Sandy beaches are just steps from this wonderful unit. Great light and ocean views fill this recently redecorated 3-story condominium. The unit comfortably sleeps 4 (3 beds). Each floor has its own spacious and unique deck. The first floor deck has access to beach and third floor deck is uniquely private with a breathtaking ocean view. Have a glass of wine looking at the beautiful Nantucket Sound. Unit is best-suited for two couples, with a bedroom and bathroom on the 1st and 3rd floors and kitchen and living area on the 2nd. The unit has a fully functioning kitchen with a sit down dining area. The unit is not child-proofed and for that reason we prefer not to accept infants and small children in the rental group.
New Seabury is a 2,000 acre seaside resort. Access to private beach, marina, bike-rental, shopping and dining. Within walking distance to charming Nantucket-like shops, miniature golf, boutiques and outdoor cafes in the famed Popponesset Marketplace. There are numerous golf courses nearby both private and public for all types of golfers. Free outdoor concerts every week (seasonally) within walking distance to the unit. Nearby Mashpee Commons is reminiscent of a traditional New England village. It is the only festival marketplace on Cape Cod and has over 90 shops and restaurants. Free summertime outdoor entertainment and year round events. Days can be filled enjoying sun and surf on the ocean shore. Beautiful Marthas Vineyard is visible from the private beach and every window in the unit. Fun family-centered activities are fantastic at the (walking distance) Popponnessett Marketplace. Bike rentals, shops, ice-cream, games, and miniature golf are all found at the marketplace. Nearby is the Cape Cod Childrens museum, which is open year round. New Seabury is located about a 15 minute drive to Falmouth center and the Marthas Vineyard Ferry. While there are many family friendly activities to keep everyone in the family entertained and happy, there are many adult-friendly activities too. The Raw Bar, famous for their lobster rolls, is located just a short walk from the unit. For the food lovers, favorite spots include Bleu and Bobby Byrnes both located a short drive from the unit.

New Seabury and Mashpee are central to so many great things on the Cape. There are excellent beaches, restaurants, shops and the island ferries are nearby for day trips to Martha's Vineyard and Nantucket. Don't miss out on steamers, lobstah, and fishermen's platters from CPT Parkers or other great seafood venues.
What makes this Condo unique
The views are awesome, and it's so great to have a private beach right out your door. The public, South Cape beach is also just down the road, and it's a great place to spread out your blanket and spend the day watching the waves and the people. The Popponesset Inn is a unique waterfront restaurant less than a mile away, not to be missed. New Seabury itself is a really wonderful sprawling development that's easily accessible but away from the traffic and tourist traps that sometimes seem to overwhelm the Cape in summer. This place is the bomb!

A Relaxing Stay with a Fabulous View!
This was our first time on the Cape. After spending a week on the cape we knew we stayed at the right place! The view was amazing! The Condo was comfortable, roomy and clean. Mr. Stone, the owner, was very accommodating sending us thorough directions to the condo along with details and information that we needed. The walk down to the water had an amazing walkway on the "rocky" side and access to the sandy beach on the other side. Unfortunately the sandy beach did have a plethora of seaweed most of the week while we were there. Toward the end of the week the seaweed had diminished and we enjoyed a few hours of being on the beach and we were the only ones! It was worth the wait!
I would stay here again and I would recommend it to anyone that is looking for a quiet, comfortable home!

We loved the Tidewatch!!
Thoroughly enjoyed staying at the Tidewatch. This very comfortable unit had everything we needed for a fantastic week in Mashpee. Fully furnished, beautiful ocean views along with the private beach made this location perfect for our family. One of the best family vacations we've ever had!!

Great! But I wish a better Internet connection
The place is clean and in a good condition. No people on the beach. A lot of seaweed, walked for ~20 min to city beach with sand under water but not small rocks. Should have a car to move around and for food. We prepared the food by ourselves often. To go P-town it takes ~1h 50 min. Beautiful ocean view. Good layout. 3-floor unit. We had 2 BR, 2BA. Separate entrance to each room and living room. Very convenient if-two families/couples stay. I should work during my stay and the Internet connection was weak. Cannot work from the unit, went to Starbucks in Mashpee Common (10-15 min drive). Because of that, only 4 stars. Owners are very nice people and after we leave, they purchased a new router to have a better connection. Will keep this address in case of to stay there again.
Wonderful stay at Tidewatch in New Seabury
My family and I had a wonderful stay at Tidewatch (I have three children under the age of 5). The condo is beautifully decorated, clean, and has a gorgeous view of the ocean from the master bedroom and the deck off of the living room area. The owners have thought of every detail in terms of organizing your stay. Within 2 minutes you can be down at the beach, and we were often the only ones down there. The water is a little rocky, and because of the weather had a bit of seaweed washing up while we were there. Because we have small children and are from Canada where there is never seaweed (kids couldn't handle it!), we made trips to a public beach 15 minutes away so that they could have a swim in an area without the rocks/seaweed. However, we still visited the beach by the condo every day. If you like to lay-out and suntan this is the place for you and you wouldn't want to go anywhere else. The Popponesett Marketplace is within a 3 minute drive and you can get take-out or sit down meals, ice cream, shopping or mini-golf. There are trails around the area, great for runners/walkers. We dined in Woodshole, 30 minutes away, a few times and the drive there and back is beautiful. We also liked having the Island Queen Ferry to Martha's Vineyard about 20 minutes away in Falmouth. I would recommend staying at this rental to anyone. A wonderful stay, and we hope to come back again in a couple of years!
Condo is located next to New Seabury country club. 20 minutes walk to Market Place (shops and restauratns). Mashpee Common is less than 10 minute drive from condo. South Cape beach is 5 min drive from condo.
