About the property

One bedroom house with a view of Greenwood Lake and the Streling Mountain range

The Little House is a 650 square foot cottage ideal for a couple or as a solo artist's/writer's retreat. It is a lovingly decorated country cottage. There is one large bedroom, one bathroom, and a book-lined living room complete with a fold-out futon for an extra guest. The bedroom is shaded by trees and is perfect for cool late-afternoon naps. The room has a vanity table and a large closet. The living room has wicker chairs, a gas fireplace, and a dvd player. The seven-mile lake can be seen from all windows. And the sliding door leads directly from the living room out to a large deck - a true highlight of the little house, as the view is breathtaking in all seasons!

The kitchen offers all the basic amenities including a microwave, washing machine, and a separate walk-in pantry complete with storage shelves and a washer and dryer.

On the property, there is a garden, a large garden shed, and an outdoor seating area. The entire property is bordered by rocks, trees, and such perennial plants as mint, sage, and tiger-lilies. Parking is available in the front of the house, and there is space for two cars.

A small private beach ('B beach'), shared with other residents of our Indian Park neighborhood, is a 10 minute down-hill walk away, or a 2 minute drive in the car. You also have access to the larger public beach in the village (a five minute drive). Bus transportation to and from New York City is at the bottom of our neighborhood -- again, a ten-minute walk down hill. Express and local buses on the New Jersey Transit System.

Finally, the Little House backs up against the Appalachian Trail so wonderful hikes abound. You can find a trail head (if courageous) on the upper roads of Indian Park, or enjoy other hiking opportunities in nearby Sterling Forest and Harriman State Park. Along with hiking, wineries, crafts, festivals and fairs can be found in the nearby towns of Warwick, Sugar Loaf, and Monroe, NY. -- The Little House has it all; come for the quiet, the peace, and the beauty of the lake, mountains, and sky.

About Julia Morris

My name is Julia, and I live in Williamsburg, Brooklyn with my husband, Fred. We love the Little House so much. And ever since I bought it in 2008, it has been a wonderful retreat for us away from the craziness of the city. I grew up in St. Louis, Missouri and have always lived in old houses. But this cottage -- my first of my own--was built on its footprint in 2008 and all its fixtures are new! I so love the bamboo floors and the sliding glass doors that lead out to the view from the deck. I wrote my dissertation for my doctorate in this special retreat; it has always been a house made for reading, painting, and writing. And as a St. Louisan, I love to see the cardinals fly by!

Why Julia Morris chose New York

I was driving a friend around to look at possible houses she might purchase. We got connected with an amazing real estate broker and, at the end of the day, she showed us the house I now own! It was just being re-built on its footprint; there was not even a roof yet. But I knew...I just knew! I am going to live here! My friend never ended up buying anything but I did! And have never regretted it for a second. It has always been called 'The Little House' and it is a true cottage all my own. Can't wait to share it with you!!

What makes this cottage unique

The view from the deck was what initially drew me. But then, once the bedroom was built and came to life, I've loved the shady sanctuary of being surrounded by rocks and trees that this room provides. Great for afternoon summer naps with the ceiling fans gently bringing more coolness.

The owners built the Little House with a true artist's touch and included tiles and other creative fixtures. The bamboo floors and the gas fireplace are unique aspects which I so also love.

Cozy with beautiful views

This property is in a beautiful spot overlooking the lake; it's as nice as the pictures. The bedroom and living/dining area are cute and comfortable. The porch is a nice spot to sit outside looking at the view. We did have some ants in the house over the weekend, but that's a side effect of being really out in nature, I suppose.

Getaway at Little House on Greenwood Lake, NY

Quiet, peaceful. Beautiful scenery of Greenwood Lake and Sterling Forest Mountains through Living Room Windows, Patio Doors and Deck. Wild Birds and Birdsongs everyday. Just what we needed. It must be more beautiful in the Fall. Perhaps return then.

Wonderful little getaway

For the two of us and our dog, we couldn't have asked for a better location to spend a relaxing and rejuvenating couple of days. Perched high on hill, the view of Greenwood Lake off the back deck cannot be matched and the sun rising over the mountains in the morning was the perfect start to the day. We love to hike and spent alot of our time walking and taking in the sights. The pizza from Doc's was great as was the dinner we enjoyed on the lake at the Breezy Point Inn (both within easy driving distance). Hope to return soon. Would definitely recommend this for couples looking for a relaxing getaway. Julia is a great host and anything we needed was there.

Adorable cottage with stunning view

We loved this little house overlooking Greenwood Lake. We stayed for 6 months from April-Oct (involved in volunteer work) so we had everything from cold weather to unbearable hot and humid weather. The little fireplace and wall heaters kept it snuggle warm during cold days. However, according to locals this was an unusually hot and humid summer and it was difficult to cool down the little house even with the portable air conditioner the owner has. But during those few days we walked down to the lake and swam and swam.

I didn't put 5 stars because for those of you who need a pristine high end vacation home this isn't for you. It is a funky little cottage with uneven floors, unmatched chairs and decor and a lot of the owners personal things but at the same time adorable and cozy. We did have a mouse issue also but remember you are in the forest. The deck is absolutely the place to sit and bar-b-que and bird watch. I would sprinkle piles of birdseed on the railing and sit back and enjoy all the different kinds of birds migrating through. We had plenty of room for guests and the way the futon is in the little living room they even had a semi private place to sleep. All in all we loved our stay and Julia the owner is such a gracious lovely person who never interfered with our stay. We would stay here again and highly recommend it!

This cottage is ideal for a couple or as a one person artist's retreat. 650 square feet, not including the deck which looks out upon beautiful Greenwood Lake. The deck is approx. 8ft. by 20 ft. This house's spectacular view is one of the main highlights. The seven mile lake is below you and is an easy down-hill walk to the private beach connected to the neighborhood. (15 min. walk and a 2 minute drive) The property, itself, consists of almost an acre. There is a garden, outdoor sitting area, and storage shed.

Accessible to New York City on the the NJ transit bus which stops at the bottom of our neighborhood in Indian Park. New York City is an hour and 15min. away by car (no traffic).

One bedroom. One bathroom. Futon in living room pulls out for an extra bed. Washer and dryer. Washing machine. DVD player.

The village of Greenwood Lake is approx. two miles away. A larger public beach is located in the village.

Nearby hikes on the Appalachian Trail and various hikes in Sterling Forest and Harriman State Park.

Ceiling fans in living room and bedroom. No AC, but rarely needed.

Sliding glass doors lead out to deck.

Nearby towns: Warwick, NY (8 miles away) and West Milford, NJ (4miles away). 20 minute drive from the Renaissance Fare in Tuxedo, NY. Must-do activities abound! There is the Warwick Winery, the Bellvale Creamery (might see some Appalachian hikers stopping in!), the Village Buzz in Greenwood Lake, so many great restaurants and shopping in nearby Warwick and folksy Sugar Loaf, easy and challenging hikes such as 'Surprise Lake' (across from the Greenwood Lake Marina) and all throughout Sterling Forest. Take a boat ride or just have fun swimming in my favorite lake of all time!

The best activity: Grab a book and a glass of wine and sit on the deck. Reflect, dream, and watch, especially in the evening, as the moon does its own Greenwood Lake dance. Truly spectacular.
