Live the Dream in this magnificent Georgian town house for 16 in the centre of Bath. Five stunning floors combine 6 comfortable bedrooms, 4 bathrooms, lavish entertaining areas and a beautiful landscaped city garden.

The thrill of having your own glamourous townhouse from which to enjoy the beautiful city of Bath is just as potent now, as it was 250 years ago when the terrace was built. Designed in 1755 by renowned architect John Wood the Younger, the large and handsome, light-filled rooms were specifically tailored for hosting, entertaining and living in great style.

The Ground Floor

Entrance, Kitchen, Dining Room, Cloakroom and Garden.

A dramatic entrance sets the scene, with black floors, high white ceilings, elaborate cornicing and a beautiful staircase enticing you to explore. The jaw-dropping kitchen and diner spans the length of the building, from the elegant terrace street front to the tranquil walled garden to the rear. Slabs of sparkling black granite worktops complete a streamlined white fitted kitchen. Along one flank of units is a 5 ring gas hob, an electric oven, a dishwasher and a Magimix coffee maker. Fitted under a vast island is another wide oven, a microwave, 2 small fridges and plenty of storage, along with 4 bar stools. A splendid original decorative marble fireplace has granite topped alcove cupboards on either side, filled with crockery. An additional fitted store cupboard is stocked with cooking utensils. At the other end of the room, 2 large sash windows with their original working shutters overlook the beautiful garden. A large French style dining table with traditional bentwood chairs seats 16. Two tall cabinets display a range of glassware, and a large French dresser and sparkling chandelier add to the elegant atmosphere. A Sonos Bluetooth speaker connects to phones and other devises for music and a phone is provided for local calls.

A half landing lobby leads to a cloakroom and the garden entrance. The pretty cream stone floored cloakroom has a hand-basin with storage under and a WC.

Outside, a lovely walled town garden has been landscaped with pleached limes, box balls and a moore-esque sculpture. Two large stone tables with stone benches seats 16. A footpath though the shrub boarders leads to a gate, with access to a gravel path to Royal Victoria Park. Within the park are tennis courts, crazy golf, a large children’s play area, ice-skating in the winter and hot air balloons taking off in the summer.

The Basement

Twin Bedroom, Bathroom, Entertainment rooms, Utility.

A pretty bedroom with 2 large windows at garden level has a voyagers theme, with two single 3’ beds in cast iron bed frames and trunks for storage. An antique chest has drawers and hanging space is provided in a built-in cupboard in the neighbouring living room.

A very spacious, fully tiled contemporary bathroom, has a large walk-in shower with rainfall shower-head along with a generous hand-basin and WC. A shelf over provides space for toiletries.

A big entertainments room in the basement has a large TV with DVD and Sonos sound system. Decorative sideboards have a small selection of films and games. A large ‘L’-shaped sofa seats 5 with further seating for 4 on a range of occasional seating. A Large alcove cupboard has shelves and a hanging rail for storage.

In the lobby to the vaults is a large fridge and separate wine chiller. There is a separate basement entrance with steep stone steps leading to pavement level. The vaults make a great bar and dance floor with a large dresser for drinks, 2 bar tables and 4 stools, sonos sound system and disco lights.

A second vault has a utility with smart fitted units and worktop. These house a washing machine, separate dryer, a freezer, a sink and storage. This space doubles as a recreation area with table-football, 2 lounge chairs and a TV.


Please note prices for 8-11 guests are based on 4 of the 6 rooms being used. 2 of the rooms would be locked. All other rooms and facilities in the house are yours to use.

The First Floor

Living Room, Triple Bedroom

This level was always designed to impress, with lofty ceilings, 3 huge sash windows in which to see and be seen (complete with working shutters), a large marble decorative fireplace and ornate mirror reflecting a glittering chandelier. Now an elegant and comfortable room with original stripped dark wood floors and linen furnishings. A large ‘L’-shaped sofa to seat 5 is beside another large sofa for 4. There are also 2 large French style armchairs, generous footstools and a decorative sideboard with sculptural lamps. In an alcove is a large TV with Sonos sound system.

