Pencroft is a refreshing, stylish and welcoming home with a superb garden and peaceful position in Carbis Bay. Tucked back amongst the trees and a babbling brook at its feet, Carbis Bay beach is just a 10 minute walk away, St Ives is 20 minutes away by a short walk followed by a train trundle plus there are local shops and a handful of restaurants for provisions. Carbis Bay beach restuarant offers you the chance to relax, sit back, sip a glass of your favourite tipple and enjoy some delicious food while watching the sun set behind St Ives. If you fancied dining in and alfresco, you have an enclosed private south-facing garden with a large table and set of chairs to seat six. There is a real sense of outdoor/ indoor living with the trifold doors leading from the living area onto a decked terrace and into the lush garden. Rest assured, if you bring along your dog, the garden is well-fenced and even the best escapologists will be challenged!

Inside you can't beat the seamless style that makes you want to relax, kick up your feet and melt into your surroundings. Nice place but they will charge you for unwanted damage

The good - a beautiful property with nice modern features. The decking and balcony overlooks the large garden and has a nice outdoor table seating. Very close to carbon bay, you can walk. All main amenities are within walking distance.

The bad - the pictures make the property look bigger than what it actually is. Upstairs is particular small but the ground floor is nice and spacious. If you have a car more than 7 seats you will find it hard to go up and down the drive way. It will be hard to to turn around when on the drive so will have to reverse down a tight drive which isn’t straight. We accidentally damaged the carpet which took liability for, but then the owner decides to blame us for the plastering that is coming off, which upon closer inspection you will find cracks and plastering coming off the whole property. If you have asthma/allergies then this isn’t for you as you pet hairs are left throughout. Even a small makeup stain Which can be wiped off with a damp cloth you will be charged. The deckin area and balcony is filthy and covered in cob webs. Take pictures when you arrive at the propert of everything as they will make you pay for any damages that you may not have done. Won’t be saying again. Fear wear and tear is not taken into account when staying here. You are better off camping.

Owner's Response: Thank you for your review. I do feel however that is very unfair and is a spiteful slight. We do property assessment checks before guest arrivals and take visual recordings as well as complete a thorough checklist, this is so we can be sure and fair to incoming guests that all is in order. The chunks of plaster off the bedroom wall were not there before you arrived neither were the multiple scorch marks on the carpet plus the make up stains were not removable by a simple cloth wipe (if only). We also found the bed base to be broken which needed fixing. Overall, this points to an overall lack of respect for the owners' property. All we did was claim the £100 damages payment as per our booking terms and conditions you were aware of when making your booking. This is the third season letting of Pencroft and this is the first time we have had to reclaim damages from guests.

High quality decor and furnishing. Amazing home

Location:

The location is excellent, and is far enough away from St Ives to enjoy peace and quiet, but close enough to walk (1.5 miles) or bus right next to the house (£3.60 rtn) or Train (65p each way). Be advised , the train line is down by the beach and at the bottom of a steep hill. You can park there for £5 a day, and trains are once an hour. The bus is approx every 8 minutes and the best bet.

Local Amenities,

There is a good pub within walking distance that is dog friendly and serves meals. Tesco is a 5 minute walk away, there is a vegetarian restaurant, a Mediterranean restaurant and a fish and chip take away/restaurant within walking distance. There is a chemist, local shop/post office, hairdressers/barbers and vets also withing walking distance. There are numerous hotels you can eat at too.

Property.

I have never experienced a rental with such a high level of quality decor. It is a very comfortable home and a credit to the owners. If I was to suggest a few small improvements it would be a baking tray for the oven, Faster Wi-Fi, a TV in the second or third room for the children, larger waste bin outside but none of the above negated the stay at the property , just nice to haves. The photo of the property is dated and the rear garden is now grass and not paved. but there is still a considerable seating area

If i was to look at the main negative point of this property is the approach, it is up a very steep driveway, and not suitable for those less mobile, pushing a wheel chair up would be a struggle. The property is at the top of this drive and if you have a large car you are really going to struggle. you can drive straight into the parking spot but if you want to turn around and reverse onto the drive you have multiple small walls, a telegraph pole and another property to avoid in doing so. Not turning round means you have to reverse down the steep drive and blindly out onto a busy road.

In Summary, I would more than recommend this excellent property and if you have a smaller car you will be fine :)

Owner's Response: Thank you so much for your review, it's exceptionally detailed and I'm certain others would appreciate it hugely. I just wanted to say that we have a VW Amorok and have no problem getting up to Pencroft or negotiating the parking. It is a very large truck and we have also had guests stay with a VW transporter with no issues. I would counter by saying that it is down to how confident a person feels driving a large car and how used to negotiating lanes or parking bays they are. So, please don't be put off.

Lovely modern house, squeezed into uninspiring plot

Stayed for Easter week 2017. Lovely weather in St Ives - sunny but cool. Surprisingly got sunburnt! Pencroft is a bright and light modern house, but it's location is rather uninspiring - squeezed between lots of other houses - you can just about see Carbis Bay and Hayle beach through the upper landing window. The house and garden are smaller than they appear in the photos, but the open plan downstairs is fairly roomy, although we found the furniture uncomfortable.

Beautiful house in a great location

We had a wonderful holiday and the house was beautiful - certainly one of the best rentals for years. It is tastefully designed, comfortable and well equipped. We enjoy cooking and in fact after long days spent walking and sightseeing preferred to spend evenings relaxing indoors. The kitchen is well equipped. Lots of Windows give the house plenty of light. The sofas are comfortable and lovely to see the garden. The beds are comfortable and the bathroom clean with a great shower. A nice welcome pack - tea, coffee etc was much appreciated.

Easy to park in the drive and the house is close to St Ives and beyond. Tesco is nearby and the local sports centre close too. The gym overlooks the sea - what's not to like!

We certainly hope to come back to this house - for longer next time! Thank you.
