Coombe Farm Lodge is perfect for the ultimate holiday; a wonderful solution for the family get-together, as well as for a large group or wedding weekends. Coombe Farm Lodge has a great country atmosphere, with character and includes a stunning ‘roundhouse’ master bedroom above a futuristic contemporary shower room. Coombe Farm is superbly and centrally situated just 15 minutes from Tiverton Parkway train station and just a stones throw away from Umberleigh station, with links to Exeter City Centre, which is on the main line from London, & only 20 minutes from Junction 27 of the M5.

Coombe Farm Lodge, is a large, comfortable family farmhouse surrounded by farmland with no near neighbours, set in the Devonshire countryside and Exmoor 10 miles to the East. The farmhouse is a few miles from the coastal golden beaches and within easy reach of the unique market town of South Molton, holding undercover farmer's markets twice a week. Coombe Farm Lodge is extremely well equipped and boasts stunning panoramic countryside views. This charming property is ideal for families. The beaches of Westward Ho!, Instow, Saunton, Putsborough, Woolacombe & Croyde Bay are all close by. Explore the beautiful Exmoor National Park. Combe Martin Wildlife and Dinosaur Park, The Milky Way and The Big Sheep, Arlington Court, Braunton Burrows and Victorian-styled Ilfracombe.

Enter into entrance with stairs into double aspect open plan Games Room, Lounge and Dining Room with 16 seat dining table. The room has an elevated position providing panoramic views over private farmland. Access to the garden and decking is down steps. The dining room leads to a comfortable country kitchen. The lounge is a double aspect room with wooden floor and comfy sofas. There is a large TV, book case, pictures, wall lighting, all adding to the charm of this property. There is a full size snooker table and a games cupboard full of other games. There is plenty of storage for bicycles, surfboards and various sporting equipment.

The country kitchen is pleasant and homely. It has country-style units, cooker and dishwasher as well as all the cooking utensils that you would require.

There are 8 bedrooms, all with en-suite shower rooms and 2 have the additional luxury of a bath as well.

Bedroom 1 is unique in that it is built inside a converted Silo Tower with the bedroom upstairs. This stunning bedroom ,with king-sized double bed, has dual aspect windows providing endless private country views to the east and west. A spiral staircase leads down to the unique and very large en-suite shower room.

Bedroom 2 is on ground floor level. It has a double (or twin beds) with en-suite shower room with WC and hand basin. This bedroom can be accessed from an outside entrance door and allows access to an outside door leading to the courtyard.

Bedroom 3, downstairs, has a double bed (or twin beds), plus en-suite shower room with extremely large double shower.

Bedroom 4 is again a double or twin bedroom plus en suite shower room with extremely large, double shower.

Bedroom 5 is a large double/twin bedroom with en-suite bathroom with bath and shower, WC.

Bedroom 6 is a pleasant double with en-suite shower room with WC and hand basin.

Bedroom 7 is a stunning private bedroom with double bed, accessed from just outside the front door and is ideal for those seeking a little peace and quiet.

Bedroom 8 is a large double room with en-suite full family bathroom.

Surrounded by true Devonian countryside, enjoy the grandiose vistas of Coombe Farm Lodge, surrounded by acres of fields, woodland and streams (please note that there are ponds and that parents with children would be advised to supervise). Some farm animals may be present at Coombe Farm Lodge, including horses, cows, dogs and chickens to collect free range eggs for breakfast! The large garden provides open space for ball games. A swingset and picnic tables are provided for endless hours of great outdoor entertainment.

An open plan deck is situated down steps from the upstairs dining area, a perfect space for breakfast in the morning sun or evening BBQ's.

Undercover parking is provided for up to 6 cars.

Lovely peaceful spacious

Being on a farm for me was fab, loads of outdoor space and owner in site for any issues if needed.. Fantastic pub down the road too. No shortage of anything apart from would be nice to have something at front of property to sit out in evening sun.

Would highly recommend and will miss the horses being brought in as my morning alarm!

Stayed in much better places for similar price

We were three families with kids less than 8 yrs old. We were told later that this is mainly used as a winter shooting lodge rather than a family holiday cottage.

Positives:

All en-suite rooms

Large snooker table

Issues:

Chipped cups and glassware

Some bathroom door locks don’t work

In One bathroom water doesn’t drain properly from the shower tray.

Water leak in the kitchen under sink

Uncleaned main oven and BBQ

No WiFi in the peopoerty ( we had 6 phones and non could connect while inside the property)

We didn’t find a washing machine in the property (only stayed for a few days so didn’t need anyway)

Owner's Response: Our accommodation comprises of 8 ensuite bedrooms with a large living and dining area so that large families or multiple families can all enjoy there holiday together this is what the accommodation was designed for, I am sorry that you may have encountered a few problems but I am perplexed at some of them, there are no locks on the bathroom doors as they are ensuite ,the bbq was cleaned before it was put back in the recycling area where the washing machine and tumble dryer are, we thank you for highlighting these issues and we will make sure that they are all attended to .many thanks Keith.

Great to have the whole family (15) under one roof

Booked for a "surprise" milestone birthday. Very difficult to find somewhere to fit 9 adults and 6 children in, but Coombe Farm Lodge, Umberleigh was just right. Every couple had its own bedroom with ensuite, as did the children.

The large communal area of kitchen/Dining area and full sized snooker table (a big hit!), meant we could all be together for meals around one table.

The property has a lot of charm and although it was well appointed, we did feel that it possibly had lacked a little TLC recently. Outside, the kids swing/slide/see-saw looked a bit tired, as did the table football and ping pong table. A lot of the games in the large games chest were either broken or pieces missing.

Upon returning home we did point out in an e-mail to the owner, several housekeeping matters that we felt could have been addressed before our arrival, with a couple of H&S matters that perhaps needed looking into. At the time of writing this review the owner had not responded.

The setting is lovely and very quiet, apart from natural country sounds!!! (screech owl etc!). We were welcome to explore the farm grounds with a couple of cautionary warnings about the ponds and the bulls! Space outside for games of cricket/football etc, meant the children could let off steam.

Overall however, we enjoyed our visit.
