Our rental properties span the distance of Scenic Highway 30A in South Walton, from the lone beach cottage to the ultimate gulf front home. Grayton is one of our favorite places to visit.. This property was perfect for what we needed.. Close to beach.. Has small beach view.. Close to Red Bar. Has storage unit on bottom so all of your beach stuff, bikes, strollers can be locked up downstairs which is nice.
Looks kind of mediocre from the outside, but it was very clean, modern and well maintained. Who cares, right? Lots of TV's, books, movies and games. Two exterior decks, nice but no view. This is a good place if a view is not your primary goal. Depending on how you look at it, three flights of stairs (flood surge height plus split level) might be considered a negative unpacking/packing on arrival/departure days, but I actually lost six pounds during the week and ate out every night. The stairs, it seems, were a positive. The Rivard folks were nice and easy to work with. Easy walk, maybe a block to the beach, and the same to the Red Bar. Bayou Bill's and The Red Bar had the best food and service. Overall, it was a good place to stay.
We stayed at the condo for a week. The location is top notch. Easy access to the beach, local dining and the Grayton Beach area is just wonderful. Unfortunately the condo needs quite a bit of refurbishing. The carpets are very, very soiled throughout the unit. I wouldn't let my kids walk in the house without wearing shoes or socks the entire time. The kitchen tile floor is cracking and loose in some spots. The faucets in the bathrooms leak water out the back and get your things wet. There is a distinct musty smell throughout the unit and I couldn't really tell what was causing it to be honest. The AC works well which is great for those hot days, but it's just too "wet" smelling for me. The kitchen utensils were in all manner of disrepair with the pans being totally unusable for cooking. There were a pair of pots that had wet, moldy food still in them while being stored in the cupboards. The toaster is so bad it could burn steel if you wanted it to. The walls need new paint as there are many fingerprints, paint chips and splash stains visible. There's a hole in the wall behind the guest bedroom entry door as well. Our linens in the master bedroom had to be swapped within the first few minutes of our arrival as body hair was visible without digging for it. There is mold forming in the upstairs shower stall on the curtain. The batteries in the remotes for the TVs and DVD player were dead so we used the physical buttons on these devices to operate them.
On the brighter side the unit has a nice little view of the beach from the upper deck, and comes equipped with all kinds of beach stuff in the laundry room (chairs, toys, grill, bike). It also offers a great parking spot which is well lit with easy access to the unit.
I had very high hopes for this unit due to the excellent value you get (proximity to the beach and space for family), but the problems with the unit and lackluster cleaning service really take away from the positives. We stayed towards the end of the season so perhaps it's just gotten really used over the past few months, but with a few changes/repairs and a focus on cleaning this place would be a total gem.
