village. We're very lucky because we have the most beautiful big garden and we look out over the fields so you can see for miles. The air is really clean and we have acres of sky. It's a great place to visit if you like star gazing - Patrick Moore used to visit the village because it's got such good visibility (the Observatory does special evenings). Sometimes there are sheep or horses in the field next to the house - it looks so much prettier and more interesting, like a decorated tree or a tank with fish in! I love our trees, too, especially the old 'Faraway' oak with the swing. A lot of the lanes around here, ours included, have 'tree tunnels' over them, so in the summer you get pools of bright sunshine dappled with cool shade. I've seen both sorts of woodpecker in the garden and we sometimes hear owls at night. I once met a badger in the lane! You really notice the seasons, for example, all the wild garlic and primroses in the early spring before the bluebells.

I love castles and there are several - besides our fairytale medieval Herstmonceux Castle round the corner there's also Bodiam Castle about half an hour away, Hever Castle 50 mins and Pevensey Castle only about 15 mins across the marshes, by the beach. The beaches at Eastbourne, Cooden, Bexhill and Hastings are also within 30 mins easy reach. Brighton and Rye are only 45 mins. There's a wealth of gastro-pubs near beautiful/historically interesting places to walk off the calories in the surrounding area so to me, it's a little piece of heaven.

What makes this apartment unique

Treetops is a gem. It's as close as you can get to a treehouse with foundations and plumbing and creature comforts. It's got spectacular, breathtaking views, even on rainy days (and a collection of about 300 videos). It's light and bright and comfy and cosy, with TV, wifi and a great 4G signal. It makes me feel like a kid picnicing in a fort amongst the branches but in a very civilised way. Cleaning the kitchen with the stable door open feels like playing house even though I've done it hundreds of times! It's just charming, in a very down-to-earth, up-in-the branches, close-to-nature-but-absolutely-comfortable way. And you really do get a bird's eye view. It's so lovely, when my daughter grows up I'm going to live there and rent the house out!

Lovely, well equipped hideaway.

Quirky place with good facilities. Quiet, except for birdsong, everything neat and clean. Would like to have used the balcony but it was a cool April evening, so we found the heating very efficient instead! Sam is helpful and has left loads of local info in the place. Also the biggest video library I've ever seen.

Charming studio with great views

We spent just two days in Treetops.

The owner Sam is very friendly and eager to make sure you have a nice stay.

My favourite 'feature' of this place was the balcony! Lovely to sit outside under the tree and enjoy the views.

Cosy, comfortable, tranquil break in the heart of the Sussex countryside

This converted treehouse is located in a beautiful garden, off a quiet, country lane in the heart of pretty Sussex, with views across green fields and farmlands. The space itself is cosy and comfortable, with a small but well-equipped kitchen downstairs, modern bathroom, and a long, low-ceiling bedroom at the top of a spiral staircase. The bed and bedding were lovely; as a family on a short break we were very pleased with the place. There's a balcony, on which the children enjoyed breakfasting and star-gazing at night. Herstmonceux is perfectly situated with the coast and Beachy Head nearby, plus Battle, Ashdown Forest and lots more...

Our host was super friendly and helpful. We will definitely be returning.

It is in an ideal place to explore parts of the south coast and the surrounding area.

The studio had everything that we needed for a comfortable stay. The views from upstairs were lovely. We enjoyed the fact that we could sit out on the balcony and have a meal and a drink.

Although in a rural location it is in a convenient place for supermarkets and within walking distance of the village pub. We also found the local Garden Centre which had great coffee and yummy food.

Unfortunately we didn't have time to try out any of the walks from the studio as we were too busy exploring the coast and places like Battle and Rye.

We also found the Science Centre really interesting and it was easy to get into Brighton by train from Polegate.

Four nights was not enough to squeeze in all that we wanted to do. If we do come back to the south we will certainly consider using the Studio as a base. Thank you to Sam our friendly host for putting us at our ease and suggesting various places to visit.

Herstmonceux is a lovely little Sussex village with two pubs, the Brewers Arms and the Woolpack. It's also got a French brasserie (The Sundial), a bistro (The Malthouse) and a really good Indian restaurant (Eastern Promise). We've got two convenience stores and a few other shops. It's about 15 mins walk to the village from Treetops.

If you don't mind driving or longer walks, the Merrie Harriers in Cowbeech is about a mile a half away and it's a favourite amongst locals - a very traditional pub with beams and ingelnook fireplaces, good food and beer and a lovely garden. The Lamb in Wartling (near the castle) is similar but more gourmet (and pricier). The Three Cups in Heathfield do really great food very reasonably and the Giant's Rest (by the Long Man) is also very good after a walk through the countryside.

Tucked away in historically rich 1066 country it is ideally located for walking, horse riding, cycling and painting. There is a strong arts and crafts movement locally and there are plenty of good pubs that serve excellent food within easy reach. For nature lovers there is an abundance of local bird life and the nearby marshes and levels on the way to the beach at Pevensey (15 minutes by car). 5 mins from the South Downs National Park it is within easy reach of Eastbourne, Tunbridge Wells, Hastings, Brighton, Ashdown (Pooh Bear) Forest and Forest Row Country Park. There is fishing at the local trout farm, golf, tennis, a windmill, Herstmonceux Castle and a Science Centre. Other nearby attractions include Knockhatch Adventure Park, Drusillas, Paradis Park, the Bluebell Railway, Sheffield Park, Michelham Priory, the White Horse at Alfriston and Long Man at Wilmington.
