About the property

Lower Balmore is a large secluded stonebuilt house set in 13 acres high above Loch Ness with wide open views of the world famous landmark. Hidden from view by trees on 3 sides, the house has everything you need for a comfortable stay, with bright and airy spacious rooms (all but 2 with big loch views), wifi, Smart TV, well equipped kitchen, and loads of space outside to take in the breathtaking views.

The ground floor features a very large comfortable lounge with open fire and piano, a large bright L-shaped kitchen and spacious hall/office with shower room. Upstairs are 3 bedrooms (one with Super King, one with Double and single Sofabed, one with 4’ small double/large single) – 2 with satellite TV – and bright bathroom.

The house is set in the friendly picturesque hamlet of Abriachan, with its community-owned woodland (with bird-watching, walks and bike trails) on the Great Glen Way – yet is just 15 mins drive from the city of Inverness, 10 mins from the famous Drumnadrochit and Urquhart Castle on Loch Ness, and within easy reach of essential tourist locations such as the Cairngorm National Park, the Whisky Trail in Moray, the West Coast or Dornoch with its golden beaches.

Great property on a fantastic location

This is one of the houses you would like to keep for yourself. A beautifull well equipt home with enough space and enough room for everybody. The location is wonderfull as is the view from the house. For everyone thats like to have some pleasant days in the midst of the scottish highlands a must have. Also nice owners who, although they were not able to meet us in person, gave great directions an thougough descriptions of everything.

A gorgeous relaxed property with a stunning view and plenty to explore.

A gorgeous relaxed farmhouse style cottage, great for the 4 kids and dog, plenty land to explore round about and some lovely welcoming touches such as shortbread, milk in the fridge etc. We had a fabulous time and will definitely be back. Great for exploring Loch Ness and surrounding areas. Thank you so much to owners Graham and Rita xx

Our recent stay at Lower Balmore farmhouse with its beautiful Loch Ness view.

We are just back in England from our trip to Scotland. We would like to thank you for giving us the opportunity to stay in your lovely farmhouse overlooking Loch Ness.

We were all very impressed with the accommodation and the stunning views from the house. When we arrived it had been raining and sunny, and there was a lovely rainbow over Loch Ness. We all soon found out very soon that the pot of gold at the end of the rainbow was your lovely home.

We had a great time enjoying the lovely views both morning and night, as the scenery changed depending what time of day it was. We saw the deer in the garden and in the field below a number times during our stay and it was lovely. We also enjoyed sitting out in the garden early evening taking in the peaceful surroundings and relaxing with a small drink.

The house was great for us, very spacious and homely. We loved the many homely things about the place including the piano in the living room and the many different books around the place. There was also instructions everywhere and the security of your phone number in case we needed it. The folder was very interesting and the things to do box was helpful. We thought the candle chandelier above the kitchen table in case of a power cut was a great idea.

The kitchen was very well equipped and we used it every morning and evening after our day out sight seeing. The bedrooms were all a good size, with a nice long landing so we did not feel on top of each other. The two bathrooms were a great idea. The living room was very spacious and perfect for relaxing in, which we did every evening.

Your directions to get to the house were very useful and it is in a very good locations for sight seeing.

We enjoyed it very much and would have loved to have stayed longer. And you even supplied nice weather, which was a bonus.

Once again thank you for letting us use your home. It really was like home from home, but with stunning location and views added in.

Should have stayed longer

This house and the location were amazing. Everything was well thought out from the directions on how to get there to the notes explaining how everything works. The house is incredibly comfortable, and very well located with plenty of activities and restaurants nearby. We had an amazing time at this house, and I wish I had booked a longer stay.

The house itself is very large and spacious. The beds were comfortable, and the kitchen was well stocked. My daughter, who is 3.5, loved playing in the yard, swinging on the swingset, and she absolutely loved the shark bedroom. My husband and I just loved the view. We would just sit and look out the window (if the weather was a bit rainy), and we spent as much time outside as we could. I enjoyed a nice cider at the table in the yard and watched a pheasant run around one night!

Would definitely stay here again. We absolutely loved it. It's a beautiful home with a beautiful view. Our last night we even got a rainbow! Just amazing. Made all my friends jealous when I posted pictures!

Amazing location , house was a let down .

Location AMAZING , views great , outside space great , the property not so great , large crack in hall ceiling , half inch gaps behind skirting boards , furniture in kids room ancient , small bedroom had patched up carpets the list could go on , last but not least Web cams about the house !!!!!!

These should be taking down when people are renting , totally outrageous .

All in all very very expensive for what was provided , paid a lot less for far better , would not use again .

Owner's Response: We are very disappointed with this review: >>>> • Firstly, we must clarify that the inference of webcams in use in the house is entirely wrong: >>>> We have two security cameras in the house that are ALWAYS OFF during guests stay (power sockets are plainly off). The cameras are there for security use ONLY when house is empty—as this is a remote rural property. There is an additional camera for external coverage situated at the front door. This also is NEVER viewed whilst occupied. >>>> Had this guest raised his concern, we would have been very happy to explain this, or even remove the cameras altogether. >>>> • Secondly, our home is not a new build, but is an old (but newly decorated), rustic farmhouse—what it may lack in a little finesse compared to the finishing of new builds, it makes up for with generous space, a warming range, stunning views and 3ft thick stone walls and beautiful Caithness slates protecting us from the elements. >>>> • Regarding the furnishings, our photos are accurate and representative of the 'quirks' of our family home. Perhaps one man's ‘ancient' is another's antique? >>>> Most disappointing was that our guest did not raise any concerns and give us a chance to address them for him while he was there. We would really ask people to see our other reviews—both here and on other sites—this really is an out-of-place review. Nonetheless, we are disappointed this guest did not love the house as much as we do—we really want guests to have a great holiday, so we’ve tried to provide a thoughtfully equipped and comfortable home from which to enjoy the magical setting.

The best view of Loch Ness you could possibly have. Though this house feels beautifully isolated and peaceful, you are just a 10 mile (20min) drive to a busy town. It is perfect if you fancy a getaway from it all holiday with a bit of town thrown in. Groceries can be delivered by the local Tesco - order online. Great base for walking holidays, as it is by the Great Glen Way, also an easy drive to many different golf clubs. Bird watching is particularly good in Abriachan (there is a local bird hide for those really into it) also because of the lack of light pollution this is a great place to star gaze.

If it is a rainy day then there is a leisure centre, with all the usual wave pools and lazy river options just 9 miles (15mins) away. There is also cinemas, a museum & gallery & all the usual town distractions.

Our huge garden, with a swing set gives your children freedom to roam. The 10 acre field in front of the house also belongs to the house so feel free to explore.

The ruins of an old village settlement is close to the house and accessible when the nettles are not too high. Just a fun place to explore and absolutely beautiful views.

There is a community owned forest park 5 min drive or 15 min walk. There are tree house, a birdhouse, Bronze Age hut, forest trails, mountain biking and also tons of magical things to find. It is an absolute must if you stay here. The community has put so much work into it and it is well worth a visit.
