Villa Stari Mlin is a 400 year old traditional Montenegrin farmhouse and olive press overlooking the Bay of Tivat, and just 20 minutes from the airport and UNESCO-listed mediaeval Kotor. The house has been lovingly restored and transformed into a luxury villa which combines all the charm of an old stone house with all the comfort and style of exclusive contemporary home.

The property, which is situated on a hillside, has panoramic views of the sea and mountains, and is surrounded by gardens and terraces, which also contain a stunning 10 metre swimming pool.

Villa Stari Mlin, Montenegro

Villa Stari Mlin is a 400 year-old Montenegrin heritage property fully restored and modernised to provide all the comforts of 21st century living, while retaining all the charm of its long history. In a recent feature it was included in the top 5 villas in Montenegro.

Located high up on the Lustica peninsular, the villa has dramatic, 180-degree views of the Bay of Kotor and the twin massifs of the Orjen and Lovcen mountains, and is nestled on a peaceful hillside surrounded by olive groves, small stone hamlets and fishing villages.

The main house has 5 bedrooms with ensuite, each individually decorated with a combination of English and continental antique and contemporary furniture. There is a large sitting room with comfortable sofas and a wood burning stove, a spacious, fully modernised kitchen-dining room comfortably seating 12, and a sizeable first floor veranda for outdoor dining, with stunning views onto the rural landscape and the sea and mountains beyond. The housekeeper comes to the house every day to make beds, tidy and clean for a few hours. The terraced garden, which is planted with typical Mediterranean plants, herbs and trees, includes a 10-metre infinity pool, a large stone-paved sun terrace and a shady pergola made from parts of the original wooden olive press that was in use until less than twenty years ago. The pergola also includes a summer kitchen with fridge and barbecue.

For those who would like it as an extra (either for an overflow of guests or for staff), there is also a self-contained annex apartment with two further king-size bedrooms, a large reception room, and its own kitchen and bathroom, as well as a private outdoor dining area shaded by vines. Photos of the annex (which costs an extra 15% on the full rental price) can be made available on request.

Guests will not want to leave this stunning hillside sanctuary; but should they want to, the medieval UNESCO-protected seaside fortress town of Kotor, the idyllic Venetian republic maritime towns of Rose and Perast and the glitz of Porto Montenegro, Europe’s largest super-yacht marina, with its clubs, boutiques, spas and restaurants, are all a short drive away. The house is well-served by local restaurants serving fresh local fish and seafood and supermarkets, and there are several beaches within a 15 minute drive.

Easy Jet flies to Tivat airport (25 mins) on Mondays and Thursday, and Ryan Air flies to Podgorica (1 hr 40 mins) on Sundays and Wednesdays. There are multiple flights to Dubrovnik (3 hrs), and many guests spend the first day/night of their holiday there and drive down the following day.

The villa is a perfect get away location in the autumn-winter "off season", with a wood-burning stove, a well stocked wood-shed, first-class bedding/soft furnishings shipped from London, and a variety off mountain walks/hiking nearby (as well as skiing in the mountains to the north).

About Jonathan

I grew up and went to school in the UK, but have always been passionate about foreign languages and culture, and have lived in Italy, France, Russia and now, on and off, in Montenegro too. I started off my professional life as a fringe actor, and then founded a contemporary art gallery in London, before moving to Russia for several years, where I worked in finance and natural resources. More recently I have been running tech startups, and of course putting a lot of time and effort into restoring Villa Stari Mlin to its refound glory! I am passionate about art and interiors, and the house reflects this through its unusual mix of the old and modern, combining to create a unique atmosphere in every room.

Why Jonathan chose Kotor

Villa Stari Mlin has the most unbelievably beautiful position, with views of the sea and mountains all around. Although it is situated in rural peace, it is less than 20 minutes from the nearest airport and less than 10 minutes from beaches, bars and restaurants. I love the old stone of the house, and the sounds of nature in the unspoilt landscape.

  • In the main house each of the 5 bedrooms has its own ensuite bath or shower-room. The two bedrooms of the annex apartment share a further bathroom with shower. The water pressure is excellent, and the hot water boiler is enormous, making sure that there is always plenty of hot water for a relaxing bath or shower after a day spent by the pool, on the beach or checking out the local sights. Every bathroom is supplied with toilet paper, a soap dispenser and hairdryer, and has double electrical sockets for razors, electric toothbrushes etc.

