" Roma-INCANTATA apartment was calm, well decorated and supplied with everything one could wish for. The beds are comfortable and the shower is large enough for two! The flat is in a very quiet side street. It is a couple of minutes walk to the metro, buses and to the Cafarella Park that leads into the Appia Antica park, so a good place for running walking and cycling and wonderful archaeology. There are good food shops including a bakery nearby and Fernando recommended a couple of restaurants. We would recommend Roma-INCANTATA apartment and will definitely stay here if we come back to Rome " Above is a typical review on our apartment. We have a lot of reviews, all fully positive (5 stars). Wonderful apartment and a gracious host
I was extremely satisfied with the apartment, the location and communication with the host. The apartment is located in a safe residential neighborhood that has great cafes, supermarkets and gelaterias. It is a 5 min walk to the metro and a sort metro ride to the city center. The apartment itself is beautiful, homey and very clean. The host made us feel welcomed and went out of his way to help us find an affordable and reliable ride to the Civitavecchia port. Thank you Fernando for such a great experience and letting us stay in your apartment! You are great host!
I wish I could give more than 5 stars!!!
We are from the US and this was our first trip to Italy. Of course we were skeptical about how this was going down. (Paying some by card and the rest in Euro) I did some research and it's quite common. Nevertheless everything went amazing. So, we stayed 2 weeks. We arrived early in the morning and he allowed us to "come on in". Really, the lady still had 2 hours of cleaning. Fernando has this large binder in the room that has his personally favorite restaurants ranked 1-5, it has maps of local shops and markets and easy steps to find the Metro. (Use the Metro, it is safe and your friend) The apartment is beautiful, has all amenities you may need. The balcony/terrace is the full length of apartment. The smart tv is in living room, and has very comfy fold out queen size sofa. He has this large map on the wall that really has to be stared at for hours. He has marked it with many sights. Washing machine, drying rack, hair dryer,ice trays(I added another one to the freezer) beautiful shower, all windows will open and there are also electric black out shades. We had all creature comforts we have at home(minus 5 kids). I know I've rambled, but Fernando just floored us. He made arrangements twice for a taxi for us when we needed airport rides. Oh, and after lots of walking the elevator is nice for access to 6th floor. I really enjoyed the time I spent with my wife in this wonderful community... My wife proofread my review and mentioned that I forgot to thank Fernando for the bottle of wine. And that I didn't use the word "perfect" seventeen times.. Thank you Fernando for your attention to detail, we could tell you wanted everything in it's place and "perfectly suited"
Excellent location, great apartment, very helpful owner.
We have just returned from a 3 night stay.
The apartment is spotlessly clean, extremely well equipped and a lot of thought has gone into making sure the guests have everything they need.
The sofa bed in the sitting room is comfortable and is very easy to fold away so it can be used as seating during the day. The kitchen had an excellent selection of utensils and equipment and the welcome bottle of wine was much appreciated. It was lovely to have the outdoor space of the balcony although we unfortunately did not have warm enough weather to sit out on it!
Fernando was incredibly good with communication before our trip and also it was reassuring to know we could contact him for help during our stay although the information pack in the property had just about everything you could want to know.
Fernando’s son-in-law picked us up from Ciampino airport on arrival which I had arranged in advance for €40. It is only 20 minutes away from the apartment and being a small airport it was very hassle free. Although you could get a taxi for about half that amount it was very good to be able to talk to Andrea about the apartment on the way and he pointed out the nearby Metro stop and gave us local information.
It was so easy to get into the City in the Metro from Colli Albani. If you are going to Rome in the near future bear in mind that are 3 stations further up the line (Repubblica, Barberini and Spagnia) which are closed which means you have to do a lot extra walking!
The only negative from our stay was the noise from the apartment above during the weekend, I think they had a family party which was unfortunate but other than that everything was really good!

We had a spectacular stay at the Roma-Incantata Apartment. Could not be more pleased with the experience.
• A three-part review:
Apartment: Situated in a quiet neighborhood, this is a bright, modern and recently remodeled unit with all the conveniences we needed. On the 6th floor of the building with an elevator. Very well outfitted kitchen. Perfect size for two couples. Lovely veranda with table, benches and chairs was the perfect spot for our morning espressos.
Our Hosts: Fernando and his son Davide could not have been more welcoming. From the moment we booked until the day we left, they were a constant source of information and help. They arranged for our transport to and from the airport. Davide gave us a lesson on how to use the quintessential Italian coffee pot, the Moka! Fernando provided us with detailed information on how to get around town and recommendations on where to eat.
