Living/dining room: With 32" Freeview TV, DVD player, large double sofa bed and patio doors leading to terrace with lovely rural views.

Kitchen: With electric double oven, electric hob, microwave, fridge, dishwasher and washing machine.

Bedroom: With zip and link super kingsize bed (can be twin on request) and en-suite with shower cubicle, toilet and heated towel rail.

Gas central heating, electricity, bed linen, towels and Wi-Fi included. Travel cot and highchair on request. Welcome pack. Enclosed private paved terrace with garden furniture and barbecue. Private parking for 1 car. No smoking.

In walking distance of the largest area of open water in the south east, Bewl Water, ideal for walking or cycling the 12.5 mile route around the reservoir.

Two minute stroll to idyllic country pub that serves great food.

Less than ten minute drive from Bedgebury Forest and Pinetum, great children's play areas, excellent cycling trails for all abilities and Go Ape.

Ideally located to visit the Spa town of Tunbridge Wells for retail therapy; the fairy-tale moated Bodiam Castle or the childhood home of Anne Boleyn at Hever; spend a day at the beach in Hastings, explore the historic towns of Rye and Battle or take a ride on the East Sussex Steam Railway at Tenterden. Go wine tasting at the local vineyards at Sedlescombe or Lamberhurst.

For the golfers, Dale Hill offers two 18 hole courses and a driving range, less than a mile away. Spa treatments and use of a local indoor swimming pool by arrangement with owner, horse riding also close by.

Beach 15 miles. Shop 1 mile, pub and restaurant 250 yards.

About Mrs Deacon

The main house, holiday let and grounds have been a huge renovation project since we moved here nine years ago. We live here with our two labrador dogs and two horses. I run a successful sports and deep tissue massage business from a dedicated treatment room at home, guests are advised to book massages before they arrive as I do get very busy.

The Garden Cottage is a great location for singles, couples and families either wanting to get away from it all or who want loads of activities on their doorstep. We are in walking distance of Bewl Water which is great for walking, cycling and offers watersports including sailing. Ten minute drive from Bedgebury Forest and Pinetum for amazing cycle trails for families through to high adrenalin ones, plus extensive kids areas and Go Ape. Loads of sightseeing opportunities, less than 20 miles from coast, beautiful historic villages and towns, golf courses, vineyards. Good rail links to London. The list of things to do is endless. And at the end of the day if you don't feel like cooking there is an amazing 18th century pub and restaurant 200 metres away. What more could you ask for?

Great property, great location - would highly recommend

We booked this trip with only weeks before we travelled with our 7 week old son and were so pleased with our choice.

The cottage was immaculately clean, a great size and had everything we needed for a comfortable stay.

We'll always rave about the shower and huge bed which were pleasant surprises, but the rest of the cottage was a delight. The decor is splendid and all completed to a high quality. The amount of crockery and cooking equipment available also made this feel like a home from home.

The instructions on everything in the cottage were useful, as was the large folder on local places of interest - of which there was plenty to do!

We can't leave a review without recommending the local pub - The Bull Inn; the staff are so friendly and helpful and the food really was pub food at its best.

All in all this was a wonderful stay and we already know we'll be back for another visit.
