This charming villa sits 30 meters above sea level and offers 3 700 ft² of living space. Its location, overlooking the Pacific Ocean is simply breathtaking.

Kanata has a modern, clean, elegant architecture which offers a magnificent ocean view.

The practical fully equipped kitchen faces the ocean. Beautiful French doors open unto a terrace ideal for morning breakfast, afternoon drinks o sunbathing while listening to the waves crash on the rocks below. Sunsets are a highlight not to be missed.

A tropical garden will enchant you with its array of tropical plants and colorful flowers.

The self-contained villa offers tranquility, security and total privacy. Located 300 meters from the village of La Boquita, where fishermen following ancestral traditions venture into the sea in the afternoons to return with fresh fish in the morning for their own sustenance and to cater to tourists.

The discreet in-house keepers retire into their living quarters and are ready to cater to your needs, house cleaning and kitchen tasks.

Kanata comes fully equipped and furnished. The master bedroom has a walking closet and full bathroom. Three adjoining bedrooms share a full bathroom and a powder room.

About The Owner

I am a civil engineer working overseas. I have built this villa with the intention of retiring in my beautiful country. As a nature lover, I have planted lush tropical plants to balance out the ocean immensity. As an amateur chef, I decided to build the kitchen right in front of the ocean and have french windows in order to enjoy the horizon.

The Owner purchased this villa in 2007

Why The Owner chose Carazo

Every time I come down to this villa, I disconnect from my daily routine and let the sea breeze and the sea waves envelop me. This property is very private, secure, tranquil and comfortable. When I gave my architect the mandate to build the house I specified the requirement to be able to have an ocean view from every room. The innkeepers are experienced with guests from overseas and will do the necessary to satisfy your needs. If you desire to entertain friends, a bar has been added to the living room for beverages and appetizers to be served. Hamacs are provided to enjoy a siesta o indulge in your favorite books.

Great place, even better people

The house was well situated and clean. The care takers (Maria and Hervé) were very helpful. Supplying daily catch, and even picking up veggies if we wanted to stay in.

Maria even shared her ceviche recipe.

It was a very relaxing 10 days with nothing but beach, sun and rest.

Kanata is a beautiful and peaceful place!

I stayed here with my sister and her fiancé and we absolutely loved it. What a beautiful house with an amazing view! The bedrooms and bathrooms are spacious, the kitchen is a cooking enthusiast's dream come true, and the deck is a perfect place to relax under the sun with a nice book and a glass of wine. The house is on top of a hill and the beach is accessible via stairs. The beach itself has these massive rock formations from an uplifted tectonic plate that create natural pools of sea water and a relentless sound of splashing waves.

Alberto, and the house staff were welcoming, helpful, and kind! Ercis got some fresh fish which he gutted and cleaned for us and he accompanied us on an impromptu boat trip to a near-by town, and Maria kept the house nice and clean for us (and, boy is she quick!). I would recommend this place to anyone looking for a great vacation spot in Nicaragua!

Private and peaceful location overlooking a beautiful beach. The sunsets were amazing.

The property has a nice feel to it and has a comfortable open layout. The kitchen and dining area are especially nice. The on-site property managers Maria and Ercis are wonderful people and enjoyable to talk with. The bedrooms and bathrooms are comfortable, beware this house is very warm to sleep in. Without the large fans provided it would be impossible to sleep. Access to the beach it's quick and easy, with beautiful Rocky outcrop's up-and-down the beachfront. Swimming is located over towards the village a few hundred meters away. There is a nice outside shower to rinse off from swimming in the ocean before entering the house. Overall a nice place to stay with some caveats. There is no Wi-Fi Internet and it would be much more comfortable if air conditioning was available. The rear bedrooms have very little air flow. If you want to spend time at a low key beach house away from the busier and larger resort areas this would be a good choice.

lloking for a perfect Rest ℜlaxation spot!

Villa Kanata is the place. Great house, private, safe, lovely decks with amazing ocean views. Cozy hammocks, guaranteed weather, no tourists. Village is 5min. by car to get fresh fish in the morning, pineapples and avocados galore, perfect weather, tidal pool "Posa de las Monjas " right in front of the house. Very kind & helpful housekeepers. One word of advise, pack light clothes as it gets very hot. Can't wait to go back!