Location: This was the best part of the trip for us. The apartment is two blocks away from the Colli Albani Metro stop. This is a Roman neighborhood and not a packed touristy area. We never heard anything but Italian being spoken. After spending days in the jammed packed touristy parts of Rome, it was such a relief to go “home” every night and get away from the crowds. By the end of the week, we were being recognized and warmly greeted by the cashier at the supermarket, by the man from the gelateria and the security guard from the bank across the street. Public transport in Rome is very easy to use. We used the Metro, trams and buses without any problem. I would say that the signs for the bus stops are small and hard to see from inside the buses, but our fellow Italian riders were always happy to let us know when we were arriving at our stop. The apartment is also two blocks away from the Parco della Caffarella.
If your idea of a good vacation is having your hand held on a guided tour everywhere you go, this is probably not the place for you. If you are at least semi-adventurous and want to discover a little more local life and culture, you cannot go wrong with staying at the Roma-Incantata Apartment.

Warm, welcoming, clean family-friendly and convenient
Our family of 5 (2 adults and 3 young children) stayed at Fernando’s apartment for our vacation in Rome, and it was the perfect place for us. Upon our arrival, Fernando has arranged for a van to pick us up from the airport. When we arrived at the apartment, he was already there waiting for us with a warm welcome and a surprising gift. The apartment was spacious, clean and convenient for family with small children. It’s close to supermarkets, restaurants and public transit. Getting around was no trouble at all, since the subway stop was literally two minutes away. Our kids also enjoyed a nice walk in the nearby Apia way park. And the apartment provided a restful place for us to go back to after long days of walking and sightseeing.
Overall, our experience in Rome was enhanced because of the pleasant experience renting the apartment. Fernando and his family truly manage their business with passion and had done everything to make our stay as comfortable as possible. We will definitely choose to stay there again next time we visit Rome. Thank you, Fernando!
CAN WE ARRANGE TO BE PICKED UP?
Yes, it is a service that is very much appreciated by our guests and one that we offer willingly around business hours. We can provide the pick-up services without charge from Ciampino Airport to the apartment.
As the Fiumicino (“Leonardo da Vinci”) Airport is approximately 35km from the apartment, we kindly request reimbursement of expenses should you wish to be picked up from there.
Providing that it is outside of business hours, we may also be able to accompany you back to your point of departure.
ARE THERE RE THERE GROCERY STORES NEAR THE APARTMENT?
The neighbourhood has plenty of supermarkets. Close to the apartment you will find every type of store (bakeries, delicatessens, fish markets, butchers, pastry shops, rotisseries, ice-cream stores, etc.) and a typical local market with fresh meat and fish, and above all locally produced fruit and vegetables.
ARE THERE RESTAURANTS AND PIZZERIAS IN THE AREA?
Yes, the neighbourhood of Appio Latino has many restaurants, excellent typical ‘trattorie’ and pizzerias. We will be able to advise you of the best places for quality and price.
WHICH TOURIST ATTRACTIONS CAN WE REACH FROM THE SUBWAY?
With the apartment already located in a central position, the whole historical center is only a stone’s throw away. You will easily reach the Basilica of St. John Lateran (4 stops, 8 minutes), Viale Manzoni (Coliseum area, 5 stops, 10 minutes) and then Basilica of Santa Maria Maggiore (Esquilino), Termini Station, Via Nazionale, Via Cavour, Via Veneto, Trevi Fountain, Spanish Steps, Piazza del Popolo (Villa Borghese), Via del Corso, Saint Peter Square, the Vatican Museums.
Metro A (subway Line A) intersects with Metro B (subway Line B) at the Termini train station, from which you can easily travel to the Colosseum (il Colosseo), the Imperial Fora (I Fori Imperiali), the Circus Maximus (il Circo Massimo) and the Baths of Caracalla (le Terme di Caracalla).
ARE THERE ALTERNATIVES MEANS OF TRAVEL ASIDE FROM THE SUBWAY?
Yes. Near the apartment there are numerous bus lines that provide an alternative to the subway. Among these is bus line 87 with a stop 20 meters from the apartment. This bus line runs regularly and serves the entire historical center. On bus line 87 you can directly reach the Basilica of St. John Lateran, the Coliseum, the Campidoglio, Piazza Navona, Campo de’ Fiori, the Pantheon, Castel Sant’Angelo and the Vatican City.
YOU CAN WALK TO THE PLACES OF TOURIST INTEREST?
Yes, for example the famous Appia Antica Archaeological Park is within walking distance (or with bus n. 660) crossing the Caffarella Park whose entrance is located 1 minute of walk from the apartment.
The Appia Antica park, major tourist destination, is very visited because of the presence of the Catacombs of Domitilla, San Callisto, San Sebastiano and the many archaeological finds, including the mausoleums of Cecilia Metella and the original road paving of Ancient Rome.
