Old Root House - a barn conversion that sleeps 6 guests in 3 bedrooms

Nestled in the heart of West Lavant countryside just inside the National Park ‘Old Root House ' is a recently converted 200 year old flint and brick Sussex Barn, and becomes available to rent for the first time in 2015. The barn has been lovingly converted to the highest standards by a well known local Developer, with all rooms having a southerly aspect and featuring vaulted ceilings and exposed beams. The kitchen is is fitted out with top of the range Neff electrical appliances and the Dining area features a solid Oak table and chairs. All the communal rooms feature Oak flooring whilst the bedrooms are fully carpeted and the bathrooms and shower rooms are fully tiled. All the rooms benefit from under floor heating and Double Glazing. Only 10 minutes from the vibrant historic city of Chichester you can experience the best of both worlds, exploring through the day and coming home to your quite rural retreat at night.

All on the ground floor ‘Old Root house' has a large living area linking to an open plan kitchen and dining area. With comfy seating for all, the living area has a window on every wall giving you glimpses of your glorious rural surroundings. With the focus point being the wood burning stove, it makes the perfect feature for cosying up on your winter break.

From the living room you can open up the French windows to get to a small garden and enjoy the warm summer air with a glass of something bubbly.

Fully equipped with, dish washer, cooker, microwave, fridge, freezer, washing machine and tumble dryer this modern kitchen and utility have everything you need to self-cater during your stay.

‘Old Root House' has three bedrooms. Two twin rooms (3 ft single beds) that can be set up as doubles upon request and a master kingsize bedroom with shower en-suite.

With another family bathroom there are plenty of facilities for everyone. Parking is on site and there is room for a couple of cars should you need it.

For keen walkers there is plenty to do in and around West Lavant, a favourite local landmark is Seven Points, which is a very good vantage point from which there are panoramic views, this is accessed up Chalkpit Lane in Lavant village itself or from The Trundle. On a fine day, views over Chichester to the sea beyond are worth the walk! An obvious attraction almost on your doorstep is The Goodwood Estate, with two golf courses, and the annual Festival of Speed, Glorious Goodwood horse racing and the Goodwood Revival. From Chichester there are links along the coast by bus and train to Portsmouth and the Historic Dockyards and Brighton, while London can be reached via the railway station at Chichester.

The beautiful and historic city of Chichester, with its world famous cathedral, is only just over four miles away. Along with a very varied shopping centre, and good parking facilities, it offers the renowned Festival Theatre with stars from all over the world appearing in productions all year round, a variety of restaurants, cinema and bowling complex and canal.

In addition to the beauitful surrounding countryside, the area is blessed with some of the finest beaches in Southern England. The sandy beach at West Wittering attracts visitors all year round, but particularly in the summer months, and there are several famous sailing villages nearby, such as Bosham and Itchenor. Cowes Week is also an immensely popular event, and ferries from Portsmouth, approximately 15 miles away, can take you to the Isle of Wight. Other events and places to visit include the Weald and Downland Open Air Museum in Singleton, which is only a few miles away, polo at Cowdray in Midhurst (about 10 miles to the north), and the annual Arundel Festival.