The with-drawing room, with its elegant wedding doors and original marble fireplace, has now become a very spacious bedroom for up to 3-4 people. It has been furnished in French style with a grand 6’ double bed and a 3’ single day bed which can be converted into a full 6’ double daybed. There are two large chests of drawers, a large wall-mounted TV and a dressing table and stool. You will be mesmerised by the grand floor-to-ceiling windows with their original working shutters and superb views across manicured gardens and a resplendent variety of mature trees.

The Second Floor

The Principal bedroom (or triple room) and bathroom/dressing room

A luxurious and indulgent principal bedroom for 2 has an antique 4 poster bed (5’ double) with chests of drawers on either side along with a chaise longue at the foot. Three large windows with heavy linen drapes add to the cossetting ambience. An alcove cupboard provides additional shelving whilst another cabinet holds a small TV. An additional navy armchair in one corner doubles as a single sofa-bed and hanging space for clothes is in a large triple wardrobe in the immense bathroom combined with dressing room.

The grand bathroom is a traditional style and continues the black and white theme with black floors and white tiling. In pride of place is a free-standing, roll-top, double ended bath with a semi-circular shower enclosure and rainfall shower at one end. There are two large separate hand-basins and a WC. A large bespoke wardrobe with deep drawers under, provides plenty of storage. On either side of a pretty decorative cast iron fireplace, are 2 large sash windows with ornate iron railings for window-boxes and lovely green vistas beyond.

The Third Floor

Double bedroom, Twin bedroom, Triple bedroom, Bathroom and Shower

Situated on a half-landing above the stairs is a contemporary, fully tiled shower room. A window alcove provides space for toiletries.

There is a cosy double bedroom under the eaves in golds and greys, with a 4’6” double bed, bedsides and small chest of drawers. Clothes can be hung from a hanging rail on the back of the door.

Next is a spacious twin room in taupe with an original cast iron fireplace and 2 sash windows with rooftop views. Two comfortable 3’ beds can be zip and linked to become a large 6’ double. There is a large chest of drawers, a wardrobe and a small TV above a small alcove cupboard.

Finally a large triple room has three 3’ single beds, two of which can be zip and linked to make a 6’ double. This French style room in restful neutral shades has a large wardrobe with drawers under, a large antique bureau with shelves and drawers, a dressing table with stool and an easy chair. Two sash windows have striking views over the gardens, Royal Victoria Park and hills to the West.

A large and airy contemporary tiled bathroom has a modern free standing bath, a wash bowl style hand-basin on a marble stand, a large shower with overhead rainfall shower head, along with a hand held shower unit, and a WC with shelf space over for toiletries.

2nd floor has master bedroom with a 5’ double and a sofa chair if you preferred to sleep separately

Beautiful historic property

This is a very large house that has been beautifully renovated and furnished. The kitchen is extremely well stocked and great for cooking and entertaining. There is a charming garden with seating for 12 to eat, and the garden backs onto the wonderful Victoria Park. This is not an ideal house for those who have trouble with stairs as the rooms are arranged over 5 floors and there are 20 or so stairs between floors. The fantastic central location also makes it very noisy at night (especially during graduation week!) if you need to have the windows open.

This property has the benefit of being very central with only a minutes walk to the high street and yet in a charming and quiet area of Bath. A short walk down Gay Street leads to George Street which is lined with night clubs, restaurants, galleries, shops and wine bars. Just off George Street is Milsom Street, Bath's main shopping thoroughfare, which leads down towards the Pump Rooms, the Roman Baths, Thermae Spa and Bath Abbey. Around the corner from the house is the famous Circus and Royal Crescent and the back garden of the property leads to Royal Victoria Park where you can enjoy miniature golf, tennis, botanical gardens, hot air balloon trips and a children's outdoor play area. Whatever you choose to do, shopping, sightseeing or entertainment, most pursuits are a pleasant stroll of about 5-10 minutes away from the house.

A parking permit is provided allowing you to park 1 car in resident bays on neighbouring streets. Charlotte Street car park is a less than a 5 minutes' walk away or the park and ride bus stops not far from the property. The Bath Spa Railway and bus station are a 10-15 minute walk.
