Character 2-bedroom countryside cottage with wonderful views of Exmoor

Stepping stones across the lawn take you to the pretty two bedroom, dog friendly Lower Leys Cottage, which is part of a semi-detached barn conversion in the heart of the Exmoor National Park.

The cottage has been tastefully redecorated and re-furnished using soft pastel colours and quality furnishings throughout. The attention to detail can be seen is the double lined curtains and subtly painted floorboards, which give the cottage a relaxed atmosphere complemented by the stunning Exmoor countryside. The cottage accepts two dogs, and is ideal for those looking to go on long walks with the dog across Exmoor. Stabling and turnout are also available for anyone wishing to bring their horse.

Step into the hallway and on into the sitting room with its natural wood floors and gorgeous country views. Here you’ll also find a TV and a DVD player. The lounge has two sofas, one cream leather Conrad designer sofa and a tartan sofa, ideal for relaxing and enjoying the country views. At the other end of the hallway you’ll find your well-equipped kitchen/dining room with an electric cooker, a microwave, a fridge, a freezer, a washing machine/dryer and a dishwasher. There’s also a ground floor cloakroom.

Outside, you have your own large garden and alfresco dining area, complete with barbecue. From the garden the views of Exmoor are truly magnificent.

Upstairs at the cottage there are two good sized bedrooms, both of which have zip and link beds allowing the rooms to be made up as either a double or a twin depending on your requirements. Both bedrooms also have en-suite bathrooms, one has a shower, whilst the other a bath with overhead shower attachment.

Lower Leys Cottage can be booked in conjunction with Middle Leys Cottage, which sleeps up to six in three bedrooms. Together they accommodate up to 10 in five bedrooms. Both properties are dog friendly.

Approached by a shared country track, it is surrounded by the owners land, home to their animals and dogs. Lower Leys Cottage is located deep in the heart of Exmoor and yet only a few miles from the classic Exmoor village of Withypool where you will find a pub, a tea room and a shop.

There are several excellent places to eat within easy reach and there are rural heritage sites all over Exmoor, with one of the oldest bridges – Tarr Steps only a vigorous walk or a short car journey away. The River Barle is within walking distance, while Dunster Castle and some of the best beaches in the UK, are a short drive from the cottage.

Lower Leys Cottage offers a fantastic base for walking, hiking, horse riding and many other country pursuits.

Lower Leys Cottage has plenty of features and facilities to keep everyone entertained when enjoying their self-catering holiday on Exmoor. Within the cottage there is a wide range of appliances in the kitchen, as well as flat screen TV, an iPod docking station, WiFi and a DVD Player. Outside there is a good sized enclosed garden with wonderful views and a table with chairs for alfresco dining. A BBQ is also available on request. For those coming with horses, stabling can be made available for an additional charge. Guests staying with children can also ask for the high chair, travel cot and stair gate, which are provided at no additional cost.

Good accommodation, a bit short on welcome

We found the cottage very comfortable, the bedrooms in particular work very well with both being on suite. The kitchen was well equipped and the heating was more than adequate. Unfortunately, there is no porch and this meant that there is nowhere to take off muddy boots and dry the dog. Also, the guttering is in very poor condition which meant that every time it rains, you have to pass through a cascade of water to get through the front door. This is a bit disappointing as I note that it was mentioned in a review back in the summer. We stayed over the Christmas week. There was no hint of festivity, not a bauble in sight. Apart from a bottle of milk in the fridge, there was no welcome pack. A letter had been left wishing us a comfortable stay but with the admonishment that if we used anything we had to replace it. Well the only provisions were tea and coffee (we had brought our own), two bags of flour, a bag of icing sugar (?!), a bottle of ketchup and a bottle of oil. No salt, no pepper, no pan scourers (not everyone chooses to use the dish washer) and no soap in the toilets. We felt as welcome as squatters at a Mayfair pad. Maybe our expectations are a little too high, but a pot of jam and a posy of flowers can work wonders!

Nice cottage but overpriced

The cottage was very nice and clean. However we were not warned that the garden was not really dog safe. There were no fences and the gate was no barrier to any dog, so we could not let them into the garden unsupervised. The heating broke down when we were there but it was immediately sorted out. Also, as it rained most of the time we were there, the rain poured off the roof of the house and we had to walk through a waterfall every time we went out the front door - some sort of canopy would have fixed that.

Warm, welcoming and well equipped

We chose Lower Leys for its quiet location and were not disappointed. It is up on a hill with great views over Exmoor and is beautifully peaceful. The property is very well equipped with everything you would have at home, the heating works very well (it was quite chilly when we stayed) and we were given a small welcome pack of bread, fruit, milk etc on arrival. The owner/manager also left a very nice hand written welcome note. Overall we really enjoyed our stay here. The only thing that would make it perfect would be an open fire or log burner in the living room. By the way, watch out if you drive a car with very low ground clearance you might find it a challenge getting down the driveway!

Picturesque Exmoor Cottage

A beautiful location and wonderful accommodations. The house was perfect for us and our dog loved the closed garden area. Nicola was extremely responsive to our needs and very thoughtful supplying some basic necessities upon arrival. We had gorgeous weather, which we understand from the locals was not normal for the time of year (extra bonus!!) The walks in Exmoor are just wonderful and it is by far the most dog friendly area we have ever been to in Europe. The local pub, Royal Oak Inn, had great food and lots of local color. I would definitely recommend this property and location to friends and family.

Lovely cottage in fab location

A lovely, comfortable few days away in this delightful cottage - what a fantastic location (albeit a bit of a bumpy approach!). Well furnished and presented with lots of thoughtful touches. Would definitely return, and recommend to friends. In fact, I have already recommended it to friends!

A very pleasant and relaxed stay

Very clean, well equipped, comfy, beautiful views and location, very quiet, very pleased with it and it was good value.

There were not enough glasses, (we broke two, sorry).

Due to the induction hob, aluminium pans do not work! Need more real metal pans for the hob.

Sorry to complain but the single bed mattresses have had it, really saggy and not a good nights sleep.

Based on Exmoor there are many outdoor activities that can be enjoyed locally. For walkers the National Park provides an abundance of walks from the leisurely to the extreme. In the nearby Withypool you can walk alongside the river to the nearby Tarr Steps, a pretty destination for a cream tea or picnic. Alternatively, head to Minehead, where you can set off along the South West Coast Path and see some of the beautiful coastal scenery. Cyclists will also love the varied roads around the cottage with local lanes providing a great way to test your skills. Horse riding is also available locally, or alternatively bring your own horse with stabling available at the cottage.

Lower Leys Cottage is located at the heart of the Exmoor National Park where our guests can wander the rugged landscape, look out for local wildlife or stop off for a traditional cream teas in one of the many tea rooms or pubs. Within walking distance of the cottage is the pretty countryside village of Withypool where you will find a small shop, a post office, a pub (The Royal Oak) and a tea rooms. The village is based around a river, which provides a lovely setting for the four mile riverside walk to the nearby Tarr Steps. Other local places of interest, include Dunster with its castle and cobbled streets, Dulverton with its quaint shops, Minehead where you can stroll the promenade or build sandcastles on the beach and Exford where there is an excellent pub (The White Horse) and a children's play area.
