Good times in Pagosa Springs!
We loved the views and the house was just right for us. It's a perfect spot! The only problem was the Wi-Fi wasn't working, but that was ok since it's good to completely unplug for a few days.

Desperately needs update. Not clean.
I want to start with the good. The house is beautiful from the outside. It’s secluded and quiet, and only 10 minutes from town and 40 minutes from skiing. The views are amazing from every window. Once you walk inside, however the charm decreases significantly.
Firstly... this house does not sleep 8. It sleeps 6. There are 3 bedrooms. One with a king and two with queens. And then there are two very old couches. There aren’t any extra blankets so if you want it to sleep two singles on couches you have to bring your own blankets. There is room in an awkward sitting area at the top of the stairs to put a blow up mattress, but one is not provided. So bring your own.
Second... everything needs an update. The door locks are janky. They were either stuck or loose and often didn’t work. The appliances are old. The dishwasher is so loud you can’t really sit in the living room and talk to each other while it’s running. The stove top lighters don’t work so you’ll need to bring a lighter to get them started. The ice and water dispensers in the fridge don’t work.
Many of the tiles on the main floor are cracked. And the furniture is old. Really old. If you sit down on the couch somebody will need to help you up. The dining room table only seats 6. So if you brought 8, two have to eat somewhere else. Every time you sit at the table you knock your knees and since the top is an uneven slate you’ll likely spill something. They do not provide some common non-perishables like trash bags and paper towels so be prepared to buy them.
Then you go upstairs. The carpet is ripped and torn and peed on. The only TV in the house is upstairs in the second living room where there is another old couch that has a nasty cover on it. The configuration upstairs is confusing. The toilet is in between two pocket doors neither of which lock. The shower and bath are in the same room where there is no shower curtain and so no privacy. The bathtub is stained. Really stained. Obviously by some kind of chemical. It needs to be replaced or resurfaced. It’s disgusting.
The beds are crazy uncomfortable. They’re obviously old and very very hard, and our backs were in bad shape at the end of our stay.
Finally, it just wasn’t clean. It was dusty and there were several dead bugs in obvious places that should have been cleaned. It hadn’t been swept and so it’s impossible to say what else hadn’t been cleaned well.
Quiet, secluded home, great value
We rented this home over Thanksgiving and really enjoyed the location and the amenities within. The home feels very secluded but is only a short trip in to Pagosa Springs. The house is stocked with everything you need to feel like it is a "Home Away" from home. There is one bedroom downstairs and two up, all very comfortable. The expansive windows make for great views. There is also a small guest cottage with a single bed that we did not use, but a great addition for bigger parties. My husband would have liked for the master to have had a TV since he likes to fall asleep to it (there is a den where the TV is located). It took us a while to figure out how to get the right temp with the in floor heating being much different than what we have in Texas, but that can be chalked up to user error! The den and living room furniture could use an upgrade, but if you are staying here it is probably not because you want to lay around the house all day! Wolf Creek Ski area was about a 30 minute drive away, so really convenient. A caretaker lives near by and was readily available by phone, but there is no one on site so you are truly secluded in a peaceful, relaxing way. If you are interested in the Pagosa Springs area I would highly recommend this private home.
Great place, great views
This place was great to getaway with wife and our dogs. Quiet and comfortable. Fantastic 270 degree view of mountain ranges. Plenty of room for the dogs to explore. Lots of options to ride bikes or hike. Mountain bike trail head just down the road (400yds) and residential areas to ride pavement when muddy.
Snowmobiling & Sledding On-site or Adjacent, Whitewater Rafting, World Class Fly Fishing, Hot Springs Nearby, & Rock Climbing within 1 hour drive, Only 1-1/2 hours to Mesa Verde National Park, Durango-Silverton Railroad & Other Sightseeing and Natural Wonders!
