Beautiful house and pool, with lovely views. Guardea village is very quaint and friendly.

We would give the property 3.5 stars for views, pool, house and location but not the full set of stars due to the services and state of various things in the house. We struggled to find a plate, cup or serving dish, that was not chipped, the one fridge did not work at all, rubbish was hardly ever collected, (not by the Gardner either, as promised), fans were not working upstairs, showers were difficult to use and water dripped out of them, and the outlet next to one of the beds was completely hanging out. We also felt that for the amount we paid for the house that we should have received enough free wifi for 12 people. Having to pay for any extra wifi was not what was advertised on your website. On the day we checked out, the Gardner and another man pitched up at the house at 8am, even though we only had to check out at 10am. No one wanted to sit outside in their pajamas and enjoy breakfast, while 2 strangers ambled around the garden. We contacted the owner once about another issue and received a very defensive and unfriendly reply, so did not bother contacting her again. Other than that we thought the pool was lovely and had many hours of fun there. The washing lines provided were fantastic as was the outdoor seating area and dinner table. The garden is absolutely beautiful. We would recommend this house to friends, but would make them aware of our points above. This is the 4th time we have rented a house in Umbria or Tuscany, but unfortunately the first time we have had complaints.

Great house for a quiet holiday. A few improvement areas.

  • 4 of 5

Really nice house if you are looking for traditional Italian villa. Beautiful views too. It would be even better if the small and large appliances were better quality (oven, kettle, dish washer etc). It would be great to have a bbq outside too. The only let down was many barking dogs nearby every night. They really disturbed the peace. The local surrounds are beautiful but there is not much around in terms of local towns. You have to drive quite away find a reasonable size village. A real plus are the owners - they were really helpful.

Wonderful Family Holiday

  • 5 of 5

This is a lovely villa with stunning views and the six of us had a fab family holiday. The inside is traditional, cool and spacious and the outside a great place to relax. We read in the shade of the loggia or sunbathed by the pool. The garden is large and beautifully kept.

The village of Guardea is about 10 minutes walk uphill from the villa . We liked to stroll there in the morning for a coffee and croissant and again in the evening for a beer before dinner back at the villa. The owner Maria was friendly and helpful. We may well return sometime.

Pretty much perfect

  • 5 of 5

If you are looking for a traditional, italian experience, this is it! The house is gorgeous, the gardens are stunning, the pool is great and the views are brilliant. The house is set in its own 'compund' which is not overlooked at all, making it a quiet space to enjoy.

Our holiday started with a disaster after all our luggage was stolen, and the owner Maria was unbelievably helpful. She helped us with police reports, advised us where to go to buy clothes and suitcases and couldn't have done any more to help. One of the other reviews described her replies as defensive and unfriendly, but they were either in contact with someone else or had a language barrier.

Our experience was second to none. We had a few issues along the way - one toilet stopped flushing and a shower was leaking, but Maria had a plumber on site the next day and everything was fixed. I think it is very hard to fix something if you don't know about it, so perhaps the previous reviewers didn't contact the owner about their issues - we can't fault the service and the swiftness with which things were fixed.

Contrary to others comments, I think the appliances are great. The hob has plenty of gas rings which cook the food, the microwave heats things, the washing machine and dishwasher both work and everything comes out sparkling, so I'm not sure what else you can expect. One fridge didn't work, but there was a second one which did, and that's good enough for us.

Guardea is walking distance up the road and is a fairly sizeable village. It has a supermarket, pharmacy, castle, nature reserve (where we saw deer), a superb pizza place (visit V Bar) and a lovely square. Beautiful and lovely people. They also regularly have community gatherings at weekends in the square, with the traditional local food - boar stew, which is delicious.

Orvieto is a 25 minute drive, and is a combination of a historic city and a bustling town. There are lots of shops, a shopping centre, a large supermarket etc. and the drive is really easy.

Honestly, this villa exceeded our expectations, and we came in peak season (August), finding it excellent value for money. We plan to visit next year if we can!

Perfect for familys!

  • 5 of 5

We were 9 adults and 3 kids in this beautiful villa for a week. This place was really nice. We had large rooms everyone and the garden was perfect for both us and the kids. The distance from Rome was no problem, just over an hour. Every morning we walked to the village to buy bread, it took 10 mins. The thought was to do a lot of trips to the surroundings during the week, but the villa had so much to offer on its own so we only went to the vineyard closeby and ofc the village. There was a national park at the nearby lake, but it was only opened on Sundays so we missed it. Two nights we asked Maria Luisa for someone to cook, and the only regret with that was that we should have asked for it every night. A very kind woman with his son made fantastic food! We had a gardener who also was very kind and serviceminded, even though we couldnt communicate with a single word. Our familys have travelled a lot together during the last 10-15 yrs, renting houses around the world, but i think we all agree that this villa is one of the absolute best, considering we have kids nowadays.

Grazie mile!