Wonderful place to stay in La Boquita!

Our family had a wonderful time at this beautiful ocean front property. We loved the constant sound and views of the ocean, and that the village of La Boquita was only a few minute walk away. The house was spacious, clean, and accommodating for the 4 of us--2 adults and 2 teenagers. This was our first time in Nicaragua, and the transition was made smooth and easy thanks to Maria's and Hercies' assistance. From helping us figure out the local buses to helping us find fresh fish and groceries, we are very thankful for Maria and Hercies patience and presence. We would certainly stay there again if we're ever fortunate enough to return.

The Ides of April

Ah, La Boquita..

I had to review as our experience was so different than the other reviews here..

My brother and his family, myself and my daughter, came to Kanata for some deserved relaxation, catching up and adventuring a new country. Nicaragua is a beautiful, totally worth - it place to see. People are amazing, so safe, and diverse experiences abound. The weather was perfect and hot every day, however meant there was a shortage of water throughout the country as well. Although we were gone for 8 days, the home nearly ran out of water twice and we had to conserve water greatly for the majority of the month. Despite this, the housekeeper would water the gardens often at 5:30-6:00am, waking us up with no regard. If she didn't water that day, it was sweeping the tile floors at the same time in the morning, right in front of the bedrooms. The housekeepers often had people over, at first no big deal, however when it's daily and in your space you were supposed to have rented...it became uncomfortable and made us feel like we had roommates. It also felt like we had supervisors that were judging if we had a drink in the afternoon-weird feeling.

Toby, the dog...at first friendly, shortly annoying. Bit our children (not severely but broke skin) twice and peed on the floor, no attempt from the housekeepers to keep him away from our areas. Meanwhile we maintained politeness with them and asked Hersey if he could purchase some lobsters and prawns for us, as that was the word that he didn't mind doing this for visitors. We tipped him for this, all seemed well, however he complained to the owner after we left that we did not tip..?

Despite what the ad says, there was no attempt for laundry to be done for us, we hand-washed 7 ppl worth of laundry. We felt like had it been offered, we would have gladly accepted the help and then paid for the service, however there was no offer.

The oven doesn't work and the house is a sauna with no air conditioning or air flow. If you bring children beware, as they kept our damage deposit for a few missing pieces of a Walmart chessboard, and two cheap cups that fell onto the tile floor.

The beach and town are incredible here, and Kanata is beautiful, however I feel there are better places to stay in this area if you don't want roommates and want your deposit back.

We had an amazing time in La Boquita, and in the rest of the country, and hope yours is as well.

Owner's Response: I'm glad that you were seduced by the beauty of my country even though your passage by my villa, was much less remarkable. I have been in this business for 6 years and I was sure that sooner or later I was going to come across someone that did not appreciate his/her experience in Kanata. I have addressed the problem with the dog, the over enthusiasm with the house cleaning in the morning and the visits to my personnel when there are guests in the premises, whether they are founded or not. I would also like to explain the reasons why the deposit of about 150.00 $US was retained. Firstly, it is true that my chess game was moderately priced (40 $US), but that is not the issue. It could be a 1 dollar article, however we have to educate our children to respect; it is not because it is cheap, that they are allowed to misplace the pieces. Secondly, the microwave oven was no longer functioning at your departure. A new party came and we had to go and get a new one. My personnel mentioned the fact that you used to operate the blender on top of it, luckily you did not have a short circuit. Thirdly, several cups and plates were broken. No matter how expensive they are, you have to understand that I am opening the door of my house for your family to use, and you have to do your best to keep it intact. Actually, I do not mind if an accident happens, it is normal and acceptable. However, I takes me aback that something like this has never happened in the 6 years that I have been in the business. The fact that you are paying me 51.00 $US dollars per night for your whole family, does not give you the right to break havoc in the place. Finally, Hersis and Maria did everything they could, like they have done for the previous parties, babysat your young children when you went to the village at night, lend you their phone which is rather expensive for their budget and all other services that my previous guests mentioned and appreciated. And you did not have the courtesy of leaving them a tip, no matter how small. That does not strike the best notes in the civilized scale. And, this site VRBO, have asked me to rate you as a client and let me tell you, I did not evaluate you as the best to have. I wish you continue with your trip and hope you show a little more respect to the country, their people and their property.