  • Each bedroom has been individually decorated with a combination of contemporary and antique furniture to provide a unique atmosphere and a feeling of modern luxury, and has its own ensuite bath or shower-room. The beds are made with the finest Egyptian cotton sheets, thick mattress and have both duck-down and luxury synthetic pillows, in order to ensure that our guests have the best quality relaxation whether asleep or awake. Each bedroom has its own individual entrance from the gardens of the villa, providing added privacy. In each room there are large fitted wardrobes, each with its own electronic safe for storing your valuables and jewellery when you're not wearing it at a nightclub or for a drink at the marina. Every room is also fitted with a movement sensor connected to the house's alarm system in order to allow our guests to relax when they are away from the house.

Paradise Found!

It is really difficult to know where to start and stop in praising this property. It is quite obvious that the owners Jonathan and William have the highest of standards and are passionate about making sure this beautiful villa is the remarkable retreat that it is for their guests.

Each day we were treated to early morning birdsong and sunshine as we woke up by using the pool with a stunning backdrop of the Boka Kotorska. The gardens were lush with hydrangeas, roses, Dalmatian sage and rosemary with which we graced our table each day. Cherries were there to be picked and we could see peaches and figs that would be ready for future guests. The night skies were also stunning as was our view throughout the day and night.

Each day the challenge was about whether to go out and explore - there is SO much to see and do - or stay home and enjoy this remarkable property.

Sitting by the pool, drinks on the veranda at each spectacular sunset, making meals in the well-designed and appointed kitchen, dinner at the commodious table inside or chatting/reading in the living room made us feel like we were living the dream.

Tablecloths, serviettes, lots of dishes, cutlery and glasses, lovely bed linens, towels and pillows were all very much appreciated and often overlooked in other properties we have rented. It is apparent how much thought and care has gone into every detail including the outstanding collection of books in many languages and the DVD collection which we never got around to.

The meticulously written Villa Stari Main Guide was very helpful and referred to frequently. I think we tried ALL the suggestions for restaurants and many of the activities in the area including a suggestion for a boat tour of the Boka Kotorska - everything was first class.

We were all sad to leave Villa Stari Mlin - Montenegro was a charm of a vacation, especially when viewed through this lens!

Great family stay

We had a very enjoyable stay and enjoyed some good weather. The villa was beautifully decorated yet comfortable with ample space for the ten of us. We had a great time in the Villa and and out of it exploring the beautiful costal towns and landscapes nearby. Thanks for the stay.

Beautiful villla with Amazing views

We stayed at Villa Stari Mlin in September with a group of friends (5 couples). From the photographs on the website we had high expectations and we certainly were not disappointed. The standard of rooms throughout is excellent and we felt relaxed as soon as we arrived. The layout of the accommodation allows you to have your own space whilst being able to congregate and chill out as a group in a number of different areas, terrace, pool, dining room, and cosy lounge. We would highly recommend this villa for large groups of families and friends, we would definitely go back.

You definitely need a car to get around but Kotor and Rose are close by to experience the local food and friendly people.

Beautiful house with a spectacular view

Spent a memorable few days here with a group of friends – my first but definitely not last visit to Montenegro! The villa is a historic farmhouse that has been sympathetically converted and decorated tastefully and luxuriously by Jonathan and William. It has the feel of a high-end boutique hotel but with all the seclusion and homeliness of a private house.

The surrounding area is utterly stunning, with the villa well placed to soak it all in. Located on a hillside, it overlooks the bay with mountains in the background. The pool is in a particularly dramatic position and you may feel you don't want to move from it. Would definitely recommend a trip to the nearby fishing village of Rosé for lunch though!

Stunning Views, Peaceful Isolation, Home Comforts.

I loved my stay here, it was truly wonderful. From floating in the pool looking at the stars, to enjoying boozy dinners on the terrace, each day was a delight. The location is simply incredible with wondrous views. The villa itself is extremely well appointed, I haven't slept so well in years. The only problem is the place is so lovely, you almost hate to go and see the sights, of which there are many. There is nothing better than coming back to Villa Stari Mlin, having a dip in the pool and drying yourself off with one of the luxury towels. Can't wait to visit again.

Luxurious villa with stunning views

Beautiful villa that was a lovely mix of modern and traditional. Everything you could need was thought of and supplied. The pool was great with the most unbelievable views and the jaw dropping scenery was panoramic from outside eating areas, patio and pool. If you can bear to drag yourself away from this fab villa then there are good local restaurants in Fort Rose and all around the Bay of Kotor. We took a trip to the mountains and river rafting which I can highly recommend. If you want to be spoiled then this is the place to come.
