There are windows with views from every room (and major views from the terrace).
The Living Room/Dining Room looks over the terrace. It is spacious with two sofas, one converts to a bed, and a dining table plus a big TV.
The air-conditioning handled the hottest days we experienced in September. The rest of the time we opened windows. There did not seem to be any security problems and the apartment door has standard massive deadbolts.
Neighborhood: residential, no tourists, never heard anyone speaking anything other than Italian in the quiet neighborhood. We walked to neighborhood restaurants that ran the gamut and were great (much better than the tourist traps downtown)(reservations best on weekends). Supermarket and outdoor markets an easy short walk. We got a little shopping cart to haul the bottles of water and wine home. The only night-time noise we ever heard was an occasional ambulance down on viale Trastevere. You can walk to the Gianicola.
Public Transport: we walked downhill to get the 8 tram on Viale Trastevere to Piazza Venezia or up the stairs next to the building to get the 75 bus to the Colosseo or to Termini Station. We walked down to Trastevere station to meet a friend coming in from Fiumicino and took a taxi back (€ 10-12). There are many other buses there as well. You can take another bus to Pza Argentina and change for buses that go to the Vatican. Coming home it was usually the tram 8 to the Ministry of Education and change to the 75 bus up the hill.
You’ll be so glad when you get back to this oasis of calm with no crowds like Pza Navona or Spagna where they are so thick you cannot even fall down.
Electric: The circuit breaker downstairs trips if you accidentally run too many appliances at once. Short elevator ride downstairs to reset it. But, this place was built and wired before they invented a lot of these appliances. You can run two, but best not to chance three. You learn pretty quick. If they ever find a way, they may upgrade the electrical service.
Ludovica, we cannot say enough about how helpful you were, especially in arranging car service to pick us up and drop us off at airports and train stations. You really helped to make our visit so much fun. Thank you for your many kindnesses.

Magic penthouse terrace in Roma
Magic stay in Roma ! We wanted a place with a terrace and it is hard to find words to say how special this place is !
We stayed September 16-27th 2015. The owner lives the floor below; his manager, Ludovica, lives a little way away. Ludovica uses Google translate to great advantage. The owner speaks English. Both are runners and can tell you places to go running.
The apartment is wonderful. Very light. It is an older building with a part-time doorman who lives in the building. You take the elevator to the top (Attico) and then walk up one flight to the penthouse.
We are in our 70's and we were grateful that Ludovica who met us at the apt. and the driver that Ludovica arranged could get our luggage up the last flight.
None of the neighbors can see into the terrace. There are beautiful pines all around the back side and a view of the city and mountains (Castelli de Roma) from the front side. Most of the time not sleeping or cooking in the apartment, we spent on the magical terrace. Each hot evening the evening breezes cooled us as we sipped cool frascati and aqua minerale frizzante, and watched the moon, the city lights, and the mountains. There is a dining table under the pergola and another seating area with sofas and lounge chairs.
There a wood fired pizza oven on the terrace ! But, we were too busy visiting ruins and restaurants to try it out. Firewood provided.
The master bedroom has a double bed with an armoire and bedside tables and lamps. The bed was quite comfortable. There is a little balcony with a peek at the dome of St. Peter's.
The Bathroom is dated, but entirely functional with a “telephone shower” over tub with glass doors. The hot water heater was replaced one day while we were staying and makes plenty of hot water for three to shower. We didn't have more people so that's what we can say: we never ran out of hot water ! (I understand they plan a remodel of the bathroom. I hope they do not do it up too modern. If they can just find a way to move the water heater to a more convenient spot, I'd be happy enough.)
The galley Kitchen has utensils, a gas cooktop, microwave, apartment size refrigerator and dishwasher. All worked well. There is a superb clothes washing machine. No oven, (but pizza oven on the terrace). We never missed an oven.
There is a small room which could have a folding cot or serve as a dressing room. It could be a child's bedroom but otherwise a bit too small to be called a bedroom.

Amazing terrace and location in lovely area
Lovely flat, stunning terrace and great access to the centre. No 75 bus at the back avoids the hill on the way back! We loved the flat, the area and Rome and plan to return soon.
As we were only the 2nd renters a few tips might help for the future:the smaller bedroom is too small for a bed but is great as a dressing room for those sleeping in the sitting room; there is a small lift; the fuses trip if you use the air-con at the same time as the dishwasher which involves a trip over for Ludovica!
Perfect apartment to visit Rome
We had a blast in this apartment which made our stay in Rome very pleasant. We stayed there with four grown-ups and one little kid and it was big enough for us all to feel comfortable. Furthermore it was very nice that the apartment was so well equipped. Everything we needed was already in there from coffee machine over washing machine to vacuum cleaner and we missed nothing. But the most amazing thing is the roof terrace where our little son could play freely and where we spent a lot of our time. Another thing is the very nice supermarket in walking distance with an amazing choice of good food that we recommend warmly. The hosts are really nice people who helped us with everything we needed (they even were so kind to lend us their own umbrellas when the weather was rainy) and when we realized that we forgot some important things after returning home they searched them for us and send them back!
Our stay wouldn’t have been so pleasant without this apartment since traveling with little kids requires certain standards of living and it was awesome after a long trip through the city to always come back to such a nice oasis.
So all in all we had a really good time there and back home we recommended this flat to all our friends who also want to visit Rome.

Appartement très confortable et bien équipé, pièces spacieuses, très belles vues. la terrasse est magnifique, et l'endroit très calme. Le quartier est un quartier de résidences, et il est en effet très agréable de rentrer le soir "chez soi" après des endroits parfois surpeuplés dans Rome. Quelques trattorias de quartier à environ 10 mn à pied (agréable balade dans le quartier). Idem pour petit supermarché. Quartiers animés du Trastevere et du Testaccio à une quinzaine de mn à pied. Communication facile avec le propriétaire pour arrivée et départ. pas de problèmes. très belle location
Nous étions heureux d'accueillir la famille Gautard. ils se sont avérés être des gens polis, gentils et amoureux de notre ville, de notre voisinage, qui ont apprécié la tranquillité que nous avons l'habitude de vivre. J'espère les avoir à nouveau dans le futur et je les recommande à tout le monde.
Un accueil chaleureux et des propriétaires disponibles
Un très bon séjour à Rome. L'appartement est situé à quelques minutes à pied de deux lignes de tram donnant accès aux principaux sites à visiter. Certes un peu en dehors du centre historique mais calme et bien desservie par les transports. Pour une famille avec trois enfants c'est parfait.
L'appartement est spacieux, lumineux et tel qu'il était décrit dans l'annonce.
Tout était très propre.
Que dire de la terrasse ! Très agréable.
