About Kerrie Mattis
I have been a Property Manager with Lava Rock Realty since 2015. Prior to obtaining my real estate license, I worked as a Controller and provided accounting services for a couple of local property management companies. After 25 years behind a desk, it was time to get out and enjoy all that Hawaii has to offer. My husband and I moved to Hawaii from Alaska in 2007 once our son enlisted in the United States Navy. We decided it was time for a warmer adventure! During my time in Alaska, while earning my BA in Accounting from the University of Alaska Anchorage, I worked in all aspects of accounting for a world class ski resort. After receiving my degree, I was promoted as a Controller for a 5-star hotel in Anchorage. Being in the hospitality industry for the past 28 years, I have learned how to provide all my guests with excellent service. We had a wonderful stay at this property. The condo was extremely well stocked and comfortable. Kerrie, the PM, was quick to respond to the one and only need that we had. I highly recommend this property!
We spent six enjoyable weeks at the condo. Kerrie was very accommodating and always very helpful. The condo met all of our needs and we look forward to staying again next year.
This condo is in a decent complex and has what you need, but it needs renovations.
This condo is in a decent complex and is equipped with everything you need. Overall it was fine and was suitable for our stay.
The property manager was really good to deal with. She responded quickly to any questions both before and during our stay. She even offered to get a few groceries for us so we would have some food available after our late night arrival. When we arrived those items were there for us. When I needed something at the condo she came over promptly and was friendly.
The unit needs renovations. Everything from bedding to dull knives to squeaky cupboards to the vacuum is old and worn, except for the major appliances which were good. The carpet is very old and stained and we found it rather unappealing. I really want to emphasize that this carpet needs to go! When you get right down on it because your kids are rolling around on it you see all the stains etc.
The pool area and public area seemed to be well maintained. I wish kids would have been allowed in the hot tub and I found it challenging to keep them out.
This complex appears to be a retirement community. Most people seemed welcoming towards small children, though on one evening my kids were very noisy for about an hour and someone complained... at 7:15 PM. (Quiet hours start at 10.) It kind of put a sour taste in my mouth but this obviously is one individual and not the fault of anyone else.
The TV kept shutting off as well as the internet, but it was nice to have wifi and Netflix / Smart TV (which was very large) available.
Check in was straight forward and I expect the same of check out. The manager has extended our check out time due to a late departure.
I would stay here again IF it had some renovations, especially the carpet.

The owners purchased this property right at the beginning of high season and already had bookings so completing any renovations was not possible. We will be painting and installing new flooring over the next few months. New bedding and knives have been purchased. Unfortunately, we tend to have more cable/internet and power outages during storms and since Sprectrum took over services on the island. We hope you will come back and enjoy the property once all the renovations are complete. We look forward to seeing you again.
Great Value in the Village
Terrific 2 bed, 2 bathroom condo in Waikoloa Village. Three minute drive to grocery store and coffee shop. Master bedroom and ensuite is in the spacious loft. Fully furnished kitchen. Everything you need for beach and pool is available. Condo overlooks one of two pools in the complex - pool has cabana with two gas BBQs. Just behind the pool is the fairway of the 9th hole at Waikoloa Village golf course. It is quicker to walk to the clubhouse than drive. Kerrie was responsive to every question I had. Even the dumb ones. Those visiting the big island for the first time should know that Waikoloa Village is about seven miles inland from the ocean.
We loved our stay! The condo was fantastic! So glad we chose to stay here instead of a hotel.
The condo was welcoming from the moment we walked in. The lights were on and there was a bowl of fresh fruit waiting for us. The beds were comfortable and the living areas roomy. The kitchen was well stocked with all sorts of cooking utensils and appliances. It was especially nice to have been provided laundry soap and dishwasher detergent provided in addition to the shower amenities.
There were great places to eat nearby. We especially loved the Hawaiian Style pancakes at Island Lava Java for breakfast and dinner at Lava Lava Beach Club. The farmers market in Waimaia was really fun to go to and they had great food as well.
There were several amazing beaches close by. The coolers and boogie boards in the closet were very much appreciated as they made the beach that much better. There was some great snorkling! We went several places, but the best was after a hike down to the Captain Cook monument. Easy access to Kona and all its amenities.
There was a shortage of parking, but mostly because of some complex Maintainance that closed off some parking spaces which appears like it will be completed soon. I was a little worried when we arrived and found there was no air conditioning, but soon found out that by opening the windows and turning on the fans it was perfect.
Would absolutely stay here again. We could not have been happier with our choice.

Our stay at Sylvia & Denis' condo was everything we hoped for! Relaxing, convenient, clean and comfortable. We loved the proximity to the grocery store and golf course and the short drive to local beaches was always beautiful and fun. The pool is close by and was always very well kept up. We enjoyed it very much. The condo is equipped with everything we needed and it was a pleasure to return there at the end of a busy day. The island is home to many critters that make exploring a feast for the eyes. Wild turkeys near the condo, parakeets at the grocery store and herds of goats on the drive down the hill not to mention the beautiful tropical fish in the waters! We had a wonderful stay.
