First floor:-

Master Double Bedroom with Ensuite Shower-room with Juliet Balcony - sleeps 2

Double Bedroom and Twin Bedroom - Sharing Family bathroom - Sleeps 4

Large bedroom with 2 Single beds plus bunk beds with en-suite shower room - sleeps 4

Please note the grounds are not enclosed, children and pets will require supervision. Car access is available at low tide only, by driving under the pontoon. Please note the driveway is quite narrow. We have road tested a Range Rover Evoque which fits under the pontoon and up the driveway, we can’t guarantee access for anything wider or higher than this. There is a footpath opposite the pub which leads to the rear of the house, it is steep in places and has steps along the way so it is not suitable for anyone with walking difficulties and children should be supervised at all times. Please wear sensible shoes when using the pathway and if using at night time please take torches with you. We strongly recommend you endeavour to arrive at low tide so you can park in front of the house and unload food and luggage easily to avoid having to carry it down from the car park and along the footpath.

Delightful house & location

Despite the trek at high tide when unloading, this adds to the quaintness & charm of this venue. Having spent the week relaxing with the family, without having to resort to getting in the car, was a real treat. River taxis to/from Dartmouth meant that you could experience the town with its characterful shops & pubs. Kids enjoyed the crabbing from the house each high tide, & trips around the estuary in the kayaks we brought with us made it a special place to be based. All the family loved it & didn’t want to leave. Thoroughly recommended.

A lovely property

It is a shame that there was not a guest book in the house to add comments so that the condition of the house could be more regularly maintained -

1. Coffee machine did not work - two buttons has been pressed in too far and no longer operated

2. All the radiators in the attic room (it was a freezing cold weekend) did not work properly - the bottom part was luke warm, the middle and top parts of the radiator were completely cold. Too much air in them? We did manage to move the mobile radiator out of the bottom bedroom but the attic room is really big with kids sleeping in there and it never got warm.

3. Temperature control in the master bedroom ensuite shower was extremely difficult to control - either too hot or too cold.

4. It does not state in the house details that the car park in the village costs 10 pounds for each 24 hours! On the basis that you are obliged to park your car there because of the location of the house and tide, this should have been clearly stated upfront - perhaps with some kind of discount from the local parish council because we had 3 cars with us, a whopping 30 pounds for each 24 hours!

Wonderful house with fantastic views of river dart

Wonderful house with fantastic social area of kitchen and sofas .Great views of river dart with seals kingfishers and much more to watch we had such a wonderful Christmas and would love to go back in summer to enjoy so much more near to Beach End .

Stunning house and view - we loved it and will be back!

We booked this house for a girls' weekend away. It exceeded our expectations and is a perfect holiday spot. Gorgeous house that is well equipped for large parties. It has the most amazing views over the estuary with such a variety of wildlife especially for those of us who love birds. Watching Kingfishers diving from our wall was a particular highlight of my stay. There is lots to do and see locally as well as excellent food served in the local pub. We didn't need to use our cars at all. We also loved that we were cut off from the tide and only could access the house by path - all added to the character of our stay. Quentin the caretaker was also easily contactable and very helpful when we had a little 'blip' with the heating. The only thing was that it would have been nice to have a little wood for the wood burner but apart from that we could not have asked for a better equipped house. Thanks so much we had a wonderful time and intend to return if still available next year.

Fantastic location

We loved the property and the location. We should have taken more notice of warnings about the steep path. We assumed our elderly father would be able to manage it, but he couldn't. However the views are so spectacular he was happy to remain in the house looking out if the window until tide was low. Parking was an issue due to a huge swimming competition which closed the car parks, but in normal circumstances parking in Ham car park would have been fine. Property was well equipped with everuthing we needed - includind 2 dishwashers! We loved it here and would be happy to return

Fantastic location.

This was our first visit to the newly enlarged and improved Beach End Cottage and we loved it. It brought back so many happy memories of when we first stayed there over 20 years ago. Today it provides luxury accommodation in a fantastic location with views to die for. As ever, time and tide rule the day and although the rear path is good, it is not for the elderly or infirm. Much better to wait for the tide to go out and have someone bring the car to the door! We booked Philip Watts for a birthday celebration dinner for 11 people and could not have wished for better.
