PRIVATE STRUCTURE. Poreale stands on a quiet secluded hill at 473 m above sea level, overlooking a succession of green hills that enliven the Chiani valley, in typical Umbrian landscape and very close to the little village of Ficulle, heart of Etruscan civilization. Poreale has been transformed from an old ruin into a splendid, elegant country house by the current owners, where every detail is inspired by refined and unmistakable Provençal hints. The delicate tones of the plaster and interior walls, the white wooden doors and windows, the delicate tapestries, the painted wood for the ceilings and floors, the beautiful décor and the delightful built-in kitchen make it the ideal retreat for a romantic holiday but also for families with children thanks also to the charming park framing it: an extensive lawn brightened by well-maintained bushes of Mediterranean herbs and hedges of broom, all accessible via the many exits from the house that lead out to the well-equipped outdoors, perfect for enjoying the dreamy rural atmosphere and completed by the panoramic pool. A uniquely charming place where you can alternate between spending your time just relaxing and going on wonderful excursions through the territory of the most mystical and greenest region of Italy. In short, thanks to the proximity to the A1 motorway exit and railway station of Fabro, you can get to Orvieto, Perugia, Todi and Assisi as well as to the prestigious villages of southern Tuscany and northern Lazio. Note that guests may avail themselves of a riding club, tennis courts and going out for meals based on typical products within a radius of just a few metres.

Interior

Poreale has two floors for a total area of 140 sq m. The main entrance, under the portico, leads into a small hallway leading to the living room where a fireplace open on two sides separates the lounge/ TV area from the area with dining table. From here two corridors lead, from one side, to the kitchen and laundry room and, from the other, to the ground floor sleeping area with a twin bedroom with joinable beds and ensuite bathroom with shower, a double bedroom with queen-size bed and a bathroom with tub. Thanks to the many French windows, all the ground floor rooms have direct access to the garden. A staircase in the living room leads up to the first floor composed of a double bedroom with terrace and ensuite bathroom, with shower and hydromassage tub, and a walk-in closet (where is located a single bed) which is accessible from both the corridor and directly from the bathroom.

Park

Poreale stands in a park of about 2000 sq m consisting, for the most part, of areas of lawn planted with large shrubs and thick bushes of boxwood, lavender, rosemary, juniper and various potted plants that brighten up the garden and stretch to the wooded areas that surround the property, crossed by paths where you can jog surrounded by nature. The jasmine-covered portico outside the kitchen is set up for outdoor dining, complete with a stone barbecue close by. A second portico at the entrance to the house is furnished with sofa and armchairs for relaxing. Entrance to the property is through an automatic gate, next to which is a pergola with a two-car parking space: from here a short drive lined with cypresses leads to the entrance of the house.

Swimming Pool

Available from the last Saturday in April to the first Saturday of October, the newly-built pool is located at the back of the house, about six metres away, in a panoramic position looking out over the surrounding countryside. Coming out of the many French windows of the house you just go across the lawn to reach it. Lined in fabric, the rectangular pool measures 5 x 10 m with the depth ranging from 1.20 to 2 m. It has chlorine purification, internal lighting, a metal ladder for access to the water and a cover for the night. In the surrounding area, paved in wood along the pool border and then a large area of lawn, are sunbeds, deckchairs, umbrella, a solar shower and a wooden gazebo with lounge.

Great location and amazing view!

The villa is very nice and clean. The rooms are great. We stayed there with 4 adults and 2 childs. The pool is so beautiful and the garden is great for playing for the childs.

Location

Poreale is in a very central position with respect to several interesting places that characterize this beautiful area where Umbria, Tuscany and Lazio meet. Halfway between Lake Trasimeno and Lake Bolsena, halfway between Rome and Florence, close to Orvieto and a few dozen kilometres from Perugia, not far from the famous spa resorts of San Casciano dei Bagni and Chianciano Terme, as well as historic towns like Civita di Bagnoregio, Città della Pieve, Montepulciano, Sarteano, Chiusi and Cetona. The villa has excellent transport links as it is about fifteen minutes from the Fabro exit of the A1 motorway (Autostrada del Sole) and from the Fabro-Ficulle railway station on the Rome-Florence line, both of which will take you to these two cities in about an hour. After leaving the motorway or train you'll find yourself immersed in an unspoiled landscape made of green hills and cultivated fields that will guide you to the centre of the old borgo of Ficulle, rich in numerous historical and architectural remains (the old town walls and fortresses in defense of the borgo testify to its ancient origins, as well as the famous Castello della Sala, now a prestigious wine cellar with tasting of fine wines) and reference point for daily shopping. Also worth a visit is the charming little village of Parrano, with the majestic castle that soars above the promontory on which it stands, offering magnificent views; it is also famous for the karst caves of the Tane del Diavolo where beneficial thermal waters flow.
