RECEPTIVE STRUCTURE. From its hilltop position Villa La Moresca overlooks an incomparable landscape, an enticing scenario that spreads out in front over the green hills of the immense Valdinievole that surround the town of Montecatini Terme, defined on the horizon by the plain of Pisa and Livorno. We are in the centre of Montecatini Alto and this is the view, splendid in the dark when illuminated by the lights of the town, that can be seen from the windows, from the pool and from the spectacular garden that surrounds the villa. With its unique style, characterized by the white façade and fairytale structure, it stands proudly with its antique turret just outside the little historic town centre. A late 19th century residence, its construction and history are marked by the well-known people who have resided here, including Giuseppe Verdi. Fine oak floors, frescoed ceilings and classic wood panelling, the wide use of stuccoed reliefs, the antique furniture and elegant furnishings, together with a collection of English porcelain and a library with valuable texts, delineate its current aesthetic style, characterized by sumptuous rooms, an enchanting kitchen and British-style bathrooms, bedrooms with four-poster beds and a splendid romantic garden with swimming pool in a super panoramic location. The property is less than 4 km from the thermal baths that have brought international fame and prestige to Montecatini Terme which, with its life force gushing forth from the earth, its art nouveau buildings and tree-lined avenues, is the most precious pearl in the centre of an artistic and scenic area of outstanding quality; it is the perfect departure point, thanks to the proximity to the A11 motorway (less than ten minutes away), for visiting Florence, Pistoia, Lucca and Pisa as well as the Versilia coast. Sports enthusiasts will find, in the immediate vicinity, riding and tennis clubs as well as a prestigious 18-hole golf course in the stunning setting of Monsummano Terme. The location is also perfect for those preferring to get around without a car. The characteristic Piazza Giusti and the charming little streets of Montecatini Alto are full of typical little shops, restaurants and numerous coffee bars where you can spend the cool summer evenings. From here a fascinating old cablecar, dating back to 1898, will take you directly to the town's thermal parks, just a short walk from the train station on the Florence-Pisa line, an excellent and rapid alternative to get to the towns, both large and small, that dot the beautiful territory.
The house has three floors connected by an internal staircase, plus the turret that adds a further two floors. Six steps lead up to the front door which opens into the large entrance hall leading, on the left, to a TV room and then on to a studio with well-stocked library and, on the right, to the sitting room. Proceeding along a short corridor you come to the dining room and kitchen and to a hallway with stairwell and guest bathroom. All of the rooms on this floor have direct access to the garden, especially the dining room and the sitting room that open out onto the two large terraces facing the back of the house where the outdoor living and dining areas are located. On the first floor, along a corridor, we come to a twin bedroom and a double bedroom served by a bathroom with shower, a master bedroom suite with a large, 1.80 m wide, four-poster bed with dressing room and bathroom with whirlpool tub, both with panoramic terrace, and, finally, a double bedroom and a bathroom with tub. From here a spiral staircase (not suitable for children and older people) leads up to the two floors of the turret: on the first floor we come to a twin bedroom (with joinable beds) and, continuing up the spiral staircase to the second floor, to a super panoramic glassed-in living area. And finally, in the basement, are a double and a twin bedroom (with joinable beds) sharing a bathroom with shower as well as the laundry room.
The romantic, 1800 sq m, fully-enclosed park of Villa La Moresca contains an infinity of typical Mediterranean trees and flowers: climbing jasmine and wisteria, delicate antique rose bushes, holm oaks, camellias, citrus trees and a thick hedge along the boundary guaranteeing privacy adorn the gravel surface with the splendid set-up areas. From the electric gate, along a short driveway leading to the internal two-car parking area (other parking spaces are available just outside the entrance gate), you come to the attractive front door surmounted by a crown of wisteria. At the back is a large area with a table for outdoor dining, shaded by a big umbrella, a gas barbecue and relaxation areas, all in a secluded position outside the living room and dining room exits. The lower terrace, accessible through an iron gate on one side of the garden and then along the underground tunnel, comprises the impressive pool area.
The swimming pool, open from the last Saturday in April until the first Saturday in October, lies on terracing at a lower level with respect to the villa (about 80 m away) and is reached through a tunnel excavated in the rock which, from the garden of the villa, passes under the road just outside the entrance gate and comes out onto the fully fenced-in terrace with the panoramic swimming pool which is reached down one more flight of stone steps along a path across the grass. South-facing, it has a beautiful view that stretches out, as far as the eye can see, across the plain with Montecatini. The pool, interred on three sides, measures 3 x 7 m with a constant depth of 1.25 m. It is lined in PVC with a wooden border and has a ladder for access to the water. Inside, along one of the four corners, is a bench in correspondence with the whirlpool jets. It has chlorine purification and internal and external lighting. A lawn area of approximately 200 m, delimited by fragrant citrus trees and numerous plant species, has been set up as a sunbathing area with sunbeds, deckchairs and large umbrella.
