Spacious 4 bedroom house sleeping up to 8 within walking distance of Croyde

Only a 10 minute walk from Croyde beach sits Sunset Beach, a wonderful contemporary four bedroom house accommodating up to eight. The modern house has been beautifully decorated throughout with all the rooms adopting a light and airy feel.

To take advantage of the sea views the large open plan sitting room is situated on the first floor of the house and is home to the well-equipped kitchen, the dining area and the lounge. There is also a balcony, which overlooks the front communal garden and has far reaching sea views.

The lounge at Sunset Beach is wonderfully spacious with large windows allowing in plenty of light. There are also comfy leather armchairs and sofas perfect for relaxing and a wide screen TV with Freeview and a DVD player. Overlooking the rear garden is the dinning area where a large elegant wood table seats up to eight and is suitable for all occasions. Finally, neatly located around a corner is the well-equipped kitchen, which is fitted with all the necessary appliances. The kitchen, which has dark work surfaces and duck egg blue units features an electric cooker, a dishwasher, a microwave, a fridge and a freezer. Picnic ware and children's cutlery and crockery are also provided. Also, located on the first floor is a handy cloakroom.

The four bedrooms at Sunset Beach are situated on the ground floor of the cottage and are all a very good size. The first bedroom is a lovely double aspect double with king-size bed and sea views and plenty of storage. Along the corridor is a pretty twin, which again enjoys far reaching sea views. The final two bedrooms are positioned at the rear of the house and include a lovely twin and the Master, which has a king-size double bed and an en-suite bathroom. Both the bedrooms at the rear of the house enjoy direct access onto the terrace and garden beyond.

There are two bathrooms at Sunset Beach, the first is the family bathroom, which is fitted with a jacuzzi bath and a separate shower cubicle. The second bathroom is the Master Bedroom's en-suite, which has a bath with overhead shower.

To the rear of the house is a lovely suntrap garden, which is mainly laid to lawn and is fully enclosed making it safe for children to play. The garden also features a summer house, a BBQ and a large terrace where a table and chairs is located for alfresco dinners and two sun loungers. An outside tap and lockable shed are also available to guests staying at Sunset Beach.

To the front of the house is a second garden, which is available to any guest staying at Leadengate House, which Sunset Beach is a part of.

Please note Sunset Beach is one of three properties that make up Leadengate House. Sunset Beach is a pet free cottage.

late summer in Croyde
The property was in a great location with a nearby footpath leading to the beach. The property was generally well equipped, with a good level of facilities. However there were a couple of points that our family felt could have been improved. Although the kitchen was stylish we believe that the single small fridge was very small for a property that could sleep up to 8 people. The second area where I believe the provision was poor was the en-suite bathroom - the shower was somewhat dated with limited shower pressure and difficult to make adjustments, and the trim around the bath / shower unit was damaged. In addition there was no shelf to put a toothbrush on over the sink - just the ledge that was around 18 inches off the floor - which seemed somewhat unhygienic. Overall however we found the property a good base for exploring Croyde and the surrounding area; and we enjoyed our stay.

The property was fine and ideally situated for Croyde beach and town. It was reasonably well equipped although some items had been removed due to the pandemic situation, but surprisingly not the out of date visitors book.Despite giving the cleaning team an extra 9 hours Covid cleaning time (3hours x 3cleaners) which was taken from our holiday time, it was difficult to see how this time had been spent.There was dust on the door architraves, the front door handle had body fat residue on it, the shower heads had black mould on them,the mircowave was stained inside, the iron was unusable due to debris on the sole plate, and the garden furniture in the outside store still had others food debris on it. he fridge was inadequate in size and the door was faulty so didn't keep food cold. We had to eat out most days as a result.The freezer compartment was dirty and had others ice trays inside.They were only a couple of bin bags left for our use.We also had to buy toilet rolls as there were only 1 1/2 rolls in each toilet. There's no Covid excuse for this !There was no welcome pack at all, only a few dishwasher tabs.This was particularly disappointing as when the 6 of us arrived we then had to go shopping, not even some milk and tea bags for a cuppa after a 6 hour drive.We then had to unload the dishwasher and put everything away.Not the best start to our holiday.The property manager Clare was described as feisty by the travel agent but she was in fact very rude and put the phone down on me when I queried the additional cleaning time required and the fact we had to vacate the property by 9.00 am on leaving day. We were threatened that the cleaning team would be on the door step ready to move in as we moved out. They were still not there at 9.25 am!We also had to remove all of the bedding, sheets, pillow cases, mattress protectors, towels, tea towels and oven gloves and correctly put them in tattered and torn old bags, failure to do this was subject to a deduction. Whilst I can understand that this can help the cleaning staff, it's their job and our holiday and if they have the right PPE then this shouldn't have to have been done by us, particularly when having to leave by 9.00 am. We were also given no notice that the gardener would show up and we looked out of the downstairs bedroom window one morning to see him cutting the grass. Also there was no warning of the window cleaner turning up either.Nice property very poor property manager & management.

A wonderful holiday
This is a very child friendly, well equipped house. We were two families with young children and we lived with plenty of space. The garden was very secure so the children could play safely. The position is great, with the beach only a five minute walk and the village too. The village is so quaint with everything you need. A fantastic find for us.

Lovely location, awkward house
Firstly we had a lovely holiday, the location was perfect for us. The house whilst needing a bit of updating (old rusty microwave etc.) is overall okay, with good bathrooms/showers. We had a number of challenges with 7/8 adults staying, which may not be an issue for smaller groups. There is only a very small under counter fridge, which wasn’t working well, certainly not large enough to cater for a week or two for 8 if you plan BBQ/cooking. One of the eight beds is actually a ‘camp bed’ so for an adult was not practical and thus was squeaky. A number of pieces of garden furniture were broken so seating 8 outside was a challenge. On arrival the bin store was full and remained full/overfull until our last day, so we could not put any rubbish out, which with 8 of us was inconvenient (seagulls had already taken to what was out!). Two other points of note, which maybe less clear from the ad/pictures. (1) the kitchen is upstairs, and access to the garden is only through someone’s bedroom if you are using all the bedrooms, which is quite inconvenient if you are using outside/BBQing. (2) if you do use the garden worth noting that the property next door (also a holiday rental) runs along the side of the garden, with their windows directly facing the garden. So the garden is not very secluded.
