PRIVATE STRUCTURE. A territory largely covered by forests of chestnut trees which have always played a major role in the economy and cuisine of these lands and provide the wood for the ceiling beams, interspersed with smaller beams and terracotta bricks, of Casale Giulia, built in the age-old Tuscan tradition. What was once an old dovecote has been expanded and modernized through renovation that has seen, where possible, the re-use and salvage of the original materials, integrated, where necessary, by objects of local craftsmanship. The solid exterior stone walls conceal a warm, welcoming living room, an intimate area where you feel immediately at home, facing out toward the private swimming pool and outdoor dining area. The large and comfortable bedrooms have wrought-iron beds and French windows that open onto the green garden. The villa is located halfway between the Artistic Natural and Cultural Park of the Val d'Orcia, a UNESCO World Heritage Site, and the Tyrrhenian coast. A location that allows you to range from the slopes of Monte Amiata to the beaches of the Tuscan coast, passing through the Maremma countryside, to travel winding scenic roads to visit medieval villages like Montalcino, home of the famous Brunello wine, and Pitigliano, to immerse yourself in the beneficial thermal waters of Saturnia or Bagno Vignoni or to visit towns of inestimable architectural beauty such as Siena and Grosseto. You will find services, supermarkets and restaurants just a few minutes away in Arcidosso, mentioned for the first time in a document dated 4 March 860 and famous for being historically one of the most important centres of the area.
The house has two floors. The main entrance under the portico, on the ground floor, leads into a large living room with fireplace and dining area which then leads on to the kitchen and to a hallway onto which open a double bedroom, a twin bedroom and a bathroom with shower. From the living room a terracotta staircase leads up to the first floor consisting of a twin bedroom with joinable beds and en-suite bathroom with shower.
The 450 sq m garden of Casale Giulia is entirely fenced-in and extremely functional. The villa has many exits to the garden which extends over a single level and has many set-up areas. The wooden entrance gate leads directly to a gravel parking area, a few steps from the portico that runs along two entire walls of the house and is bordered by herbs and bushes of lavender and broom, while, on the opposite side is a stretch of lawn enriched by firs, maples and apple trees. The French windows of the ground-floor bedrooms and the kitchen face out onto this lawn. In front of the living room French window is a large area paved in stone where pots of red and pink geraniums frame the pool and outdoor dining area set up with a beautiful square travertine table, chairs, umbrella and mobile barbecue. Everything is enclosed by thick hedges of laurel which, while ensuring privacy, do not in any way obstruct the beautiful view of the mountain.
The pool is located on the same level as the house, just 10 metres away from it, and measures 7,50 (at the point of widest diameter) x 14 m with a constant depth of 1,50 m. The kidney bean-shaped pool has a terracotta border, PVC lining, chlorine purification, Roman steps and iron ladder for access to the water and internal lights. There is also lighting in the 85 sq m stone-paved solarium area surrounding the pool which is provided with sunbeds, umbrella and outdoor dining area. The swimming pool is open from the last Saturday in April to the first Saturday in October.
